We fell so much in love with Dalyan that we decided we wanted to live there so designed and built this house to a high standard for our retirement. The village is close enough for easy accessibility but just far enough away for peace and quiet and to give a glorious outlook. There are many restaurants and bars in the village and a couple of nightclubs. The locals are extremely friendly and there is a wonderful family feel to the village. Public transport and/or arranged trips are good value and easy to use - in all the years we have been to Dalyan we have never found the need to hire a car.
Although only ten years old the villa has received a comprehensive refurbishment with the emphasis on comfort and serenity. The huge, fully furnished terrace overlooks the private pool, walled garden and spectacular views of the mountains. The villa is open plan with a well equipped modern kitchen and is fully air conditioned. The garden surrounds the property and is maintained daily as is the pool whilst maid service is twice weekly. As this is our home the kitchen is well stocked with everything necessary to dine in style. Cupboards are stocked with condiments etc as well as cleaning materials and was powder.
Dalyan is a gem of a little town, named after the river which links Lake Koycegiz to the Mediterranean. The channels of the river wind through the reedbeds of the estuary amidst spectacular mountain scenery. Dalyan is quoted as being "one of the last corners of paradise". Surrounded by pine-clad mountains and bullrushes, this is a national conservation area with unspoilt natural beauty. Access to the beach is by "water taxi" an idyllic 40 minute journey past the spectacular 4th century Rock Tombs, or by a 20 minute bus ride to the other end of the beach - and what a glorious unspoilt beach it is.

Ground Floor Accommodation
The open plan living area has a flat screen TV, dvd player, ipod docking station and wifi. There is a solid fuel fire for those winter visits. The modern corner unit sofa converts into a generous sized double bed. The dining area has bi-fold doors opening onto the huge front terrace. The terrace is furnished with cane settees and a coffee table. The spacious, modern kitchen is well appointed and has an extensive collection of cooking equipment, pans, crockery etc and a water cooler. This area also opens onto the front terrace where there is an additional dining table and chairs so you can choose to eat indoors or out. Off the entrance hall is a cloakroom/wc and an understairs storage cupboard where the washing machine is located but leaves room to stack suitcases.
The en-suite master bedroom is on the ground floor and has a small terrace leading onto the garden. The room is fully fitted with built-in wardrobes, drawers and dressing table. A hair dryer is provided. The fabulous en-suite has a bath with overhead shower and glass shower screen, toilet, whb, bathroom cabinet with mirror and light, and shaver point. Water is heated by solar power but there is also an immersion heater if required.
There is a very generous size washing line at the back of the villa. The walled surrounds the property and is maintained daily as is the pool .
First Floor Accommodation
Ascending the spacious wood staircase there is a second double bedroom generously fitted with wardrobe space and a dressing table containing a second hairdryer. This room has a large balcony complete with sunbed, table and chairs. The twin bedroom also has a spacious balcony with table and chairs. Both rooms have wooden flooring and built-in furniture. These 2 rooms share a beautiful, well equipped shower room with toilet, whb, wall to wall bathroom cabinet with overhead lighting and shaving point, with aircon/heater.
The villa is surrounded by a walled garden and is planted with lawns and flowering bushes.
Fabulous villa a short walk into the centre of Dalyan. It has everything you would expect and more. The pool is large and is cleaned on a daily basis. The people who look after the villa are very friendly and were great in allowing us to stay in the villa on the day we left because we had an evening flight and no one was coming the next day. The owners also left us a lovely welcome basket which was great as our plane was delayed on the way to Turkey. The owners were also very good in any communications I had with them in the lead up to the holiday. The villa is lovely and quiet and the description/photos accurately reflect the property. The only criticism we had was that there was only 2 sun loungers by the pool which we though was strange given the size of the villa. Other than that everything was excellent. Thanks for helping us have a wonderful holiday.

Property was spotlessly clean, and the best equipped villa we have stayed in. I dont think there was anything we needed that we could not find in one of the drawers.
The pool was cleaned daily, the villa cleaned twice a week.
Location was good, yes it was definately a good 10 minute walk to town but I would rather have views of fields with no noise than be in a crowded area nearer the town.
The villa maintenance people were very helpful also.
Cant faulty it really, and would definately book again if we visit Dalyan.

