Arrived at the villa and immediately knew we would be at home there 

Sue the owner communicated everything well and we had no issues with cleaners etc throughout the holiday 

What I can say about this place is it is fantastic for a relaxing stay in an amazing quiet place in Thailand away from all the hype and noise, the perfect holiday getaway to relax and just unwind, perfect beach , you could literally imagine you were castaway, not see people for hours on end and its just amazing and beautiful and well just perfect really !!!!

Apart from a couple of cosmetic issues which I conveyed to Sue the only possible improvement would be the entertainment system which does not allow any connectivity from laptops etc and is fairly old however as we were there to just relax then it was no real problem and it does not spoil your holiday

A more or less sad story!
This was our 8th visit in Thailand, we really love this country. But...
We booked this house approx three month in advance for 6 persons, five adults and one child (age 11). But the house was not comfortable for six persons and there was not even equipment for six persons. 
The sister house is presented at the photos, but was not included which we noticed very short before the arrival. In the house, there is only three beds in two bed rooms and for us it was tricky to get it work. Two of the adults was sleeping on the sofas in the living room.
The cleaning does not work, due to our confirmation it was supposed to be done every second day. When we had no clening after five days, we let Sue (the owner) know it and she told that it was changed to twice a week, But it did not work with towels and bed sheets.
The maid was chaned to a new one, she did not speak obe word English was forced us to call or send messages to Sue when something did not work.
The area is very off side, even if it is nice. There is no proper restaurants in "walking distance".
The house is very nice, Sue tried to do the best she could of the situation but for us it was not good enough. In my eyes, the presentation of the facalities and the area on the website is not right. 
And in combination with a non working cleaning, and a non comfortable house for six persons, this booking did not fullfill our expectations.

Just returned from a relaxing holiday at the beach front house, the location is ideal if you want to get away from it all and the house itself is lovely. Toyd was very hospitable throughout our stay and catered for our every need.  We booked a car, boat trip, in house massage/spa, jet ski and airport transfer via Sue and all of these were extremely well managed and professional.

We will certainly be returning in the near future and would not hesitate recommending this property to friends and other families.  Thanks Sue &amp; Brian!

We stayed at the house for a week in November and the place was excellent , right on the beach and very relaxing.
The house was lovely and great for 4 people. The housekeeper Toyd was very helpful though very discreet.
The villa is a way from Hua Hin town so nightlife is not on your doorstep but we hired the car as supplied on advice of Sue the landlady and it was great for our stay.If you want a relaxed family holiday away from the hustle of Thai town life then this is ideal. The large plate of prawns given to us one evening was a lovely surprise and everyone enjoyed them. Overall I would have no problem recommending this place to stay and will probably be back ourselves in the future. One thing though make sure you pop to Tesco before you arrive and stock up as it is a distance to get supplies though there are a number of local hotels and restaurants that deliver to the house and these were very good.Thanks Sue and Brian for  great stay

Positives - location for the beach.
Negatives - house was surrounded by construction activity (noisy, even on weekends).  Owner did not inform us this would be happening. Internet connection was very expensive. Additional costs for electricity. Bathroom (toilet) smelt unpleasant. Difficult to find the property due to poor directions/lack of map.

Very nice home, located on a quiet beach, just outside Pran Buri.  The home is new, nicely furnished and very clean.  The pool is small, but perfect for cooling down in the heat and humidity.  We had a very relaxing time, with walks on the beach and lazing around during the day.  Restaurants and stores are some distance away, and a car or motorbike is nice to have.  However, the housekeeper is happy to pickup any food from some of the inexpensive restaurants along the beach road.  We met the owner, who is very pleasant and concerned that we had a good time.  We did, and hope to have the chance to spend time there again.

We had a loely time staying at he beach house. It was a very beautifully house and right on the unspoiled beach.The pool was on the deck and we spend so much time in the pool.The maid s husband was running around for our food shopping. I recommended to everyone who enjoy the quiet beach life style.But the cooking service , the first meal was too hot so be careful with your orders make sure that you let her know how much chilli you want to put into your dish.

