  Id like to start by saying, as a contractor, Ive done quite a bit of traveling and have seen my fair share of dumps, palaces and dumps masquerading as palaces. Fortunately this villa promises a palace and delivers. You absolutely cannot find a better villa for this price in Pattaya. The grounds are beautiful, the pool is amazing and run off a salt cleaning system, with a fountain and jacuzzi attached and an outside shower to rinse yourself off. The inside kitchen is also very spacious and comes well stocked with cooking utensils although we used the outside kitchen or grill most days to keep the heat out. The living room is also quite large, with a very comfy sectional couch, big screen TV, and fast wireless internet for the whole villa. The bedrooms are very spacious, tastefully decorated, and most importantly have excellent A/C units. All the beds were comfortable with more than enough pillows and soft blankets. The upstairs balcony has an excellent view of the floating market. As far as location goes, your a stones throw away from the floating market which is the place to go for authentic Thai food and shopping. We rented scooters to tour around the Jomiten beach area, but rarely used them due to the insane traffic. Instead we found that you can use Baht Buses to take you anywhere you need to go for super cheap. Theres also a 7/11 gas station within walking distance of the villa for any odds and ends that may need to be purchased. Id have to say, what really stood out for us was the level of customer care that we received, the maid service was excellent, she was so unobtrusive she might as well have been a ninja, she had no problem doing our laundry when we asked and was very polite. Ned and Tukta were the epitome of customer care, they were very friendly, polite, helpful and even went so far as to give us a quick tour of Pattaya. We were provided with a phone so that we could contact them with any questions, concerns or problems we had, and they were quick to resolve any issues, no matter how small and always with a smile. They made us all feel like V.I.Ps. I highly recommend this villa to anyone looking to vacation in Pattaya, whether your there for the nightlife, family vacation, or just looking to relax and see the sights. I loved every minute of it and cant wait to go back for another visit myself.

  The property was beautiful, spacious, and clean. I liked it so much I spent most of my time at the villa. Ned and Tutka were very accomodating. First couple night they came over for dinner/drinks and gave me all the info I needed to have a great time in Pattaya.

  The Villa will meet your expectations and the photos are an accurate portrayal of the property which is located beside the floating market, worth a visit but a little noisy from 6am. Further up the road is an elephant sanctuary and shooting range 5 mins. To get to town your looking at 10-15 mins taxi ride. In April the sun around villa is constant till 3.30pm afterwards shade. Major super markets are 5 mins away and 7Eleven right bedside Villa. We did exceed our allowance for Electric by 8000 baht so Id be careful not to run the Air Con and Jacuzzi unless necessary and keep an eye on meter, we stayed 10 days. Ned did help us out on last day by allowing us to stay at a very nominal charge until 8pm which was extremely decent very much appreciated. Overall I would highly recommend this Villa and look forward to staying there again. If you get a chance to go to Cambodia to visit the temples or visit the islands off Pattaya its well worth the effort.

  we thought this villa was amazing and will definatly come back for another holiday. the service was very good and we felt safe at all times, its a very good location being close to pattaya and having the floating market next door made it easy to do shopping and eat out. transport is easily accessable and ned and tukta are amazing to work with in all aspects thanks again Rhonwen, Sam, Rhett we will be back!!!

  Stayed here from late Feb - March 2012 and was delighted with the villa. Everything you are hoping for is there plus some. We stayed with 4 children and the swimming pool was superb and a very good size. Ned and Tukta were there to greet us when we arrived and were extrememly helpful with everything we asked of them. The beds were very comfortable and the whole villa feels spacious. I would have no hesitation in recommending this stunning villa to my family and friends and would definately stay there again in the future. Thanks Ned and Tukta, Steve, Ying and family from the U.K.
