Owned by the same family for generations, the property invites guests to immerse themselves in rural traditions. Visit during the September wine harvest or the October olive harvest for a truly authentic experience.

The main accommodation, located on the first floor, features a cosy living area with fireplace, a characterful kitchen, four bedrooms, and three bathrooms. A self-contained ground floor apartment with a separate entrance offers a lounge, kitchen, bedroom, and shower room, ideal for extended families or visiting grandparents.

Relax by the pool, enjoy vineyard views, and dine al fresco with estate-produced wine. The beach is a short drive or a scenic 30-minute walk away, where you can explore the charming seaside town or cycle along the coast to Grottammare, one of Italy’s prettiest villages.

Beyond the coast, discover the historic towns of Ripatransone, Fermo, and Ascoli Piceno, savour regional cuisine, and venture into the stunning Sibillini Mountains for unforgettable hikes.

Just a short distance from the Adriatic, Fattoria Ascolana sits among classic Le Marche scenery with olive groves, vineyards, and rolling hills. Located an hour south of Ancona, it is close to a charming seaside town offering golden beaches, a medieval quarter, early 20th-century villas, and a range of restaurants, shops, and cafes. Families will appreciate the sandy beaches, water sports, tennis, and a scenic cycling trail to Grottammare.

This stretch of coastline, known as the Riviera delle Palme, includes Grottammare, San Benedetto del Tronto, and Porto d'Ascoli, all boasting beautiful beaches, lively promenades, and historic charm. Nature lovers can explore the Riserva Naturale Regionale Sentina or head north to the dramatic landscapes and hiking trails of Parco del Conero.

Inland, visit the historic towns of Fermo and Ascoli Piceno, famed for their festivals, markets, and rich culinary traditions, including stuffed olives and superb local wines.

Changeover day
Saturday during July and August. Flexible during all other periods.

End of stay cleaning
Standard changeover clean included in the price. Guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival. Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.
