Comfortable and characteristic country house with private swimming pool and panoramic view just 7 km from Rieti. Surrounded by a well-kept garden completely fenced it allows guests to enjoy comfortable outdoor meals in various environments such as the spacious dependence / covered veranda, equipped with a large dining table as well as sofas and chairs that make it usable both in summer and in winter as it is equipped with heating. On hot summer days, you can enjoy the gazebo adjacent to the veranda equipped with an outdoor cooking corner and barbecue. The farmhouse also has a small but well-equipped fitness room with direct access to the pool. For the children, children's playground in the garden. Outside also volleyball net, and badminton net, soccer goals, tennis table and bicycles. Satellite TV and unlimited Wi-Fi are included. Covered parking inside the property with electric gate and control camera. Pets are welcome. The property was obtained from a 16th century building. The owner can offer upon request when booking a shuttle service to and from the airports of Fiumicino and Ciampino and railway stations, as well as trips and sightseeing in the surrounding area ( payment on the spot). Here we are in Lazio, at the center of the so-called "Holy Valley" on the path of St. Francis and on the Via Francigena; the Saint stayed in these places founding many sanctuaries. The farmhouse is surrounded by greenery on the edge of the Lungo and Ripa sottile nature reserve, and is half an hour from the ski slopes of Monte Terminillo. Just 200 m from the house passes a beautiful bike path (over 22 km) allows guests to make healthy walks on foot or by bike; along the cycle path there is also a multi-purpose sports center. The farmhouse is 7 km from the city center of Rieti, capital of the historical region of Sabina and 75 km from Rome. The beauty of the landscape and the quietness of the places make it a perfect destination for tourists who love to live surrounded by nature, in perfect HYGGE - MYSE style. The area also offers countless opportunities for living outdoor: walkings along the path of Francis, a path surrounded by nature that connects four sanctuaries founded by the saint, birdwatching, horseback riding, hang gliding, paragliding, rafting and rowing, climbing. On request, with payment on the spot, you can reserve extra services such as: transfer, car with driver, rent car, guided tours, home delivery of fruit and vegetables and organic food at km 0, catering, chef / pizza maker at home, personal shopper and wellness center.

When do I receive directions to the villa and key collection information?
Directions and details on how to collect the keys will be emailed to you after you have paid for the booking in full. You will receive full details about your booking including directions to the property and a booking voucher that you need to hand over to the property manager when you receive the keys. In some instances you may need to collect the keys from the property manager’s office or some other location which is not the actual property you have booked to stay in. Please note that the agent provides us with the GPS co-ordinates in the travel directions and we communicate these to you; you should contact the property manager if these are unclear.
Bed sizes / bedrooms
The exact dimensions will vary from property to property but the agent has specified that bed sizes are as follows:
- A single bed is typically 70cm to 85 cm wide and 180cm to 190cm deep.
- A double bed is typically 140cm to 180cm wide and 180cm to 190cm deep.
- A “grand lit” is a European double bed, suitable for couples, and can be smaller than the usual UK or American doubles. It is typically 130cm wide but in some instances may be wider; it is approximately 180cm to 190cm deep.
A bunk bed is two single beds, one on top of another. Some properties also have pull-out beds, sofa beds and/or bed chairs; in a few properties the bed can be low in a wooden frame on the floor. The beds often have terry cloth sheet mattress protectors to protect the mattresses; please use them with the bed linen.
Some properties may have a loft as a bedroom: this is usually an open room at the top of the house with sloping walls and mattresses on a low bed or on the floor itself. You need to climb a ladder to reach this room. Lofts are very popular with children but may not be suitable for adults or elderly guests.
If a property has an annexe then it will typically be a building attached to the main property or a small self-contained building. Annexes often have no central heating.
Please note that bedrooms in holiday rentals are usually not that large; you should refer to the floor plan to get a sense of size.
