Villa overview - owner's description

Located in the Kiziltas area of Kalkan, with views overlooking Kalkan Bay and a backdrop of the majestic Taurus Mountains the villa has a peaceful setting but is only a 15 minute walk or 3 minute taxi to all that Kalkan has to offer. With stone walls surrounding the private pool terrace the villa offers privacy and seclusion. The terrace is furnished with sunbeds, parasols, pergolas and BBQ, providing guests with space to sunbathe, swim, dine and entertain. There are extensive terraces and balconies around the property offering a choice of sun or shade at all times, making the villa ideal for families or couples holidaying together.

The fully air conditioned accommodation is spread over 4 floors, from the pool terrace is the main living area with a fully equipped kitchen with all modern appliances including a water cooler and ice making machine. The open plan lounge area seats eight comfortably, has satellite TV, music system with surround sound and Wifi. There are 2 outside furnished balconies and an additional cloakroom at this level.
Stepping up the marble spiral staircase to the first floor there are 2 bedrooms, a double (with king size bed) and a twin bedded room. These share a recently installed family wet room. Each of the rooms has a furnished balcony.
The second floor has a double en-suite bedroom and a pergola shaded terrace with panoramic views over Kalkan the Bay and islands beyond and is an ideal spot for watching the boats return to harbour whilst sipping a sun-downer.
The lower floor which is surrounded by mature gardens and a furnished covered chill zone, has a second sitting room with sofa bed and a double bedroom with an adjacent shower room.
There is a utility room at the ground floor level which has an automatic washing machine, iron/board and clothes drier.
A letter introducing our management team along with a welcome pack will be at the villa on your arrival, we also provide, beach towels, hair dryer and a mobile phone, this has all numbers you may need in an emergency. The villa will be cleaned and linen changed every 3rd/4th day of your stay, should you wish for extra cleaning we are happy to arrange this at the time of your booking at an extra charge. We are also happy to arrange fresh bread delivery each morning when the pool boy comes to clean the swimming pool and terrace.

Kalkan sits in a bay with the mountains forming a back drop this makes the terrain outside the harbour hilly, taxis are available at a reasonable charge and can be found by the harbour and throughout the town, so car hire is not necessary to enjoy the location of the villa. For those wishing to explore further afield we can recommend and help with booking car hire or organized tours.

Places of interest
Kalkan has a pebbled beach with blue flag status which is a 20 minute walk from the villa.
Kalamar Bay, Kisla and Kalkan Harbour have local beach clubs with bathing platforms on the waters edge for swimming, water sports. Restaurant and bar facilities.
Diving clubs can be located at the harbour.
Kalkan is on the Lycian Way which has many historical places, local maps are available for anyone wishing to walk along the Lycian Way.
Kapatus Beach has a lovely sandy beach at the bottom of a ravine, 15 minute drive (local bus sevice, or boat hire from the harbour are available.
Berzigan Village (true Turkish village) 20 min drive.
Patara has 18 km of unspoilt beach set in National Park land. 20 min drive.
Saklikent Canyon 30 min drive.
Xanthos (once the capital of Lycia) 30 min drive, part of the Lycian way.
Letoon Aquaduct 30 min drive, part of the Lycian way.
Kekova, sunken city, 1 hr drive or boat hire from Kalkan harbour.
Myra ancient rock tombs and amphitheater 1.5 hr drive.
Fethiye famous for its large market, shops and harbour, 1 hrs drive.
Kas nearest large town 30 min drive.

We first came to Kalkan in 2005 and immediately fell in love with this charming town. Its cobbled streets, old properties draped in bougainvillae and the charming friendly locals. So much so we bought our own place in the sun which is, Villa Katmar. If you come to visit then we hope you too fall in love with Kalkan and have shared part of our dream.
Kalkan by day is sleepy and relaxed, catch a boat by the harbour and visit some of the islands, visit one of the beach clubs that are set into the the rocks at the edge of the sea, scuba diving, snorkeling, pedalos are available.
Wander through the town have a quiet lunch or visit the tea shops.
At night Kalkan comes alive and while the night life is limited to only a couple of late music bars, the best attraction is the abundance of truly amazing restaurants. Where you can sample simple Turkish meals or dine in elegant surroundings. The winding brightly lit streets have a wonderful choice of shops which stay open till late, where you can wander with security and enjoy the banter with the locals and visitors alike.

Lovely property in Kalkan but spoilt through inadequate air conditioning system and frequent power cuts. Apparently this is something you have to get used to in Southern Turkey so it might not bother some people as much as it did us. When we reported the failures the representative in Kalkan did all she could to help put it right but some electrical problems were beyond her power to correct.

Thank you for your review, it's always good to get feedback and the fact that you thought our property is lovely is appreciated.We are sorry the heat and the air-conditioning somewhat marred your stay but will take this opportunity to explain the situation.Each room is fitted with it's own individually controlled unit, with the sizes varying to correspond with the cubic meter of the rooms, the lowest setting on the units is 16c, we find that rather than these not being adequate in fact the rooms can get too cold at night and extra bedding is supplied for this reason.During your stay we were told the outdoor temperature was in the 40's, which happens in Turkey. Kalkan along with other towns in Turkey, do from time to time, experience both interruption and low power supplyUnfortuantely you experienced both interruption and low power supply, which obviously means the air conditioning could not function correctly, however this is completely out of our and as you say our representatives control.We can only apologise that this happened during your stay.

We went to Kalkan in 2005 and immediately fell in love with the majic of Kalkan, the town and the people and decided to buy our home from home and bought Villa Katmar. We have furnished and equipped the villa to a high standard for the comfort of ourselves and all who wish to use it. Hoping that staying here adds to the pleasures of the Kalkan experience. We strive to provide every comfort and hope you will enjoy the villa as much as the magical town of Kalkan. We have rented out our property since 2006 and look forward to providing accomodation for the discerning holiday maker in 2009. We are only too willing to help anyone wishing to book the villa with advice regarding their stay in Kalkan, whether it is arranging transfers, car hire, tours or the towns facilities.
