The property was exellent, Cullen and tidy, all the facilities for cooking and an ideal patio to eat your food. Michalis is friendly and warm and will organise most requests. You will not be disappointed with this apartment which is ideally situated between the harbour and the La Plange bar and restaurant, both of which are great places to visit. We have already a booking in the process for next year, that’s how much we enjoyed it.

We had a great time. The owner is very nice and very helpful. The property was clean. The pool is lovely (but the bottom of the pool is in need of a little maintenance) and the views from the pool are great. The propery is a little tired and dated in most places, but if that’s what you’re expecting then it should be fine. There is lots of space inside and lots of areas inside and outside to sit. Even with 9 adults staying we had plenty of room and could all find quiet places to be on our own if we wanted to. The location is wonderfully remote and peaceful - so much nicer that staying in a busy beach resort area. The people in the village were very nice - visiting the nearby Spice House is a must. However, the property was not what we thought we had booked. The property particulars are not completely accurate. If we had been in possession of the correct information about the property we would not have booked it. After arriving, we had little option other than to stay - but we still had a good time. We had been looking for a place for 2 families, 9 people in total - 2 married couples and their 5 adult children - and we had very specific requirements. The property particulars claimed to satisfy those requirements, but the property does not. In particular, please note that 2 of the bedrooms are in a basement with no windows or natural light and no air-conditioning - fans only. The 5th bathroom is not a bathroom - it’s just a toilet. The dining table was not big enough to seat all 9 of us for a meal. We were however able to all sit together to eat outside in a large enough dining area by the pool - this was very nice and in the hot weather it worked well. The living area did not have enough sofa space to seat all 9 of us together - but we managed. There isn’t much cupboard space in the bedrooms (most cupboards were locked or filled with the owner’s stuff). Some other things, which were not as described, the owner did his best to fix. Please note that there are 5 air conditioning units in the property (1 in each of the 3 upstairs bedrooms and 2 in the main lounge area) and there is a charge of EUR 70 per unit (EUR 350 in total) not EUR 70 in total as shown in my booking confirmation. The landlord accepted the error and we came to a compromise arrangement. All-in-all we had a good time. I would recommend this place, provided you know what you are actually booking so you are not disappointed or discontent when you arrive.

Photos and description on the site are very accurate. The area is very secluded, though you still can walk to the nearby restaurants. The nearest beach is 5 min walk away, pebbles, the water is very clean and no people almost guaranteed. Sandy beach is 2 km walk/2 min drive away. There are some shops and eateries in Latsi, but even more and better are in Polis. The house itself is very convenient, though requires some maintenance and looks a bit dated. Michalis, the property manager was very helpful.

The villa is in a fairly isolated area, but that allows the beautiful views from the property. We were always appreciative of the breeze off the sea, so often missing in built-up areas. Although the kitchen is overdue for an update, it was well equipped and everything worked, so we would say it is good value for money. The beds were a bit firm for us but that is down to choice. Whenever we needed help or advice the agent was there within minutes. The villa misses a shady area for the car. We really enjoyed our stay.

Beautiful Villa - very spacious, well equipped and on a large and fastidiously maintained plot surrounded by orange and fig trees. The pool is very impressive and a good size so you can have a proper swim. The views from the poolside and terrace are lovely with sunsets to die for. Thanks to the low light pollution, the night sky is also something to behold with huge blanket of stars on display. Michalis could not have been more helpful with excellent communication, both before and after our booking. This was followed up with a very warm welcome upon our arrival with him providing advice on the sights to see locally and further afield. In summary a truly great place to stay.

We all thoroughly enjoyed our stay in Villa Niki. The villa was very clean and extremely well equipped. We very much appreciated the welcome pack and the boat that the owner, booked for us. The pool and surrounding areas were beautifully kept and we enjoyed the pool very much. It was great to have so many good little restaurants locally and loved the fresh bread from the bakery in the morning. We had a wonderful holiday here. We took jeep safari to Akamas, including lunch, that the owner booked for us as well and was just lovely. The welcome pack in the fridge was a nice touch to find on our arrival. Our children are 3 and 5 and really enjoyed this holiday. Argaka is unforgettable area, just to sit and watch the wonderful boats, the skiers and wind-surfers and have a meal in any of the restaurants, all seemed amazing. The food was delicious. All in all the villa certainly lived up to and in fact exceeded our expectations - hope very much to return and would certainly recommend it. Thanks so much for a glorious holiday.

Fantastic luxury villa with swimming pool, friendly and accommodating owners to whom nothing is any trouble, even sending round a lovely homemade orange cake. Fantastic view in quiet surroundings. Can't wait for our stay in two weeks time

We stayed 8 people at the Villa in Mid May to celebrate my girlfriend's birthday. We could not have been happier with the villa! It is nicely furnished, all the rooms are very nice, the dining room/living room is very spacious. The kitchen is well equipped. The pool area is beautiful and well kept. The surroundings are beautiful. I can really recommend that! The view of Villa Niki is stunning and we really enjoyed the sunset drinking cocktails. The house was very clean and the cleaners were perfect. We are sure that we will visit this Villa again very soon.

We have just returned from a fantastic week at Villa Niki, and will always remember our holiday with very fond memories. The villa is in a great location if you want peace and quiet, yet is conveniently close enough to local amenities when you need them. Set in the orange groves overlooking the Bay of Polis, it was just perfect for the type of holiday we had in mind. We especially didnt want to be stuck in a concrete jungle that some of the other over-developed areas of Cyprus offer, and Villa Niki offered us a tranquil refuge. The villa itself is both very comfortable and well-equipped with everything you mind need to enjoy a self catering holiday. The only negative thing we could come up with is that if you are visiting between the months of October-April, there is no heating in the pool which meant we couldnt use it as often we would have liked, but otherwise, we would very happily recommend the place to anyone. Our only regret was we should have booked a fortnight instead of a week, but we wont make the same mistake next time.
