Villa overview - owner's description

Villa Lycia is luxury villa, situated in a quiet location overlooking the picturesque village of Kalkan on Turkey's Mediterranean coast.

This is a contemporary four-bedroomed detached villa, within a small hillside development of just three villas.

Villa Lycia is set over three floors (the top one of which is dedicated to one large bedroom suite with its own en-suite shower room and roof terrace which has stunning views over Kalkan bay). This villa is larger than average as each floor is approximately 70 square metres.

To summarise, the ground floor consists of:

*Large open plan kitchen / dining / living area
*Double bedroom with kingsize bed and mosquito net
*Shower room / WC (adjacent to the bedroom)

The first floor comprises:

*Two bedrooms (x1 with twin beds the other has x1 double with kingsize four-poster bed). Additional single beds can be added to the spacious twin bedroom to accommodate the 9th and 10th guests if applicable)
*Each bedroom on this floor has an an en-suite shower room / WC
*Both bedrooms have access to a large gallery-style balcony / veranda that runs across the whole width of the villa. This has great sea views

The second floor suite consists of:

*A spacious double bedroom with kingsize bed and mosquito net
*En-suite shower room / WC
*Roof terrace with stunning sea views, sofa seating and x2 sunloungers

Villa Lycia is finished to a very high standard and will comfortably sleep up to 10 guests. The villa has full air-conditioning, dishwasher, washing machine, fridge-freezer, Satellite TV & DVD, WiFi internet access, large private pool (approximately 50 square metres at its widest points) and landscaped gardens with terraces and outside dining area.

Prices shown are per villa per week (not per person) and include:

*Welcome pack on arrival
*Pool towels provided for guests' use
*Services of management agent for general advice / emergencies
*Gas and electric
*Weekly linen and towel change
*Weekly full clean

Points to note: The pool does not have a shallow end and it's accessed by ladder-type steps as opposed to graduated ones - this may cause problems for small children or the infirm. The villa is situated within a small development of three villas (there's a slightly smaller villa either side of it), therefore it's not completely isolated and the roads around the villas are unmade and may cause difficulties for the people with walking difficulties.

About Kalkan
The historic town of Kalkan is situated on Turkey's gorgeous Lycian Coast and was once a simple Turkish/Greek fishing village. Today's Kalkan is quietly sophisticated and postcard pretty with a few good quality low-rise hotels and a multitude of excellent roof-top restaurants offering all manner of culinary delights, together with a good selection of of stylish and atmospheric blues and jazz bars. Unlike some other Turkish coastal resorts, Kalkan's main economy derives from tourism and consequently, its inhabitants put much effort and pride into the town's historic preservation. As a result of very strict building regulations and the efforts of the Kalkan Foundation, the town has retained its charm and special ambience. The wonderful hospitality of the Kalkan people is another reason why the first-time visitor invariably returns time after time.

The village shops stay open 'til around midnight and are well stocked with interesting antiques, crafts, jewellery, carpets and clothing. The narrow streets of the old town are lined with whitewashed shuttered buildings festooned with brightly coloured bouganvillea intermingled with shops and terrace-topped restaurants. These streets twist down to the harbour, which is the focus of the village and here you can enjoy a meal whilst watching the world go by or by looking at the array of elegant 'gulets'.

During the day, you can make use of one of the many 'beach clubs', visit the local market (Thursday) engage in some of the local sporting activities (such as water-skiing, parascending, scuba diving, trekking etc), take a trip to one of the historical sites or areas of natural beauty, drive a jeep up into the mountains, cruise on a gulet or simply relax by your pool.

Car Hire and / or Private Airport Transfers can be provided if required. Please ask for details.

2 out of 2 people recommend staying here

From Eaton Bray, United Kingdom Oct 2005

Property is lovely, views amazing and pool was brilliant for us as a family, i have a 10 year old and 2 year old and they spent all day in the pool.
5 minutes on the local bus in to the major town and they run every 15 minutes.

