Absolutely fantastic property, only complaint is a little bit of haggling over some very small items upon check out. This could have easily been avoided if they didn't make a big deal over pennies. Not a big concern but it's just a little bit unpleasant after an overall excellent stay. 
Would highly recommend.

Rested by 10 people from 22/12/2014 to 08/01/2015. The hosts were met at the airport and brought to the villa very quickly and in time. The villa exceeded our expectations. Everything was just great. Pool was cleaned every day. Once every two days to change bed linen and cleaning service. Internet worked great. All matters are dealt with quickly and efficiently. The hosts were constantly in touch and to meet any of our requests. Location of the villa is excellent, constant protection. Nearby are many cafes, shop Seven Eleven. To the sea is very close. next in 2 minutes by motorbike has a nice beach. Rest was excellent. Thank Tuktu which provided us with excellent New Year holidays. Price - quality worthy. All were satisfied wonderful holiday at the villa.

The villa was very good for what my group needed. The only small issue was that the advert said that the villa slept 10, but it really only sleeps 8 as there is four double beds. We made due with couches and cushions. Overall very satisfied and would return.

The villa was exellent for our family group.
The pool was very good.
The cook Wad was a real gem.

From the information on the web I expected that the villa had beach access. It did not. You had to climb a 2,5 m tall metal ladder to get down to and up from the beach.
I find the information on this subject misleading. I had asked Norman Nelson in a mail about it. Also his answer was misleading.

I suggest the information be changed.

The review is very much influenced by the non existing beach access.

The Villa will meet your expectations and the photos are an accurate portrayal of the property which is located beside the floating market, worth a visit but a little noisy from 6am. Further up the road is an elephant sanctuary and shooting range 5 mins. To get to town your looking at 10-15 mins taxi ride. In April the sun around villa is constant till 3.30pm afterwards shade. Major super markets are 5 mins away and 7Eleven right bedside Villa.
We did exceed our allowance for Electric by 8000 baht so Id be careful not to run the Air Con and Jacuzzi unless necessary and keep an eye on meter, we stayed 10 days. 
Ned did help us out on last day by allowing us to stay at a very nominal charge until 8pm which was extremely decent very much appreciated.
Overall I would highly recommend this Villa and look forward to staying there again.  
If you get a chance to go to Cambodia to visit the temples or visit the islands off Pattaya its well worth the effort.
