Villa overview - owner's description

Villa Nishita is a family friendly villa with all the modern comforts expected in a high quality holiday home. The villa is located in a quiet residential area yet within walking distance of all the clubs, restaurants and beaches. There is a private pool and a landscaped garden with sun loungers, BBQ and sea views. The villa has three spacious bedrooms each with private balcony, en-suite bathroom and sea views. There are power showers and shaver points in each bathroom.

Inside the villa you will find spacious open plan living area with Wifi. There is an internet connected LCD TV with Wii, VCR and Blu Ray player. There is a paid subscription of Netflix for the villa which can be used using netflix app on the TV. There is an MP3 music system with iPod docking station. There is a MAC mini for your computing and internet needs. In the kitchen you will find a large fridge freezer, water dispenser, toaster, microwave, dishwasher, washing machine, hob and oven. Internet speed is 5Mbps.

Luxury and comfort are the theme of this villa either it is the fantastic location, fabulous sea views, entertainment system or power showers. We provide all the linen and towels. All you need to start your holiday is to bring yourself to Villa Nishita.

AYIA NAPA

Ayia Napa(or Agia Napa), located southeast of the islands coast, is reputable for its tourist resort all over Europe. It is one of Cypruss most popular beach resorts. Holidays in Ayia Napa really do have the best of both worlds. On the one hand, the resort is a buzzing party paradise, bustling with cutting-edge clubs and trendy bars. On the other hand though, there is a more tranquil side to this once fishing village. Beautiful snow-white beaches, narrow cobbled streets and serene shady squares all show off a different side to Ayia Napa holidays. Take a look at the medieval monastery and stroll around its gorgeous gardens. Flop down onto the silvery sands of Nissi Beach were the waters sparkle like crystal or pull up a chair at a pavement cafe in the atmospheric main square and watch the world go by. The main centre of the district is Paralimni, 3 miles north of Ayia Napa itself. East of the village is Protaras, known for its lively nightlife and fig tree bay. Cape Greko is well known for diving and walks.

NISSI BEACH

Nissi beach after a good night out is the place to go. This sandy beach is enormous & you can either relax on the sand or else do something more adventourous like jet skiing and bungy jumping. Nissi, which in Greek means a small island, gives a new dimension to the beauty of the landscape. It is well sheltered from the wind and facilitates all sea sports. There are also cafes, pubs and restaurants in the area.

FAMAGUSTA DISTRICT

Famagusta is a region of fertile red soil, old windmills, and fabulous beaches, the best-known resort being Agia Napa, the Mediterranean's new centre of clubbing. It also has a beautiful 16th century monastery and the breathtaking Cape Greco. To the north are the villages of Liopetri, known for its basket-making, Sotira, with its small 15th and 16th century churches and Dherynia with its Folk Art Museum. The whitewashed inland town of Paralimni contrasts with its modern beach resort of Protaras, known also for its windmills dotted across the fields among the hotels.

CYPRUS

Cyprus enjoys long hot summers, with average August temperatures of 27ºC. Being a Mediterranean climate, winters are extremely mild, with temperatures in January staying around 12ºC, so there is never a bad time to take a holiday in Cyprus.

Transport
Villa Nishita is located 1km from both Sandy Bay beach and Ayia Napa town centre making it ideal for both beaches and night life.

The pubs and restuarants are within 1km from the villa including the famous Hokkaido japanese restaurant which can be reached on foot.

There is a corner supermarket within 500m from the villa and there is an ATM within 1km of the villa at Bank of Cyprus branch of Ayia Napa.

A car is not necessary for this villa. You can always call a taxi if you plan to visit Waterworld Water Park , Paralimni or Protoras. Airport transfers and car hire can be arranged through our villa management firm in Cyprus.

The villa is lovely with everything you need to enjoy your stay. Washing machine, dishwasher coffee machine even a computer. Netflix etc own pool.
We where there in Cyprus for our son's wedding which was in Dome Hotel Nissi Beach, when I booked this villa I had asked how far away the villa is from the hotel and was told a 10 minute walk, luckily we tried it before the wedding and it took us 1 hour and 10 mins. The advert for the villa says it's in Nissi Beach and it's not. If you intend to eat in the villa you will need a car to get to the supermarkets like Lidl and the Hypermarket other wise it's a 20 min walk with you bags in very hot weather. Location is a quite residential area. Own small pool we had an issue with the pool as wasn't enough water in it and the pump was running continually but we phoned the maintenance company who came out and sorted the next day. All rooms have air condition but the living area one never seemed to get very cool. You receive a lovely welcome pack of.tea, coffee, sugar 2 bottles water, eggs, margarine spread, jam, bread and a bottle of wine. There is a water cooler which you can fill up at the local garage.
Each room as an ensuite and a hairdryer, also iron and ironing board and plenty of storage space.
Walk into Aynia Napa takes about 20 minutes taxi costs around €10 but make sure you take the address with you as every taxi we got didn't know where the villa was many didn't know there was villas there.
We booked a transfer from the airport to the villa through the owner/ property agent and was charged €70 which is excessive as it's only €40 if booked through local taxi company.
We all enjoyed our stay at the villa , but we did have to do some cleaning especially the oven tray was dirty and the coffee machine was covered in mould. We also had to wash everything we used to cook with as it was dirty.
There is a problem with ants especially in the kitchen and upstairs bathrooms.

