This is a large imposing villa with spacious rooms consisting of; 4 en-suite double bedrooms, with a large lounge/kitchen/diner on the ground floor and a Turkish Salon/lounge on the first floor of the villa which extends onto the large colonial balcony overlooking the magnificent Rock Tombs.

Zeytin Koru comfortably sleeps up to 10 in all. In addition up to 2 infants under two years can also be added, please contact the owners. There are two infant cots and high chairs . The villa layout makes it quite flexible, ideal for two families sharing or for three generations of one family for a very special holiday. It's generous balconies and shaded areas make it an ideal choice for the heat of a Turkish summer. In preparation for 2017 Inside and outside the villa we continue to maintain and update annually.

Villa Zeytin Koru is located in the beautiful village of Dalyan in the conservation area of the Turquoise Coast of Turkey, which retains much of its original charm and has a village community feel. Although In a semi rural position in Dalyan, our dream villa is within a 100 yards of the main street with numerous shops, restaraunts and small bars full of local charm.The neighbouring Turkish houses, cotton fields, stunning view of mountains and ancient rock tombs offer visitors to this villa a holiday of visual enchantment.

ZEYTIN KORU our luxury colonial style villa in the best location in Dalyan with private pool is set in a large garden with trees and shrubs which offer some privacy to our guests. The 60 square metre pool is not overlooked and enjoys sunshine all day. The villa has approximately 220 square meter accommodation plus 60 square meter covered balconies and comprises 3 double bedrooms and one twin on the ground floor, 3 with king size beds and two singles, all four bedrooms with fully tiled en suites with showers. Also single and double sofa beds in the 2 main reception rooms to comfortably sleep up to 10 adults plus 2 infants if required. The villa is air conditioned throughout and all windows are double glazed with mosquito blinds. Zeytin Koru has alarmed security system and safety deposit boxes for our guests use.

Although a car is not necessary in Dalyan there is a private drive at the rear of the property for 2 cars. Set some way back from the road and not overlooked by other properties. The garden is fully maintained, lawned with flowering shrubs and retains protected mature olive and other trees.

The large private pool, which has steps and a shallow end, with extensive marble paved surround together with gardens and house balconies, offer varied sunbathing areas. Furnished with padded sun loungers . As the sun goes down the underwater lights illuminating the pool area against the backdrop of mountain scenery and the romantically lit Lycian Tombs, create a beautiful setting for a quiet relaxing evening.

The large shaded veranda complete with tables and chairs are perfect for dining alfresco. The attractive covered Turkish Kirsk provides perfect shaded seating for outdoor barbeques.

PLEASE NOTE:- The normal pool season is from 1st May to 31st October. Outside these dates pool availability is by special arrangement with the owners.

Villa completely lived up to expectations. It was a family holiday with age range from 30 - 62 and was enjoyed by all. My husband is in a wheelchair and although villa is not specifically geared for disabled it worked very well and the owners did a fantastic job of sourcing a wheeled shower chair which made life a lot easier. The pool design also worked well for my husband due to the stair stepped access and sloped depth. There is plenty of room even when filled to find a quiet spot for solitude if you so wish. The villa location is also ideal for the nearest supermarket and the bakers. Also, in the evenings it was a very short stroll (across the road!) to bars, restaurants and shops. We also love Dalyan and the people - all most welcoming and helpful. Already booked up for next year :)

Well what can I say about Villa Zeytin Koru, firstly correspondence with Paul and Alison was fantastic, they answered quickly and nothing was too much trouble, they arranged our transfers which were very good and everything was ran smoothly, we met Sinan who looks after the Villa and he was extremely helpful, he helped arrange trips and we went to his restaurant for a meal a few times and he made such an effort for our daughter's 13th birthday she said it was the best birthday ever.

Villa Zeytin Koru, the photos and description do not do it justice, it is a beautiful villa and really became our 'home' all of the bedrooms are lovely and the en suites were well equipped. The location of the villa could not be better, it was less than a minute to the supermarket and the town and what a beautiful place Dalyan is.

Dalyan is a wonderful place, the view no matter where you are is stunning, the people are beyond friendly and nothing is too much trouble, people do try to call you into the restaurants but they are not pushy at all (unlike other places i've been).

This is a stunning villa and I would highly recommend it.

We have fallen in love with Dalyan and will definitely be coming back, hopefully to Zeytin Koru.

