A traditional Northumbrian stone-built 200 year old farmhouse. Self contained accommodation with own entrance & private courtyard. Set in 2 acres of grounds with outstanding views over the valley.
Pondicherry House Apartment is a conversion of part of a 200 year old Northumbrian farmhouse. It maintains the character, charm & features of a very old property such as a log stove, exposed beams & thick stone walls; but also offers modern conveniences and luxuries.
Set in 2 acres of private garden and grounds, high on the valleyside directly overlooking the Coquet River, with unbroken "amazing" views of Northumberland National Park and Simonside Hills.
A pleasant 20 min walk into beautiful Rothbury village, or numerous walks straight onto the hills and moors, or along the River Coquet from your doorstep.
The apartment is arranged as a series of rooms; from the separate entrance to modern kitchen and shower room, leading to a lobby and back bedroom with 3 single bunks, then to the main room with king sized double bed. The main room provides ample living space with comfortable seating and a dining area within the bay window with views over the valley.
The accommodation is best suited to couples or families with younger children.
From the courtyard, ten steps (well lit and with handrails) lead up to the private entrance. The kitchen overlooks the courtyard/gardens and has clear views of the valley and hills. There is an electric cooker with ceramic hob, grill & oven, vented extractor fan, sink, fridge, ample cupboard space in bespoke birch ply, and underfloor heating.
The shower/toilet has a powerful electric shower, basin, toilet & shaving/toothbrush socket with underfloor heating.
In the back bedroom there are seven shallow carpeted stairs to the lower level, and three quirky full length bunks, ideal for children or nimble adults. Although a bed rail is available for the lower bunk, the bunks are quite high and infants would may be better in their own cot. There is also a clothes rail with hangers.
Going through to the master bedroom/lounge/diner, this main living space features an imposing antique fireplace with woodburning stove (firewood & kindling available). There is a king size bed, sofa, and wall mounted 40" TV with Freesat & Roku.
The dining area is set in a panoramic south facing bay window with views over the courtyard, gardens and Simonside Hills . There are plenty of boardgames, maps and books, and a pine chest of drawers for storage.
There are ample thermostatically controlled radiators throughout the apartment, in addition to the wood stove.
The courtyard is south facing and offers some protection from prevailing winds. It features seating areas and a picnic table which again all overlook the gardens with river & views beyond. A Weber charcoal barbecue & night time illumination is provided.
Apart from sheds and outbuildings, the entire outdoor space is free to explore. The gardens contain a mix of planting, crevice garden, patio area, willow structures and two wildlife ponds all terraced to overlook the valley & hills.
Please note, whilst children are free to investigate the ponds with their parents/guardians, the ponds are up to 50cm deep and currently unprotected. Younger children MUST be supervised at all times.
Below the gardens are another 1.5 acres of meadow areas & young coppice woodland, with meandering paths.
Overlooking the woodland is an artists' studio shed, with 180 degree views over the Coquet Valley, river and hills. An old type writer and some art materials are provided, as is plenty of inspiration for painters, sketchers and creative writers.
Ample private parking space is available. The private entrance to the apartment is along a level garden path leading along the front of the house to the apartment courtyard.
