Our Villa is placed on top of a promontory in the middle of the sea at less then half an hour driving from Pompei, Amalfi, Positano, Sorrento, Naples and Capri. Swimming pool on top of the sea!
Our Villa is located just 30 min. drive from Naples Airport, Campania’s capital. The villa is placed on the top and the tip of a promontory in the middle of the sea with view on the sea both South and North. The area is surrounded by nice houses, green montians falling into the sea, wonderful beaches and sparkling sea-waters. The neighborhood is extremely friendly with foreigners. If you are looking to relax and to have a full immersion in Sorrento Coast natural beauties you can be certain that our Villa is the right place for your holiday.
The best way to explore Sorrento Coast, Pompei and Naples is the Circumvesuviana Train Station. We have the Scrajo Station at only 700m and the Vico & Pozzano Train Station at 2 Km.

The Villa offers up to two bedrooms to its guests, ideal accommodation for a family or a group of friends. Accommodation also includes a big living room, a full equipped kitchen, two bathrooms, 150 sqm of terraces and 200 sqm of gardens both on the Soth and North side. The terraces of the villa give an extraordinary view of Naples Gulf, Sorrento Coast, Capri and Ischia islands. The garden has been created by using a typical Mediterranean vegetation. The closest beach is just below from the villa, and can be reached with 2 minutes walk.

There is a charge to use the swimming pool area on the back of the house and it is compulsory from May to October, you can pay for exclusive use or share it with our family. In case you do not want to use the swimming pool in October or April you must inform us as soon as you make the booking.
In the surrounding area you will find everything you need to make your stay enjoyable. Indeed the village is served with restaurants, grocery stores, a petrol station, bars and a church.
The Breakage Deposit is to be paid in cash on your arrival in the ammount of 20-40%, depending on the length of your stay.
We really enjoyed our stay here. There are beautiful views from the villa across the Bay of Naples and the pool area is stunning. This villa might not be suitable if you have very young children as there is a steep dro p down the cliff with a low wall from the pool / barbecue area, but for older children / adults it is amazing. You really need a car here as it is quite a way from the shops but we loved the area and the fact that it is quite secluded. The location is very convenient for visiting all the sites - an easy drive to the motorway and there are some lovely walks. Our host was very helpful in showing us around and spoke excellent English. The villa was clean and the kitchen was well equipped. Be aware that the second bathroom is only a basin and WC so there is only one inside shower (there are 2 outside for poolside use). This wasnt a problem for us but if you are a larger group of adults you might want a second proper bathroom. One slight issue was the speed of the Wifi which was very slow even when we plugged it in outside where Giulio showed us. It is fine for checking email but not really suitable if you need to work. This was a minor point however we loved the villa and would recommend it.

