Our townhome is located at the prestigious Regal Palms Resort & Spa a Triple AAA/CAA (3 diamonds) & The Guild of Florida Owners (4 star) rated resort.

The resort is the perfect choice for families wishing to have their independence whilst enjoying the facilities of a resort and still being close to Orlando’s great attractions.

The clubhouse features a 24x7 reception, restaurant and sports bar, business center with internet facilities, pool terrace and games room. A further building houses a gymnasium, spa, health and beauty complex. The private grounds feature an extensive tropical pool complex with two heated pools with lazy river, hot tub, waterfall and waterslide, a central island and extensive sun decks.

A shuttle bus is available to the major theme parks.

A Publix supermarket and further restaurants are a few yards from the resort and a Wal*Mart Supercenter is a short drive away.
Adjacent to the resort is the 18 hole Highlands Reserve Golf Course, this is a 72 par championship course with extremely challenging greens.
The house comfortably sleeps 9/10 people.

Our townhome has 4 bedrooms with king size and queen size beds in bedrooms 1 and 2, both have ensuite facilities including bath and shower. Bedrooms 3 and 4 have twin beds in each and share the 3rd bathroom. Cable TV is in both master bedroom and lounge. Lounge also has DVD/VCR.

Property features central air conditioning, washer machine, tumble dryer and in room safe. There is a fully equipped kitchen with dishwasher, hob and oven, large fridge freezer with ice maker, microwave. There is parking for 2 cars. The lounge has patio doors to a covered patio area and sofa bed.

Towels and bed linen are provided.

Our whole family loved the house and the resort. The kids would have spent every day in the pool and never gone out! The property was very clean and well equiped. The staff at the front desk were helpful although sometimes requests for remedial work to the house seemed to get lost on their way from front desk to the maintenance department however this was only one small niggle on an otherwise excellent holiday. The resort was fairly busy on the weekends but was still audibly quiet which was great. We didn't want to come home!

house was very nice and had lots of space and everthing that we needed for holiday that you would have at home on suite to must bedrooms which the kids loved kitchen good size and frontroom nicely layed out in all very nice place away and homely at the same time great time had by all.............just one thing i didnt like was being changed $140 to use pool or didnt have a choice not to pay for services even if i didnt want them at all the parks and shopping all time there anyway nice hoilday

We had a great time here. The restaurant is good too - we ate a couple of times there. The pool area is lovely my kids loved the slide and lazy river - and clean towels provided - as many as you want!! The house was clean and had everything that you would want. We didn't think that there was a hairdryer but found one on the day we left!!!!! Great location for Disney and you can even walk to the little plaza where there is a Publix.

I loved the resort. Everything was great in the codo, but the beds need to be changed. The mattresses were very hard and felt like the springs coming out into our backs. I would go back if the beds were changed, othewise, I wouldn't go back. It was too hard to sleep.

This is a clean, comfortably furnished, four bedroomed house with all the essential amenities including dishwasher and laundry facilities. Two of the bedrooms are ensuite with an additional family bathroom. We did not use the facilities in the resort but the pool and communal areas were of a high standard and were very well maintained. The location of the resort provides easy access to all the theme parks although we found it took us a good 40 minutes to get to them because of traffic. We went in november which is low season and found the 192 gets very congested. this may be even more so in the high season. there is a very good supermarket close by which has everything and more. the deli counter is amazing. We had a fantastic holiday and would stay in the accomodation again if returning to Orlando. If I had any cirticisms it would be that the resort was a bit characterless, but I don't think one choses to go to Orlando for character other than the disney ones. I would recommend taking a 90 minute trip to Blue springs reserve where you can see manatee in their natural habitat. It is beautiful, peaceful and part of the real florida. It was really good to take a breather from the theme parks and escape for a day. take a picnic cos there isn't much in the concession cabin.

We stayed for a few days and found the Resort and townhouse excellent. The accomodation is clean and fully equipped with TVs in all rooms and DVD in the living area. The resort pool was fantastic for our kids with the lazy river and water slide. Some days they wanted to go there instead of the theme parks. All in all a great place for a vacation and I would recommend Regal Palms to anyone, but especially families.

The townhouse was clean and well kept. The resort offered great services such as pool, waterslide, and spa. The location was close to Disney but far enough from all the traffic. The resort staff was friendly and helpful. The number of bath towels provided was not enough for the number of guests, and the air conditioning was set to low for our liking. There was a locked box so that the AC could not be altered. The front desk did not answer the phone at the extension provided. I had to call them using the 800 number.

This is a very nice unit. I wish there was an extra tv. 2 tv's are not enough when traveling with children. The location is ok, not much around and pretty desolate. The pool area is beautiful but closes too early. I feel that it should be open late. I was also disappointed that the gym was not built yet, when the website stated it had a state of the art gym. But other than that, it was a very nice place.