We booked late and were attracted by the 'WOW' reviews and the value for money a late booking provided. As a family of 4, we had acres of room and the villa could easily host 10 as advertised - 8 probably ideal. Very clean, particularly well equipped and maintained, good wifi (to keep up to date with the Ashes!), loads of space and very well situated with views - awesome! Plenty of sun and shade (it was 38+ and scorchio while we were there in July), air con very welcome in the evening. Just a short walk into town (which is very touristy) and there's plenty of local shops, markets and restaurants to go at but you can feel as though you are a world away if you want - very little noticeable noise and mature garden provides a little haven. You need to dig a bit to find authentic local shops and restaurants if that's what you're after, rather than those aimed at the Brit tourist. Plenty to do if you're willing to get out and about by boat or car. I'd certainly go again, particularly if there's a free week available late (which is unlikely, and for very good reason!). In all, worth 5* overall - but directions from airport could be better!

My husband, daughter, and our two teenage grandchildren had a fabulous holiday at Villa Zeytin Koru. Everything we needed, and more, was waiting for us. The pool was much enjoyed by all the Family and the proximity to the supermarket, restaurants and the river was so unexpected, and so welcome. The Classic River Trip arranged by Mamhout was a great day out, and everyone went out of their way to look after us. Unfortunately the same two weeks are already booked by someone else for 2012. Meeting Alison and Paul was a bonus.

Stayed at Villa Zeytin Koru 17/6/2011 to 27/6/2011. Villa was as good as it looks in photos. Immaculately kept inside and out. Plenty of space (there was 11 of us). This was our first holiday staying in a villa and it was fantastic, great to have a pool to yourselves. Villa is situated in an excellent position - supermarket/bread shop/restaurants on your doorstep. Pool man/caretaker came in regularily, not obtrusive, help if you needed it. All restaurants we used we great, lots of choice and very reasonabley priced. Dalayon Classic Boat Trip excellent, booked through Sunflowers Travel. Long day but well worth it especially the mud baths and crab fishing. Weather hot but nice breeze in afternoon. Would recommend this villa/location if looking for great accomodation,hot weather, good ,food interesting area. Local people all extremely friendly and accomodating.

Many thanks for the use of your fabulous villa last week. You always expect to turn up at your holiday destination to find something that disappoints but Zeytin Koru was exactly as you had pictured and described it and we had a great weeks holiday. Having been to Dalyan before we had done most of the tourist trips etc and had gone to simply wind down and relax. The villa was beautifully furnished and was well provided with everything we could possibly need to make our stay comfortable. From looking around you can be justly proud of what must be one of the best villas in Dalyan in one of the best positions. If you bought the property as an investment then we are certain that your investment was sound and we found nothing to compare. As you are aware, there are any number of agents keen to persuade you to invest but staying in Zeytin Koru thoroughly spoiled us. Thank you again. Just thought I'd email you quickly to say that Pete and I had a fantastic time at the villa last week. Ellen had emailed me the website so we could check it out before we arrived, but it far outweighed what we expected when we arrived. The villa and its amenities are fantastic. Having that huge fridge is a must considering how hot it gets-although the boys managed to fill it with beer from day 1! The pool was a godsend as it was so hot there during the afternoon. We had a couple of barbies which was also nice - just chilling in the evening heat. We only really ventured out twice in the week as the villa was just ideal to relax and chill out. We managed to make it to the beach once! and to the lake and the springs/ mud baths - how lazy were we! Dalyan itself was so friendly and relaxed. We've already decided we have to go back next year - possibly with Mr and Mrs Bryan! later on in the year - so we shall be in touch no doubt. I should also just say quickly thanks very much for the "last minute deal" on the price we paid Steph and Pete

We had a great time and the villa, the pool and the surroundings were brilliant!I have had many villa holidays over the years but this was easily the best.The villa was very well equipped and the wine on our arrival was most appreciated.Altogether we had 11 people in our party which consisted of my wife and myself plus our seven children and my to older daughters boyfriends.Everyone has said what a really great time we had both at the villa and in and about Dalyan.The people where so friendly and really made us all feel very welcome.The boys got involved in the local football matches through some of the waiters and were also shown how to fish the river.The only bad point in our holiday was having to come home!Regards,Martin & Alison Jacks

Zeytin Koru is the ideal location for the best of both a relaxing holiday,around the pool with large gardens which are not overlooked and for fun filled days and evening visiting the many bars, restaurants, shops and tourist attractions. Or just spend your days messing about on boats. The villa has the closest views of ancient rock tombs to the front and mountain views to the side and rear. A 3 minute stroll will take you to the edge of the river diectly below the rock tombs, where you can take a boat to the other side to visit the ancient ruined city of Kaunos. You can include fitness and games for both young and old with

With concerns about the UK stock market we took the plunge and invested in land in Dalyan in 2004 and had our Villa Zeytin Koru drafted and built in 2005. We have not looked back since. The villa was often fully booked so in 2007 we opened our second villa Orkide. Now retired from our jobs we really enjoy running our two holiday villas and get to Dalyan as often as we can. Our first grandson had his first birthday there and our youngest daughter had a Turkish wedding in the garden of Zeytin Koru.
