→ We can host 30 guests in 9 AC bedrooms + 12 extra mattresses
→ The base price includes 18 guests / 9 bedrooms
→ Extra guests above 18: INR 1,000/person/night (floor mattress), INR 2,000/person/night during peak season, plus GST.

We know no one loves rules 😉 — but these help ensure a smooth, safe & enjoyable stay for you and future guests. Kindly cooperate 🙏

1. No pets allowed.
2. No smoking indoors – permitted only in balconies or garden areas
3. STRICT QUIET HOURS – 9:00 PM ONWARDS. To maintain a peaceful environment, loud music, drums, fireworks, and any excessive noise are strictly prohibited from 9:00 PM to 9:00 AM. Our neighbours include senior citizens, and we respect their rest and health after 9:00 PM. Please note that the High Court’s regulations on noise pollution in Goa are extremely strict for business premises. Any violation will result in forfeiture of the security deposit and immediate eviction.
4. Hosting outdoor events (e.g., weddings, anniversaries, DJ nights, or similar) requires prior government approvals + INR 40,000 security deposit for noise violations. Kindly contact us in advance for guidance and assistance.
5. Valuables & personal belongings - The management cannot be held responsible for any loss, theft, or damage. Please use the digital locker & secure all doors/windows.
6. No large/mini-buses allowed on the property.
7. Personal Staff ( eg. drivers, cooks.) are not permitted to stay/sleep inside the villa unless prior paid arrangements are made.
8. Outsourced chefs must be accompanied by their own dishwashing and service staff to ensure smooth kitchen operations.