From Eaton Bray, United Kingdom Oct 2005

Lovely villa, nice sized pool (but not quite as big as it looked from the photo's). Two other villas, one either side, overlooking our pool, when we were under the impression it was on its own. Large lounge area, but could have done with a few more comfy seats. Toilet paper had to be put in a bin rather than down the toilet, due to small bore waste pipes, but that seemed to be true throughout Kalkan. Lovely town - best we found in the area from Antalya to Fethiye. Lots of good restaurants (would recommend "The Arena") and shops. Best activity was jet skis, closely followed by boat trip and snorkelling. Lots of interesting ruins and antiquities to visit, and good beach at Patara. All in all, a great holiday!

'We stayed at Villa Lycia in June 2006. The Villa is finished to the highest standard and is quite spacious. The pool is fantastic and the view from the garden over Kalkan and mountains is breath taking. The staff (pool maintenance and the cleaners) are very polite and non intrusive. Kalkan is an up market resort with quite a few Brits, dont get me wrong, not the egg and chips type of Brit, more like your tea and cucumber sandwich types. We all really enjoyed our two week stay at the Lycia and Kalkan. I cannot honestly fault the whole experience in any way. The Turks are such lovely people. Do get a car and drive into the mountains. We Hired a car and did this, We went high into the mountains 35 Deg C and the car just cut out in the middle of nowhere, Not a building to be seen and only one small bottle of water between us. We were getting a little worried but out of nowhere a little Turkish man wearing yellow pants?? popped up from behind a bush and told us (in Turkish) not to worry, his friends would be passing by soon. Very shortly a fire engine with about six other men came down the road and all piled out (Wearing yellow pants-).. A few seconds later, Yet another engine turned up and this made 13 fire men in all. (Surreal?) Not a fire in sight for miles. Well, These nice fellows got our car working again. So we lined them all up and took a few photo's of them all with us as I am sure that nobody would have believed our tale, I posted hard copies of the photo's to their address in Antalya so I guess we will be on their wall right now. What a magical mystical place.. My point to this story is, Not one of these guys spoke a word of English but every one of them were so respectful and full of smiles and laughter. I love the Turks in this area. So much like the Greeks and I can never understand why they dont get on?? I have so many other places in this world to visit but I do intend visiting Kalkan again and I will without doubt stay at the Lycia in Kalkan'. - The Dawson Family, Scotland

'The villa was lovely spacious and clean and very well equipped. Many days spent lazing by the lovely pool looking over Kalkan. Easy walk into Kalkan as downhill all the way although road was a little rough in places however would recommend Taxi back. Lovely trips to beach and mountains nearby if you have a car but local taxi's reasonable as well. Hope to stay again one day.' - Jacky and Party, Devon, UK

'The Villa was a little difficult to find at night after a long journey but was well worth the wait. It was clean, tidy, spacious and the pool area and views are second to non! Debbie Warwick is extremely helpful and everything she states about the villa is spot on.Kalkan is a dream and the restaurants are superb but make sure you barter for a free round! The villa has so many options and is well maintained and serviced. All prospective Holidaymakers should just go for it before it gets booked up.ENJOY!!' - Paul H - Colchester, Essex, UK

'We had a lovely two weeks here in August 2007 with our three children and parents. The villa is spacious and well laid out with everything that you could need included, including air conditioning throughout. The pool is simply lovely (no shallow end though) and has the best views over the bay of Kalkan.I would recommend this villa to anyone and intend to return in the future. Thanks, Debbie'. - Anthony N & Family, East Sussex, UK

