Podere delle Marche is a traditional countryside villa nestled in the hills of San Costanzo, just minutes from the Adriatic coast. The villa is arranged across two levels and thoughtfully divided into independent units, allowing guests to enjoy moments of quiet or gather together in spacious common areas.

Inside, the interiors blend simplicity with warmth: terracotta floors, exposed wooden beams, vintage furnishings, and light-filled spaces create an inviting rural atmosphere. The villa offers multiple kitchens, cosy lounges, and charming bedrooms with views of the garden or countryside. Outside, a pool with panoramic views, shaded gazebo, and open dining areas invite outdoor living at its best.

Podere delle Marche is located in San Costanzo, a scenic hilltop village in the province of Pesaro and Urbino, Le Marche. The villa offers the best of both worlds: countryside relaxation and easy access to the Adriatic coast, with beaches like Marotta, Fano, and Senigallia less than 20 minutes away.

Surrounded by olive groves, rolling hills, and vineyards, the property is in the heart of rural Le Marche, yet well-connected to local towns and cultural attractions. The nearby medieval village of Serrungarina, just a short drive away, comes alive with unique events from spring to autumn, offering guests a taste of authentic Italian life. The area is perfect for outdoor enthusiasts, with walking, cycling, and horse-riding trails passing through breathtaking landscapes and charming villages.

Security deposit
No security deposit is required. Instead, guests must pay a mandatory, non-refundable Damage Waiver Fee (please refer to the “Damage Waiver” section below). This fee helps cover accidental and unintentional damage that may occur during your stay.

Energy costs included?
Yes, included in the rental price. However, air-conditioning is charged locally depending on consumption. Please enquire for more information.

Linen & towels included?
Yes, included in the rental price.

Pets welcome?
On request only and with prior agreement with the owner. If accepted, an extra cleaning fee of €80 will apply (payable locally).

Weddings, stag/hen parties and any special events are not allowed.


Please note that published rates are only valid for the current year. Any bookings for subsequent years will be on request only and correct rates will be confirmed at the time of booking.

Changeover day
Saturday. All other changeover days on request.

End of stay cleaning
Extra €180, payable to Oliver's Travels with the balance payment. Guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.

Extra cost on consumption based on market rates, payable locally in cash.

Pool opening dates?
The pool is open approximately early-April to early-October. Please note that pool opening dates are subject to local weather conditions and pool maintenance requirements and that cooler months may not be suitable for swimming.

Damage Waiver
A mandatory, non-refundable damage waiver fee of €150 is payable to Oliver's Travels to give you added peace of mind during your stay. The damage waiver provides limited cover for accidental damage to the property or its contents, up to a maximum of €5,000. Damage caused by deliberate or reckless acts is excluded.
Any damage must be reported during your stay for the waiver to apply. Failure to report damage will invalidate the waiver.
Should the cost of repairing any damage exceed €5,000, guests will be responsible for covering the additional costs