Glad to see that another wedding party has enjoyed the facilities of Villa Nishita. Regarding location, we urge renters to note that the villa is with in walking distance of Nissi beach (not in Nissi beach) as it clearly written on the distance. We quoted 25 minute walk to Nissi beach which is correct. Note that Dome hotel is not with in Nissi beach, it is 26 minutes walk from actual Nissi beach. This led to some misunderstanding on the distance and we would use Google maps in feature to give walking times. We (owners) don't take any money for airport transfer recommendations. If there are cheaper alternatives we would appreciate if you share your recommendations for future guests. We will definitely look into improving the cleanliness and pest control (difficult with ants on warm island).

Excellent villa in quite location, with good facilities including the garden. Relatively easy walking to both Nissi and Ayia Napa and taxi s plentiful for return journey. We would definitely recommend.

the house was in excellent condition.we had a few problems that most of them were solved straight away.the house is in a nice quiet area but a bit far away from the sea. the house was very clean and the pool as well.Overall we were very happy with the house.

The villa was very clean & maintained to high standards, the downstairs bedroom was perfect for my disabled daughter & myself along with the air conditioning in every room. It also had everything needed for an enjoyable holiday. I also found communication with TLC the management company for the villa was excellent. The pool area was well kept too.
The only downside was that the villa was a bit far away from the nearest shops & bars about a 20 min walk.
I would definatley recommend this property to family & friends and will be booking it again soon............

this is a great villa,about 20 min walk down to nissi beach.the villa is lovely,the street it is on is very quite,and easy to find,we hired a car for our 2 week hol,and it was worth it if you want to get out and about and see things,but we can not fault the villa ,everything you will need is there,also a very nice pool which is kept clean,i would reccommend it and would love to go again,i could not believe how big it was and how much room we had.the holiday was good and we enjoyed ourselves,i wish it was mine. curly and pip yorkshire

we found the villa very comfortable and well equipped, it was very spacious, although there were 6 people in our party we never felt on top of each other. there is very good views out to sea. we tried most restaurants recommended and found all the meals were of a very high standard. we found catering for ourselves and using supermarkets very expensive. we found the TLC representative very helpful and when we decided to hire a car all it took was a phone call to sophia from TLC and everything was taken care of. we would recommend villa nishita to anyone who likes to find a little quiet away from the nightlife but close enough if that is what you require.the bobbins derbyshire

The villa was of exceptional standard throughout. From the moment we booked the service was great and we felt looked after. As our travel date got closer we were contacted by both owner and managment company ensuring that all our needs were taken care of. The directions from the airport were spot on (we didn't get lost once). The fixtures and fittings of the villa were first class throughout both inside and out. The layout of the villa would be great for both adult groups or famillies. The location was also spot on close enough to town for food and entertainment but far enough away for peace and quiet and a good nights sleep. Our party consisted of 6 adults and we all had a good time and not a bad word about the villa. If you are thinking of booking this villa do not hessitate book today. Overall Impression~~~~~~~~~~~~~Our immediate impression when arriving at the villa was wow. The look of the villa was impressive from the outside. However this was nothing compared to what we saw when we entered the villa. The layout and equipment of the villa was excellent, the best we have experienced to date (we have been holidaying in private villa’s / apartments for the past 6 six years).The location of the villa is exactly what we look for on holiday, close enough to walk to the centre but far enough to ensure peace and quiet.Would you recommend it to other families~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~Most definitely yesPlease give reasons.~~~~~~~~~~~~~~~1. The villa was spotless and had everything in it we required,its location is just far away enough from the town centre to enjoy the peace and quiet but the nightlife was only a ten minute walk away.

We found our stay at villa Nishita very pleasant. The villa was absolutely stunning and indeed it is a luxary villa. The owner is very friendly, and was very profesional when it came to booking and answering any queries we had. He had even thought about little things you may need when it comes to staying at the villa, for example having tourches in the villa because one of the roads you may walk down to get to the centre has no street lighting. The villa itself is kitted out with all modern comforts such as flat screen tv dvd and satalite and even provides dvds. We have high chair, bottle warmer and baby monitor for families with children. We also have a large collection of books, games, DVDs and Blu Ray disks including a PS2 with few games. Villa is not suitable for under 25 groups and single sex groups. Such bookings are rejected with out any prejudice. We paid more for Villa Nishita when we were getting it built compared to other villas in Cyprus due to its location and standard of the build. This along with best furnishings seems to have paid off by the excellent reviews we have received for Villa Nishita.