'Following a two week stay at Villa Lycia I can only praise it. We were met at the airport for the 1 1/2 hour transfer to the villa. The only slight negative was the 10 minute break half way through the journey when the driver wanted a coffee (but it was 1.30am in the morning!).The villa was delightful, nestling in the hills surrounding the beautiful old town of Kalkan with cobbled streets. Air conditioning in every room, comfortable, spacious, clean, great pool and spectacular views across the bay. Each bed had a mosquito net, but we didn't experience any mozzie problems...infact a highlight, it made the girls feel special in their "princess bed"! The pool was cleaned and treated daily and a couple cleaned the villa unobtrusively, but thoroughly, every few days. A 10 minute walk down the hill to the town...but then faced with the decision whether to take the easy taxi back, or prove we were still young by walking (by the end of the two weeks, the taxi was the favoured option!). The local supermarket delivered our water and food for free each day, and we didn't find a bad local bar or restaurant. Everyone was friendly and helpful. There was plenty to do if you wanted to, but with a fantastic hot sun, temperatures above 40, and the villa facilities...the pool and a glass of something cool usually won the day. We had great fun days at Kalamar Beach Club, with a free taxi there and back. Jet skis, banana boat and the sea. We met up with another family and hired a gulet boat for a day...out at 10am and returning at 5.30pm. Snorkelling, swimming, lunch and tea for less than 𧶀 (between 14 of us) so at 㾹/head, this was the best value day we had.Apparently (according to the younger adults in our party) the bars livened up in the evening, although after a great meal in the town we usually retired back to the villa for a bottle of wine on the patio. Sitting outside in glorious temperatures, high up the hill overlooking the bay, it makes you wonder why we came home!' - Tony C, Surrey, UK

"Firstly thank you for a wonderful holiday at your villa, it was just everything I hoped it would be, your villa is very nice indeed. Kalkan is again a terrific place to visit, there's a coffee shop (I cannot remember it's name) that serves the most delicious tea, coffee and home-made snacks. I will gladly, without reservation, recommend you and your villa. Many, many thanks". The Hallsworth Family (Stockport - UK) 5th June 2006

"We had a fantastic time at Villa Lycia and hope to do business with you again some time. The Villa staff (cleaners, gardener and pool man) were very friendly, as were all the people it seems in Kalkan. Shame I can't be still there but I have to work and save for my next visit! Thanks very much for a great holiday in your Villa". Mick D and Party (UK) 22nd May 2006

"Had a fantastic time – Kalkan is magical! Have some Shi-Sha in the Ottoman Restaurant, do a day boat trip, try the Thursday market for souvenirs, fruit and nice bread. Kaputas Beach was our favourite. All the restaurants in Kalkan are fantastic – Sorfa, Paprika and Ibo’s have the best chocolate crepes on this planet! We loved Kalkan and your fantastic villa – thank you Sue for all your advice and help. We hope to see you again soon!" - Christian, Steffi, Marie, Nina, Jessica & Victoria (London - UK, Germany, Spain) 8th August 2005

"We very much enjoyed our stay in your villa – our recommendation for food is to go out of the town and into the beautiful mountains. We loved the views around the villa and hope to come again soon".- Shimoni Family (Israel) 4th July 2005

"We had a fantastic time in Villa Lycia. In fact, for some of us, this has been our 6th visit to Turkey and this holiday was by far the best! Kalkan is a beautiful village and the people are great – very, very friendly. We ate out every night and each time the meals were superb. We would strongly recommend sampling the cuisine of the Aubergine restaurant – the steaks were wonderful. Also, the Ottoman House restaurant was very good with lots of traditional food to choose from.A boat trip is also a must, especially when you can rent your own private boat for as little as £100. If you have time, rent a car and take a trip into the mountains – the scenery is worth the drive. All in all, we thoroughly enjoyed our stay and would definitely consider a return trip!" - Natasha, Paul, Martin, Jessica, Robert, Wendy, Matthew & Julia (Swindon & Bristol – UK and Malta) 27th June 2005

"Had a great time, loved the villa - the views are beautiful. People are friendly, food is fantastic and weather was perfect. Nice restaurants include DoyDoy, Ali Baba's, Paprika and Ibo's restaurant is a must. Go to the Utopia Bar - very friendly! Rent a car, go to Patara Beach and Xanthos if you like looking at ruins. Sue & Hakan (local management agents) are very helpful. Jason does not want to go home. We will be back!" - Jackie, Joyce, Jason, Phil & Paul, Middlesex & Berkshire, UK - 13/06/05
