Villa Pinyes is a fully renovated detached villa on a single level, with no stairs anywhere, in the quiet residential area of Balcon al Mar in Javea / Xabia, on the Costa Blanca. Available by the week or by the month, from 11 nights up to 6 months.

LAYOUT
5 bedrooms sleeping 12: one with a 2 m bed and a double sofa bed, three with double beds, and one with two single beds. Three full bathrooms, two of them en suite.

Living room, separate dining room and a fully equipped kitchen with induction hob, oven, dishwasher, fridge-freezer, microwave, Nespresso machine, toaster and blender. Washing machine, iron and drying rack.

OUTSIDE
The 1,039 m2 plot has a garden with a private pool that is heated all year round and open 24 hours - a rarity in this area. There is a barbecue and a traditional Spanish paellero, a covered outdoor dining area, sun loungers and an outdoor shower. Private parking on the plot for four cars, plus free street parking.

WHAT'S INCLUDED
Air conditioning, central heating, ceiling fans, mosquito screens, blackout blinds, wifi and wired ethernet, a dedicated workspace, television, and smoke and carbon monoxide detectors. Bed linen, towels, toiletries and beach kit - towels, chairs and a parasol - are all provided. Travel cot, cot on request and a high chair for younger guests. Pets are welcome.

THE AREA
Cala Ambolo is a short walk away, and the coves of Portitxol and La Granadella are five minutes by car. There is a restaurant and a grocery shop directly opposite the villa, a supermarket nearby, and the centre of Javea - with its beach, market and many restaurants - is ten minutes away. Hiking trails and the Cabo de la Nao lighthouse are on the doorstep. A car is recommended.

RATES AND TERMS
300 EUR per night with a minimum stay of 11 nights, 1,890 EUR per week, or 4,950 EUR per month. Check-in from 16:00, check-out by 11:00.