Although the property was good, we had no clean bedding for the second week we were there. Had to sleep in the same sheets for two weeks! There was no baking tray or oven gloves, no teapot or frying pan, no dustpan and brush no patio chairs, it would have been nice for us to sit outside. Only two saucepans, we could have done with another one.

This property was clean and comfortable for our party. We especially enjoyed the resort lazy river/slide and other pools. All requests were met with the exception of an extra attempt to get us into our property early. The booking process was wonderful and easy to use. Very professional and gave us a good sense of confidence that everything was taken care of properly.

The only think that we did not like is that there we had to buy everythink to start living there. We had to buy salt, peper, soap for the dischwashing machine, toilet paper, bag for the garbage, etc. Usualy when we rent a house or condos those kind of thing are there and we buy some and leave them there, it just that when we arrive at 12h00AM we haed to fin a store that have those kind of things so that we can enjoy our stay. I dont mind buing those thinks, but when y ask before i arrived if there was some things to bring, nobody told us that, because we would have bring those things. Except that everything eas OK, good stay there and i would recomand.
We had a fabulous time. The unit was lovely and spacious. The rooms were large and attractive. The beds were so comfortable I think I need a new mattress at home!! Everybody loved the pool area a great hit. Its a great place to spend the day instead of the parks. Would definitely return and I told everyone at work it is the way to go far superior to hotel units.
Pool area was excellent. Children did not want to leave. Home was clean. Would reccommend having VCR and/or DVD players in the home.
The home was so clean and spacious. The staff at the front desk were so nice and helpful. I think I may make this a annual vacation spot.
1. Microwave above stove died. Called front desk, they told us its the landlord responsibility. Called landlord, she told me to call front desk. Problem eventually solved. 2. Property we stayed in directly across from construction site. Did not enjoy being awoken at 7AM by a concrete truck seemingly going backwards the entire morning. 3. Site not as close to Disney as advertised. 4. Screen fell off window during windstorm. Called maintenance, never showed. 5. Although very buggy, the pool and lazy river were very nice. 6. House had ample room for family of 4 - we had 4 bedrooms which was great. Beds were uncomfortable but not so bad you couldn't sleep. A/C system worked perfectly. Stove, dishwasher, garbage disposal all in good working order. House was very clean and organized. Landscaping was immaculate. Facilities cleaned windows weekly w/o us asking. 7. Landlord genuinely concerned about our complaints about a "resort fee" not shown in our contract. Landlord returned phone calls promptly. She wanted to make her guests happy.

as soon as we arrived at the town house we were not dissapointed,check in was quick and easy,staff were really friendly,and talk about value for money,4 bedrooms 3 bathrooms,washer dryer,dishwasher,all included in the price of £320 approx excellent value! the pool area was spotless and great fun especially the slide and the lazy river,the kids wanted to just stay by the pool,they forgot about disney. i would recommend this property to any one but especially families, our 2 granddaughters loved every minute of our weeks holiday, we will definately be back!
This resort was terrific. The house was completely quiet - we never heard anyone else while we were there. At the same time, however, we would go to the FABULOUS pool and have plenty of people to talk to! Everyone was very nice, helpful and courteous. It was a great location - away from the madness of Route 192, but so close to everything. I will definately stay here again!
4 beds,3 baths and 5 tvs for about the price of a hotel room. priceless. great swimming area.close enough to disney. only disapointment was that they don't serve continental breakfast anymore,but you have a full kitchen. definitely recommend it.
Problems with supplies. Only 1 roll of topilet paper per bathroom & only one trash bag were in unit. We stayed for 4 days and had to go shopping for kitchen & bath supplies. Not very convenient. Pool was great abd service at restaurant was excellent.
The property we stayed in was very clean and spacious. It provided all the home comforts we needed and was a lovely place to return to after a busy day out at the parks. When we first arrived we thought it may be a little too far from everything, but the lack of noise and the facilities made up for this by far.
I stayed at this 4 bedroomed town house for 3 weeks in July with my husband, mother and 3 children aged 17, 14 and 10. We had a very enjoyable holiday and the house was clean and spacious. There were TVs in all the bedrooms and all the towels we needed. The resort was excellent and the children loved the pool and the games room. The staff at the clubhouse were helpful when the air conditioning didn't work - although it took them a week to actually get it working correctly. Mia Pizza beside the Publix is a must for pizza. Travelling to the Parks was not a real problem and the I 4 seemed to be the quickest route. I would recommend this to others as it is excellent value for money

