On handover Algarve Private Collection advised us to report any issues to them directly.
We booked this villa as it walking distance to beach and villa was perfect for our family of 7.
 
The main reason for 1 stars is we were mis-sold this villa as the location stated within walking distance to beach 500 metres. The actual walk via road was 1.8km or 1.3km via a route across private property and across barbed wire fence.
We tried to resolve this via Algarve Private Collection many times during our stay to no avail. Also, when we returned, to no avail.
 
We reported to Clickstay, the letting agent, as the Algarve Private Collection would not respond anymore Clickstay contacted the agents and asked them to resolve the issues .This problem could not have been resolved as it was in breach of t&amp;c’s regarding the location which was quickly changed by Algarve Private Collection upon our enquiries re the walking route to beach.
 
This holiday was not as planned as we intended, it was a family holiday with varying generations, and they should have had the flexibility of being able to walk to and from the beach. However other family member would have transport them by car as a result. This spoilt this part of the holiday and we would not have booked this villa if the location had been correct as our main criteria when searching villa was within 500 metres of the beach.
 
In addition to the incorrect location description:
 
On arrival we were informed of the electrical issue with the villa, with the all the power tripping out. This was not resolved until 4 days after arrival, so we would have to reset the trip switch. This is ok when in where in the villa but when out for the day meant fridge, freezer and dishwasher would not function.
 
We had paid 300 euros for pool heating; unfortunately, there was also an electrical error with the pool electrics tipping out, with not only heating affected but also the filtration system. We realised this after a long day out returning to have a dip in the pool only to find the surface of the pools covered in insect. Once we realised, we informed the agent but was not resolved during our stay. We continued to reset the pool trip switch to keep the water clean until we left. The 300 Euro was reimbursed after we returned home. 
 
The Alsatian dog next door barked whenever a person/people was in the road, so anyone sleeping in the cellar bedroom and front bedroom were woken when the builders arrived to work on a villa a few doors up. The dog barked continuously for 30 minutes one afternoon when next door had the pool maintenance workers in their villa.

We were extremely disappointed with this Villa.  It is by no means "fabulous" and was extremely grubby with tired and well used furniture.  Nearly all the furnishings were stained in some manner and there were doors and windows that were bolted shut so you couldn't let any fresh air in.  The en-suite in Master Bedroom was terrible with poor drainage in the shower and a toilet seat that came away from the bowl on a daily basis.  The smell was quite bad too.  The Master Bedroom consisted of two single camp type beds joined at the wall by a double headboard.  The mattresses were thin and uncomfortable and the bedding didn't fit properly.  I actually found going to bed quite a bad experience and didn't get much sleep.  The kitchen was dirty and we were reluctant to cook, but the lack of surrounding quality restaurants meant that we had to make use of it at times.  The pool area is poor with disused toys and deflated inflatables surrounding.  The pool is small, cold, has weeds growing through and residue at the bottom.  So sorry to write this review but the only good thing I can say about the Villa was that the gardens are nice and well maintained!  It didn't spoil our holiday but we weren't sad to leave and unfortunately would not book again.

Very nice 3-level townhouse/villa in private resort complex. Property is of very high quality and is superbly equipped with everything you would require. Four communal pools for the resort and the pools are allocated two for one half of the resort and two for the other so consequently, never any issue with finding loungers even in the height of summer. 

Nice features of the property are full aircon, built in bbq on the top floor, outside terrace on main floor, sun loungers and satellite tv. Great to have property cleaned twice per week during stay.

The whole complex has a nice family feel to it. Lots of beaches nearby which are not as busy as Praia da Rocha, Albufeira, Luz etc. Bar, restaurants and supermarket available in walking distance within village but car required. 

Golf immediately next door on Parque de Floresta resort. Some of the larger villas on the other side of the complex are south facing, backing directly onto the golf course and have their own pools .

House was of a high standard and overall the family loved it. Night time was very quiet and not too much to do unless you are prepared to drive but that did not spoil out time in Portugal. Local beaches were superb and cafés and bars were 5 mins drive away. Local restruant in burdens was excellent and this and supermarket was within walking distance. Pools were quiet and relaxing but water was very cold. Loved the area and would love to return soon.

To celebrate our 40th birthdays ! It was amazing the villa is stunning , it's homely and comfy and the views are stunning x it's a nice 15 minute walk into sagres and with a nice stop at the nortunda beach bar to break up the walk ! This place is wonderful you must book !

Gorgeous villa, like something from Fooballers Wives! Not massively child friendly though as the decor is so nice I was constantly worried about sticky fingers but I expect that might be the case in most luxury villas. The pool does have a cover but no fencing. Very modern kitchen and all mod cons. Beautiful garden area and a fabulous view. Walking distance from the beach (which was also gorgeous) and the hotel amenities. You can use the hotel kids club and creche if you pay. Very much recommended.

A lovely property, with stylish furnishings and facilities. Easy access to a great pool (plus 2 others close by) and simple parking. Complete with 4 sun terraces so that you can catch sun or shade any time of day. Good air con. 

The complex would benefit from a restaurant / bar on site and / or a more formalised relationship with the golf course and facilities next door.