Villa Ilkbahar is beautiful ,very spacious and very well planned out .
The views from the front of the villa are loverly overlooking a field were a Turkish lady brought her cow each morning and greeted us with Merhaba (hello) beyond the field is the beautiful views of the mountains its really loverly.
Our new freinds the cleaning lady and the pool man were loverly and Alan and Hussain were really helpful nothing was too much trouble for them.
Everything you could possibly need was catered for in the villa even a George Forman Grill !
We spent 3weeks at the villa and enjoyed every day its so peaceful and relaxing.
We have been going to Dalyan for about 12 years and love it very much and staying at Villa Ilkbahar was brilliant its not too far to the shops and a short walk to the village .
Would reccomend anyone to stay at the villa if they want peace relaxation and stunning views . Beautiful !!!

Loved this villa, bigger than it looked on the website, ample room for our party of 6. Great open views. Extremely well equipped and situated - easy 5 minutes walk into the town. Pool is a good size, tiles surrounding do get very slippery when wet but fine as long as you take care. Grounds and pool are cared for daily and maid came midweek to change beds and clean. Utopia organised our airport transfers so hassle free and Huseyin spoke good English, was friendly and always available - saved us in a power cut! Neighbours were lovely and fantastic source of information too. Really appreciated the welcome pack when we arrived late at night and being able to stay in the villa until our night flight home was an added bonus. Wouldnt hesitate to recommend this villa and would love to go again.

Just come home after a week in this villa with friends - 4 adults and three children. Was perfect for us (might be a squeeze for 8 people as youd need to use the sofabed in the lounge/diner - we brought an inflatable mattress with us so the kids could all share the twin room).
That said, we kept saying how nice, well equipped, clean, well laid out it is, and a really great space inside and out to spend time relaxing.
The pool is superb, with a lovely view of the mountains, and was beautifully maintained throughout the week. Dalyan is a nice town within a (hot!) 10 minute walk, with plenty of shops, trips to do, places to eat etc. Very touristy in one part of the town but the rest still has a local feel, and good veg market each Saturday. Everyone we met was smiley, friendly and helpful, including market stall owners, river boat captains, and Huseyn the villa manager.

We returned early this morning after spending a wonderfull week at this Villa. I would have happily stayed for longer and wished we had booked a two week stay. The information pack was really useful. It was also very thoughtful to leave basic food items for our first morning (thank you). The beds are very comfortable and we slept very well. The downstairs living space was very well thought out with the 3 separate areas, kitchen, dining and lounge area. The outside terrace was brilliant providing a comfy seating area and also a patio set with plastic chairs, so you could still sit when wet from the pool. This other area also allowed shade or sun when the sun moved round, which suited all members of our family of 6. We visited 2nd April, so it was not really warm enough to make full use of the pool. However we did use it a couple of times and once you were in it was OK as long as you kept moving. The pool man called at about 9 am each morning (except Sunday), so the pool was always clean and welcoming. We had hired a car, but I agree with the owners that you could easily manage without one. We went on the 12 Island tour and a Jeep Safari. Both were great value and really enjoyable. One word of advice regarding the Island tour, our guide spoke very little English and this limited what we learnt about what we were seeing. But still enjoyable. Fuel is pricey, April 2010 (about ٟ.50 a litre), so if you do hire a car only put in what fuel you think you will use. A full tank cost us nearly 𧴜 and we did not need that much fuel. The area is lovely and the people in the nearby village/small town are welcoming and very friendly. We ate out every evening and prefered the resturants also frequented by the locals. We would like to thank the owners for allowing us to spend time in thier exceptional home. You will have a very happy retirement in this property....... Mandy
Thank you for letting us stay in your wonderful villa we have been coming to Dalyan for along time and this is the nicest villa we have stayed in. The family all loved it.
This is not your average holiday let but a real home, comfortably furnished and fully equipped. It is located on the outer edges of Dalyan with a mix of local and ex pat neighbours. Just a 7 minute walk from the nearest supermarket and an easy 10 minute flat walk into the centre of the village. The covered terrace at the front of the property has magnificent views of fields and mountains. All bedrooms have generous sized balconies and there is plenty of room to sunbathe around the swimming pool.

After holidaying in Dalyan for many years, my husband and I designed and built this house for our retirement. We have had six very successful seasons and had some fabulous feedback. We would like all future guests to be just as enthusiastic and will do our best to achieve this.