In most ways we found this villa suited our needs perfectly. The location was ideal for us, as a starting point for visiting Pompeii, Vesuvius, Naples, etc. and also tour the Amalfi coast. Very glad we opted for Sorrento Coast and not Amalfi as a base, even in low season, by the way. The Amalfi roads are quite fun for a confident driver, but would be a real pain if you had to drive them every day to get anywhere. And the dedicated parking spot near the gate is important, as youll understand when you visit the area.
The villa has a wonderful view over the Bay of Naples, though its a pity the fence in the garden is a little too high to let you enjoy it fully. And inside it was comfortable and generally well equipped, though missing a few obvious basics such as a draining rack for washing up. And we appreciated finding some leftover staples in the cupboards, which helped keep the set-up shopping bills in check. The owners were friendly and very helpful in explaining how everything worked, and answering all our questions on arrival, and assured us theyd be on the end of a phone nearby if needed, though we never tested this. (Pre-arrival comms were a little erratic, hence the middling score.)
Wed only have a few complaints. Most serious was that arriving in the early season the whole place felt and smelt damp, which we felt throughout. We mentioned this at the end and were told it was just normal in the area due to the spring weather. But its not normal. Its probably the result of the place being empty for much of the winter, and then not properly heated and aired before guests arrived.
The other main gripe we knew about in advance, which is the 100 Euro cleaning fee, which seems ridiculously excessive, particularly when you arrive to find some surfaces (even the top of the sideboard) deep with dust and feel the need to rinse cups before using. A thorough clean on change-over cant take more than 2-3 hours (even allowing for the fact we left the washing up on principle) so we can only presume local cleaners live very well indeed.
The owner kindly included our wi-fi without charge, despite a fee being mentioned (although nowadays we think it should be a standard service anyway). Just as well! Its painfully slow and took several attempts even to download my daily newspaper. Dont imagine youll be streaming video...
For families with small children like ours, the garden in front of the house is totally safe, but the upper garden is a death-trap in multiple ways. We banned the children from going up, which they mostly observed. But wed have been able to relax far more if there was a lockable gate at the foot of the steps.
But these issues aside, which we mention partly as helpful feedback to the owners, wed definitely recommend the place.
Dear Sir first of all let me thank you for your review we will try to learn from it. Unluckily I feel it doesn't make any justice to our place and the service we have offered you.
First of all I would like to tell you have booked only the front side of the house, not the back. We have kindly offered you the back of the house as well as WiFi Internet for free, this was to take in account to some repair work that had to be done on the house and created some inconvenience (dust on some object) So I thought I would compensate it in this way. So you had a discount on your stay of about 350 Euro.
Regarding the back side of the house as you have seen, there were some works undergoing, works we have stopped for the whole period of your stay. Once the works are completed kids won't have any problem using the terrace as well. At the time being a gate was securing the terrace, so I don't see the point of referring to an area of the house you have decide not to book.
Internet WiFi works very well if you connect it outside in the position I have shown you, If you didn't and you left it indoor, it would work slower. Never the less is a mobile router and it's quite expensive to run, hence the 50 Euro/week fee.
Regarding the 100 Euro cleaning fee I think your comment do not take in account of all the gardening (about 600 sqm) and cleaning of all sheets and towels. So believe me 100 Euro is as much as it costs for cleaning the whole property.
Last comment: each time you have communicated with us, we have replied within minutes answering all questions, so once again I disagree with your rating measurements.
I believe that this is due to a misunderstanding at the beginning of your stay I have tried to compensate for the minor issues (mainly some dust) giving you free access to the back and free WiFi usage and free wood for the fireplace. The price you have paid do not reflect the quality and the position of our place, but i think you did not appreciate it. Ask yourself who pays 800 Euro to rent a property of 600 sqm of garden in that position and 120 sqm indoor, with private parking place.....and i think you will understand you have been unfair in the review above.

Just back from Villa Bikini 2 days ago. Giulio and his girlfriend were very welcoming of our family into his home. He gave us a quick 20 minute run down on how everything operated and we were good to go. The kids were champing at the bit to get in the pool and were not disappointed. The pool area is not done justice by the photos. It is without doubt one of the best pools weve had. Immaculately clean and well maintained. The views from the deck are breath taking.
The house is very well appointed and easily slept 2 adults, our 3 kids and our eldest daughters friend. The kids didnt want to leave the villa as the pool area is so good. Its about 2Km to Vico Equense so a hire car is a must if you want to get in there for food or shopping. We found a very good supermarket (Conad) at the top of Vico Equense for every day essentials. The local shop at the bottom of the hill (Oasi) does a mean cheese toastie (Saltumbucco) if you need to feed the kids fast. We were surprised at how reasonable the prices were in the local restaurants. The kids found the pizza university very appealing.
Overall with the Villa we could not recommend this place highly enough. One of the most relaxing holidays weve had and the view every night as the sun sets over the Bay Of Naples and Costiera Amalfi was unforgettable. Many thanks Giulio for your warm welcome and the outstanding quality of your home. The kids are missing the pool already.

This villa is wonderful and the photos posted do not make justice to its beauty. The views are terrific and the property is well arranged and comfortable. This is better than a resort and for a family holiday was perfect. The girls loved sunbathing around the pool whilst overlooking the sea...they felt like they were in a Hollywood movie :-). Down the road are a couple of restaurants, and we ate at Bikini nearly every night, magnificent food, wonderful people and great atmosphere. The town of Sorrento is delightful and at a short drive. There is plenty of easy parking in the town though, and the train to the Sorrento coast (and the bus)is easy to use and fun. Giulio and his father were lovely people and great hosts, we were sorry that we couldnt spend more time with them, but there was so much to do and see. Staying here was an absolute pleasure, and it is good for either a total chill out experience...or for sightseeing.

