This luxurious 5 bedroom/5.5 bathroom pool home with games room is located on the Windsor at Westside Resort, a stunning resort located just 8 miles from Disney World. This exceptional resort offers a wealth of facilities including a resort pool with water slide, a fun kids’ splash pool and lazy river, a Tiki bar serving poolside food and drinks, fitness center, volleyball courts, multi-purpose sports courts, games arcade and a sundry shop.

This stylish and spacious pool home offers a modern décor throughout with 5 bedrooms all with en suite bathrooms, an additional half bathroom, two relaxing lounge areas, a fun games room and a south-facing private pool with spa.

Step into the open-plan living space complete with lounge area, featuring a corner sofa and large Smart TV. There is a formal dining area to seat 6 and a luxurious, fully fitted kitchen complete with granite counters, stainless steel appliances and a breakfast bar to seat 4. The kitchen has sliding doors out to the pool deck and comes equipped with everything you need for at-home dining including fridge freezer, dishwasher, microwave, stove, coffee maker, blender, toaster, kettle, utensils, dishes etc.

There is a beautiful king primary suite located on the ground floor with sliding doors out to the pool deck. This room has a king bed, flat screen TV and a luxurious en suite bathroom with shower, separate tub, twin sinks and W.C.

Head upstairs to the fantastic second loft lounge area complete with corner sofa and large flat Smart TV.

Bedrooms 2 and 3 are attractive king rooms with flat screen TVs and en suite shower rooms. Bedroom 4 is a queen room with flat screen TV and en suite shower room. Bedroom 5 is a fun Mickey room with bunk beds to sleep 2 and an en suite bathroom.

Step outside to the lovely pool deck with private south-facing pool, spa, shaded dining area and loungers. The home has a pool fence for families with children and the pool can be heated (optional extra). There is also a fun games room in the garage with a pool table and air hockey.

This property has air conditioning throughout, free Wifi, cable TV and free local calls. There is a laundry room with washer, dryer with ironing facilities. There is also an additional half bathroom for convenient access from the pool deck. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for parking two vehicles. A third vehicle can park on the street according to HOA regulations.

IMPORTANT BOOKING TERMS:

1. GATE ENTRY FEE: From August 1st 2025, Windsor at Westside will charge all guests a $20 per vehicle access fee, payable on check-in at the guarded gate house. This is not included in the reservation total and is an additional fee paid directly by the guest to the resort upon arrival.
2. Windsor At Westside enforces a strict maximum limit of 3 vehicles/drivers that can be associated with the home. Additional vehicles will be turned away at the gate.
3. The max. occupancy of the home is 10 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
4. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
5. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
6. The homeowner does not accept young adult/student groups under the average age of 25.
7. No smoking, vaping or cannabis on the property including the pool deck.
8. No EV charging from the home supply.
9. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
10. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
