Villa overview - owner's description
Our villa is situated on the prestigious golf community of Highlands reserve, being a mixture of residential and rental properties it does not suffer from the ghost town situation that can happen in out of season times on purely rental resorts.
Governed by a home owners association the community is maintained to a very high standard.
Being just off Highway 27 gives you great access to the main roads in the area and avoids the noise and traffic problems of being in the built up urban areas.
On the community we have a par 72, 18 hole championship standard golf course, a communal pool, childrens play area and tennis courts.
When we first stayed in a villa on our own vacations we decided that we would never stay in hotels again when we could have the privacy, convenience and luxury that was missing from the usual hotels we had used.
One of the main benefits was the ability for everyone to have their own space and privacy with something for the kids to do when not out & about at the parks.
To this end we have tried to equip the villa so that there is all you should need to make your stay a part of your holiday experience and not just be somewhere to sleep.
The benefits of being able to come home to your private space after a long day out and relax or have a swim in the pool should not be underestimated.
What do you get for your money?
When you see our price it is for the villa and not dependant on the number of guests (up to the max limit of 8), the price includes all state and local taxes, all linens, towels, use of all the equipment in the villa and all utilities.
In the villa we have the full range of kitchen equipment, washer & dryer, iron, dishwasher, cutlery etc.
The extras include a games room with full size pool table, air hockey, foosball game, Xbox, PlayStation, Karaoke & Music. Free telephone calls to the US & Canada, Free high speed internet connection (wireless) , Printer, cable Tv, Dvd players, board games, free safe and of course the heated (if required) screened swimming pool with multicolour internal lighting for that evening dip.
You also of course get the support of our local managers who are on hand if you should have any problems.

What follows is, I believe, an honest and fair assessment of the rental villa at 941 Oxford Drive, Highlands Reserve, Davenport, Florida. As well as providing this feedback online to Clickstay, I propose to write a copy in the villa’s guest book, but I noted that some pages had been ripped out of the book previously...
This was our eleventh vacation in Florida - all of them in villas located within the Davenport area. None of the villas we have stayed in have been perfect, but then we are not especially demanding and have been happy to make a repeat booking in a number of the villas. Be assured, we will not be doing so with 941 Oxford Drive, Highlands Reserve, as presented currently.
This tired, old lady is in need of a sympathetic makeover, particularly in the pool area, which is west (and not south) facing and consequently only gets sun in a small part of the pool area until around 1pm. A major drawback for us. The loungers are old and have seen better days - I’d suggest that they are need of immediate replacement. We were in fact forced to clean the frames before use but could do nothing with the mildewed cushions. The lanai has a number of tears in it and is replete with verdigris, especially noticeable on the ground-level surround trellis, this giving the area a dirty, unkempt feel. The pool itself is pretty decent, but the western edge is too close to the lanai, making the pool space seem even smaller than it is.
Moving inside, the villa is reasonably spacious with two dining areas. There is a large fridge and freezer - which is pretty standard in our experience, but nonetheless welcome. The multi-port USB dock is a great idea and the safe in the closet off the master bedroom was most welcome. Air conditioning was good and this plus the overhead fans kept us cool.
However the interior was let down in a number of areas: i) One working TV only, in the lounge, when the website promised more (some instructions on how to use it would have been useful too). Also, the HDMI-sourced cable service connected to the TV only brought Tampa rather than local Polk news - not especially useful with Hurricane Dorian possibly set for landfall in Florida in the middle of our stay. ii) A garbage disposal unit that did not work when we tried to use it (fault reported to management company). iii) Tired/dated curtains throughout. iv) An alarm to the pool area that went off every time you opened the patio door to come back in (something of a legal requirement I’m told). v) A little bit of a dated games room in a predictably humid garage (pool table good, fans helpful, air hockey not working, ancient fußball table, etc). vi) Very noisy washing machine and drier that doesn’t auto switch off and unable to close the laundry room door. We could go on. Suffice to say that the foregoing takes the shine off what was once doubtless considered a palace.
A representative of the management company dropped by on Friday to give us some advice about the hurricane and to check what steps we had taken - which provided some much-needed reassurance. This visit also consisted of an ask of us to re-position the pool furniture if it became necessary - to avoid flying projectiles in high winds.
At a rental cost of around £1,000 for just under two weeks, I think the villa would have been value for money if the points above were addressed - and this villa were brought in line with the others that we have rented. I would suggest that the villa is in urgent need of some investment. It is simply not an attractive proposition in our opinion, as currently presented. We suspect bookings will drop off.
Hope this feedback helps the owner and prospective renters alike.

Property as advertised. On arrival front entrance and door looked a bit shabby and like it needed a clean.
Pool furniture also looked old and tired but never the less functional - actual pool was great, clean and well heated.
Netting around pool a little worn and torn in places.
Master bedroom bed could have been bigger, it was a double which was disappointing. Also no Tv in master.
Only other TV in one of the twin rooms didn't work so only one working TV in a 4 bed villa.
Overall villa was clean and we enjoyed our stay here.
Its the 2nd time we have stayed at this villa and we had a lovely stay again. The villa was clean when we arrived and the management company were very responsive if we needed anything. We will especially miss the pool and games room!
This villa was in a good location for all the parks and shopping. The pool and games room were great for the kids. The villa itself was clean and had everything that we needed. Was really good value for money and I would recommend to friends and family. Booking was also straight forward and all communication was answered quickly. Thanks for a great holiday.
Having stayed at the villa on a previous vacation I chose to return due to the location and the villas comfortable and clean amenities.
Once again an enjoyable stay which I hope on the next vacation will be longer.