We stayed in Beachfronthouse for two weeks in March. It was the best holiday we have ever had, because it was so different from hotel holidays - no hundreds of people around, no crowded beaches, no busy hotel breakfasts.  We could not believe our eyes - all beach as far as we could see was for us only! This is place where you can enjoy every moment of being together with your family and have real quality time. 
Sue was very professional during booking process, organized transportation, car rental and so on. Always smiling Toyd was very helpful on whatever we  needed and she was cooking delicious meals for us. Previous reviewers have already described all positive aspects of this place, so we can just once more confirm uniqueness of this Paradise spot on Earth.

We had a fantastic holiday in this gorgeous beach house with our 2 children aged 12 and 13.  The beach really is on the doorstep and whilst we were there in August we had the whole 3 km of beach to ourselves !  The house is extremely comfortable and the outside pool and dining area are heaven.

The owner and the house maid (Toyd) really thought of everything to make our stay as relaxing as possible.  Toyd organised massages and manicures, she cooked us fantastic meals and even prepared a home-made “ aloe vera “ potion for sunburn !  I really relaxed for the entire 2 weeks as Toyd cleaned the house , made the beds daily and even did the washing up and laundry.  We really miss her !

The location is very quiet and a complete contrast from the commercialized beaches in Hua Hin.  You do need a car but Pan Nam Pran is only a 5-minute drive and there are lots of good restaurants and a daily market.  On the coastal road to Pak Nam Pran (just next to the Moroccan resort) is a fantastic restaurant called “Ton to”.  Great food served next to the beach, really friendly service and so cheap !

I would recommend this property to couples or families (or newly-weds), who are seeking peace and quiet away from the touristy areas and looking for a relaxing base.   There is LOADS to see and do in the area and the markets are numerous.  Hua Hin just a 20 minute drive and lots of interesting places to visit (monkey temple, shrines  high on the hills with great views, shops galore, night market, train station etc…..).

We are sad that are holiday is over and would definitely return.

We stayed in this house for 17 days in June/July 2011.  The short story is we loved it, the longer story is you need to know what sort of holiday you are after...
If you want a resort with lots of people and your life organised for you, then maybe you should look again!  But we loved the relative isolation of this house, the perfect beaches and the pool which is a lifesaver on the always hot days.
We arranged a pickup from our hotel in Bangkok through Sue and I often tell the story to our friends of how the freeway turned to highway, the highway turned to two way road, to single lane, and then to dirt track!  By this stage we were wondering where we would end up!
Toyd the housekeeper greeted us and we settled in our temporary home.  Still wondering if we had done the right thing?  The house is perfect but where were we, we were asking?
Even though Sue had recommended it we hadn’t ordered a car - which is essential!  So we texted her and within 2 hours a car arrived - delivered to the door.  We took many trips with our 2 year old to see the caves nearby, Monkey Island cruise, Hua Hin, Pranburi Texco, the many beaches and just soak up the local life.  Lynda took a cooking class in Hua Hin one day and we often went to the local markets for fresh fish, meat fruit and vegetables.  We visited the local shops and eating places and even though very few people spoke any English they were very friendly and we tried some very interesting dishes!  
Along the road at Khao Klok there are many stalls where you can buy food - whole BBQ chicken (yum) and some resorts if you are feeling like a more western style of service.  There is a bar run by friends of Sue and Brian there too if you feel like a beer, chat and some International sport on TV.  They also serve a roast etc. if you want too!
Toyd the housekeeper kept our house well, and cooked for us on many occasions.  She was very accommodating and there when we need her.
Some things to consider:
This isn’t a resort although the house and facilities are top class.  You are on your own, which we loved, to do your own thing.  There are many trips to do and I am sure Toyd and Sue can assist.  
You need a car - that is definite.  Again, Sue was great here and the car was very reasonably priced.
Internet was good and pretty reasonably priced - we booked for the entire time before we left.  
The local neighbourhood is rural, so expect dirt tracks and locals carrying on with their lives about the place.  There was no hint of trouble and the house gate is closed at night and there are security cameras in place.  Although, there seemed no need for them!
We would have no hesitation in coming back if we can and would recommend it to anyone bearing in mind the points above.  I am happy to answer any questions if you would like to email me - steve(at)eagledirect.co.nz