The front desk was a little slow in everything. they need to understand that peoples time is important and they should not have to wait 20minutes every time they go to the desk.
My family of 5 stayed at the Regal Palms the week of 7/18-7/23/05. We reserved a 3 bedroom townhouse and was upgraded to a 4 bedroom, 3 1/2 bath. We had more space than we could use. Our townhouse was brand new. The plastic and manuals were still in the refrigerator. None of the appliances had been used. The Living Room and Breakfast Area were decorated nicely. You have all of your china, glasses and silverware neatly in place. The only items they don't provide are wash cloths, but plenty of towels. You can pick items such as detergents up from the Publix. The washer/dryer was really handy. They were still working on the Spa & Fitness area. It looked near completion. But didn't spoil anything.Now the Pool. It is the most exciting and pleasurable place to be. I like going early (8:00 am) before anyone else is there. You have it all to yourself. It gets a little crowded after a while. The pictures of the pool are all genuine. I could float on my tube all morning long.
My family and I stayed in a four bedroom townhouse in Regal Palms the week before Thanksgiving. I have to say, we had an awesome time and were very impressed with the quality of the new townhouse and the resort itself. I just noticed several negative reviews from the long holiday weekend, which made me wonder if the resort was simply overloaded during Thanksgiving.At any rate, it’s true that the thermostats are pre-set, but we did not find that to be a problem. The upstairs master bedroom where I slept was a bit on the chilly side. However, there were plenty of blankets in the linen closet that more than solved the problem. I was also very surprised to read the comments about the lack of bath mats. In the unit where we stayed, not only were there enough bath mats, there were also all kinds of additional amenities. For example, we had a total of four TV sets including numerous VHS/DVD players. There was even a small collection of movies and books on hand for us to use. Any shortcomings, like the thermostat, are more than offset by the incredible pool and other stuff right there on the resort. If you stay at Regal Palms, you may not even WANT to go to any of the major theme parks, because your family will be so relaxed and have so much fun in the townhouse and at the pool! :) When we did venture to Disney, we did not encounter any major traffic problems. To be on the safe side, you might want to talk to the front desk to find out the fastest, least congested route.In closing, I think the major point that you need to realize is that every townhouse in Regal Palms is individually owned. If you book your trip through one of the online services, you have no way of knowing which unit you’re going to get. But if you book direct from someone who owns a unit, which is what we did, you can have a better sense of what to expect. In the case of me and my family, our expectations were met and we were very happy with our choice of accomodations.
We stayed the last couple of days of December and into January. The New Years Eve party was fantastic. What a great place, I will also give them the credit for the weather. Note to self, must move to Florida.Thank you so much.
We stayed 4 days at the resort. Checked out the 1/3/06. We were blessed with incredible weather 70s and 80s. So we enjoyed the pool to the max, even thou the pool is heated. No problem going to the parks, 15 minutes to Disney. We had friends on another 3bed/21/2bath townhome and theirs look as clean and comfortable as ours. There was a New Year celebration at the resort but we did not attended. We had our own little party and there were several parties going on, young kids on the streets and everything was in order. Everything was fun and civil.
I found the quality and location of the villa to be excellent and fit for purpose, however I have a concern around the usefulness of the reception at Regal Palms. On the ocassions that my party had reason to use the services provided, we felt that the overall service could have been better. Despite being based at Highlands Reserve and wanting to play golf there on the first day, we were given their phone number (which we already had) and told to phone them ourselves, despite offering a "tee-booking service". Beware of the cost of a beer in the bar at the resort. $5 plus tax and gratuity is over excessive, especially since many other places (including top level golf clubs) were less that half that and we were in a few places where a pitcher with 4 pints cost $5. On your first night, get a taxi to Skimpy's bar at the junction of the I4 and US27. Your taxi fare and first round will be less than the cost of a round at the resort.
The townhome was so neat and clean. It was very pretty and had everything I would ever need and more. We were a party of six and had more than enough room for all of us in the 3 bedroom townhome. The clubhouse and pool area were exellent. My kids had a ball and spent hours there. I am booking my next trip for Oct. Had a great time. See you soon.....
We stayed at the property last November and had a fantastic holiday. The townhome was clean and spacious and only a short walk to the Resort facilities. The pool kept the kids amused for hours and was also zero entry which was great for our 2 year old. I would recommend this place to anyone with families.
I had one of the best holidays of my life here! Can not fault it for any reasons. The staff were extremely helpful and fiendly. The pool is fantastic and kept me from going to the attractions. There was only one rainy day that kept me from using the pool, but the lovely bar area made up for that. I reconmend anyone to enjoy this spectacular resort!
The only complaint we had with the property would be two very easy problems to fix. The first being we rented a 4 bedroom unit and only had 4 bath towels, wash cloths, and floor mats. This unit accomodated 10 people that is not near enough towels for that many people, we spent alot of time washing and drying towels.The 2nd was their was no phone in the unit. You have to go outside and talk on your cell phone. That is not a bad thing unless it is raining or the sprinkler system comes on. The pool is goregous the water is heated and very warm. We all had a blast on the water slide. I would recommend this resort highly just be prepared for the shortage of towels an no phones.
The thing thats I would suggest to the individuals owners is the addition of a additional television in one of the smaller bedrooms, in my case it was used by my children. In addition to that the fee for the internet for 1 hour of use for 15 dollars is grossly inflated and flat out ridiculous. On the whole we had a memorable stay and looking forward to our next stay there.