We stayed at Villa Bikini for a week in August 2012. It is a well specified and comfortable holiday home. The best aspects of the villa are the pool and the views from the garden and pool. This is one of the nicest pools I have ever used in a holiday villa (the pictures on the web site actually dont do it justice) - it is magnificent. The views of the Bay of Naples and Vesuvius are extrodinary. The villa is situated up a very steep hill so bear this in mind when walking back to the property or driving there - its not for the faint hearted!
The owner, Giulio, and his father, were very helpful and responsive.
I am happy to recommend the villa to others.

Villa Bikini is a lovely property in a fantastic location and a perfect location for our family.
The views over the bay of Naples to Vesuvius and the coast are fantastic.
Great communication with the owner during the booking process and via owners sister who spoke English upon arrival, warm welcome from owners father to let us in.
The villa is comfortable and nicely furnished and the gardens/pool are well worth the extra money - I was sceptical at first when booking but once we saw the pool it was amazing and used every day!
The property is up a steep hill which is walkable if you are young/fit but with a young family (we had 3 year old and 10 month old) a car is a must.
The neighbours dog did bark a little as others have mentioned, but as others are said he just wants to play and ignoring him did the trick (most of the time).
There were a few minor niggles which I will post here for others to consider:
We were greated by the owners father who spoke little English who offered basic info there was no further information on the local area. As a self-catering villa, some basic information on things like the nearest food shops, nearest beach would be useful although we found this ourselves by a bit of exploration.
Most of the beaches in the area are private and you need to pay for access, sunbeds, changing rooms etc. There are some public beaches on main road to Stabia but in the evenings they are frequented by local people/food stalls and the steps down to the beach are filthy and covered in rubbish, there is also very limited parking.
There are some nicer public beaches the other side of Vico in Marina dEqua which we found much cleaner with better with better parking.
As a self-catering villa there is very limited storage space. There is a huge cupboard in the kitchen which is locked and marked private, there are cupboards next to the fridge similarly marked private. We ended up having to take all the cups/plates out of the cupboard to store the food we bought in that cupboard! On that subject the number of plates/knives/forks was quite limited for a villa supposedly able to take 9 people, seemed to be constantly washing things up to re-use.....
Villa could really do with a Microwave for reheating food (especially with baby).....
On our last day gardeners turned up to trim the hedges etc - this was a bit intrusive, on our last day we just wanted to relax in the villa and enjoy our final hours in the garden and didnt really need the noise/smell of guys using petrol hedge trimmers, we had to keep the children in the villa whilst they were there as they left dangerous tools lying around!
However on the whole still a fantastic villa in a fantastic location which I would recommend.

First of all from the 11th of July an English speaking person will be always onsite when doing the check in. More general information will be added even though we have alway been keen to answer promptly by email to any kind of question.
Regarding the very limited space for storage, I believe you refer to the kitchen only. We have made the cupboard in the kitchen available for guest to use. So now the space will be adequate and the number of plates knives and forks has been increased even tough in general we offer a huge amount of items in the kitchen where even professional chefs did not complain.
Anyway we thank you for your review and we hope this improvements will be a benefit for all next clients.
On request one Bedroom can be divided by a "separe" into two smaller bedroom areas giving the three bedrooms specified in the main description.
Swimming pool usage is compulsory from 15 May to 15 October of Each year and it's payable in cash upon arrival.
It is a wonderful 12x6x2 m carrara marble swimming pool, just build, and it is surrounded by a magnificent garden of about 200 sqm, a panoramic terrace of about 70 sqm and two patios.
The above described swimming pool area, on the back of the Villa, can be used as shared (usually it could be there my family or extra 4-10 persons from Villa Francesca or most likely no one at all) or privately; the exclusive use of the swimming pool need to be requested and agreed with us in advance, the extra optional charge described below will apply.
Winter usage: Heating is on Gas and it is pay as you go not included in the price.
