Rebeca , our welcome lady was very helpful. When the AC in one bedroom wasn’t working it was fixed the next day . When we reported a dirty pool , this was also fixed the next day . One thing we were surprised about was the lack of kitchen items which would have been useful after a days travelling . No complimentary water ( we seem to get this everywhere else ) . Absolutely no condiments like salt or pepper . The cupboards were well and truly bare . It would not take much to even leave some dish cloths, after all , it’s in everyone’s interest to keep the kitchen clean !!! The outdoor pool area was lovely , however, the sun bed cushions were mildew and a couple of the beds were broken . The umbrellas were all but useless. There was no maid service, however, our towels were changed once in the middle of the week . There was no sky TV ( Although it was advertised as Satellite TV ) There were no bath plugs if anybody wanted to take a bath and the water in some of the showers and baths would not drain away . One of the shower doors was broken , however , this did not hinder usage . We come to Portugal every year and considering the vast amount of rental accommodation in the Algarve to choose from , we felt that this villa would need to greatly improve for us to recommend it . Once again, thanks to Rebeca for all her help .

The villa was understated from first impressions but actually was extremely well thought out and worked extremely well in providing areas of sun and shade when necessary. The pool was a little restricted for swimming but was sufficient for cooling down. Overall a great villa in a good location but in need of a little more TRC and the beds were very firm to say the least. Some of the equipment would benignity from an overhaul but value for money and the layout were excellent. We feel as with most holiday lets that the villa would be exceptional if the owners were to live in the premises for a few days to ensure all of the equipment and facilities functioned appropriately. That said the villa represent good value and generally meet our expectations.

Property was ideal for our family.. spacious with excellent sea views... facilities on site were great.. The beach and Alvor all within walking distance for those able but easy enough to call taxis from reception for those less able to walk too far

We booked this property for the beginning of July 16 for 2 weeks. We are a family of 5 and each of the children took a friend with them so we were 8 in total. The property is just as described and very clean. It costs about 7 euro to get a taxi to and from Carvoeiro Centre. The outside area was lovely and the pool was cleaned regularly, the only one request I would have would be to have more sunbeds as there are only 6 - and when it sleeps 10 it would be nice for everyone to have a sun bed even if on the grass. I would highly recommend to anyone and hope to go back soon

We are just back from a week's holiday at this villa and I'm afraid this villa is in need of a lot of care and attention. There are many little things that need fixing around the property and have been detailed in previous reviews but the most serious is the tiles all coming off in the swimming pool. Two of the kids cut themselves in the pool where the tiles had come off as they've left sharp edges. I also cut myself where the tiles have come off and now have a foreign body in my foot. I have mentioned this to Rebecca so hopefully they will make this a priority as it's extremely dangerous. Also, a couple of the plastic chairs are broken in the conservatory. The legs just collapsed when my mum moved on the chair and she landed in a heap under the table. When we looked, there were another couple of chairs in the same state. There is a horrible smell in the en-suite bathroom in one of the upstairs bedrooms. You also could not have a shower in there as there was no shower curtain and the water went everywhere. We showered in other people's rooms. Good points - the Games room and bar were great for the kids and unlike the other reviews, we didn't notice any smell there. The villa is very spacious and most of the bedrooms have walk in wardrobes. The balconies accessed by the top two bedrooms are huge and go right round the corner of the villa. There are a couple of little cafes nearby, as well as a big skate park and a kids playground (all just a couple of minutes walk). This is an amazing villa and it's a great shame that it's not maintained to a satisfactory standard. Would be nice if there was something there to start you off on your arrival, e.g. washing up liquid, soap, toilet rolls. We left nearly a fully box of dishwasher tablets, washing powder, detergent etc for the next arrivals but I would guess they probably arrived to nothing as well.

Spotlessly clean and tidy, this property was perfect for my family of 5 (although the beds are for 6). The real gem was the private garden complete with brick built barbecue.....perfect for a quiet breakfast or evening meal after a day on the beautiful beaches of Alvor. The location is OK although it is a hike to and from the beach - next time I would hire a car since there is a new enormous free car park right by the beach and the property has its own gated off street parking place. There is a small but well stocked supermarket just 150 metres away and all the essentials are there. The property manager could not have been more helpful and sorted out a couple of minor issues promptly and efficiently. We are looking forward to next year!
