The Tropical Beach House is a true beachfront property superbly located right on the beach at Thiranagama just south of the centre of the popular Sri Lankan resort of Hikkaduwa, right in the middle of one of the most expansive and beautiful beaches in the South West of Sri Lanka. The beach house at Hikkaduwa provides you with a very comfortable base from where you can enjoy everything that the area has to offer, such as surfing, diving, nature watching or just basking on the beach in Sri Lankan sunshine!

Watch the last of the sun dip down into the Indian Ocean, whilst having a fresh seafood BBQ prepared in front of you. Maybe you'll be lucky enough to see the local fishermen hauling in their catch or even a turtle coming ashore to lay her eggs! Later on, perhaps take a stroll along the beach and sample some Hikkaduwa nightlife. Enjoy all the advantages that come with renting your own beach-front holiday villa in Hikkaduwa and take everything else at your own pace.

As I hope the image tour conveys, the views from the holiday villa of the beach and Indian Ocean at the bottom of the garden are simply gorgeous!

For the duration of your stay, Mahinda and our house staff will be on hand to clean as often as you wish and attend to your every need. They will happily arrange local tours, Ayurvedic massages, diving trips, BBQs, meals to be prepared or anything else you can suggest.

The Tropical Beach House can accommodate a party of up to 8 people in 4 bedrooms (with at least 3 couples). We provide bed linen and towels and can supply a cot, as well, if necessary. WiFi internet access is available throughout the beach house complex.

The ground floor of the Tropical Beach House has 2 air-conditioned en-suite ocean-facing bedrooms - one king-size double and one with twin beds - and a fully-appointed kitchen. In front of the beach house is a private beachfront garden with a beautiful swimming pool (9.30m x 4.65m) and a very large shaded veranda, which is ideal for relaxing with drinks whilst watching the kids splash around in the pool.

The whole upper floor of the Tropical Beach House is a self-contained studio apartment featuring beautiful direct ocean views through wide sliding glass doors, which lead out onto a large shaded balcony. It comes complete with air-conditioning, a fully-equipped kitchen, dining table, king-size 4-poster bed, washing machine and an en-suite bathroom with hot-water shower. The Cabana in the tropical side garden is an air-conditioned bungalow and comes complete with a fully equipped kitchen area, an en-suite bathroom with a hot-water shower and a separate shaded veranda.

We stayed at the tropical beach house in January and thoroughly enjoyed our stay there. The staff were friendly and courteous and on call for when you need them. Gavin responds to communications quickly and effectively and is only too happy to provide useful information.

The house itself is located at the quieter end of the beach which for us was perfect, there are restaurants and cafes within walking distance but if you want to go the main part of town then its a 200 rupees tuktuk trip into town (oneway).

The beach outside the house is wide, clean and beautiful and there are no hawkers, the sea is suitable for paddling but there are warnings about swimming on that part of the beach even though we did on certain days when the waves were not too big.
The pool is a great alternative and is kept clean by the pool guy who visits in the morning. We had many fun days lazing by the pool and playing games with the family.

The rooms are comfortable and clean and well equipped with ensuite and a kitchen in each area. My husband and I had the top floor in the main house which in my opinion was the best room in the house, the views are spectacular and the sound of the waves gently take you into a peaceful sleep at night time. All the family said how comfortable the beds were in each of their rooms.

We had a seafood BBQ one night which included fish, chicken, prawns, salad and rice. They even made us delicious spicy sauces which we requested and everyone commented as to how well cooked and delicious the food was.

I would thoroughly recommend this house for family or large groups of friends. I would go back again tomorrow if I could!

So if Ur looking for great service and cleanliness u have come to the wrong place. The caretaker is a lost cause! Doesn't even wait to hear u out. We spent 4 nights at the tropical beach house and were not offered room cleaning services or fresh bed sheets or towels even once. Upon demanding the same one evening when we got back from the beach we were told that room cleaning is only possible in the morning! And since we were out during the day we were never offered cleaning services! Dirty dishes were left unwashed and garbage from bins was also not cleaned!
We excitedly asked the cook to arrange a barbeque the first night we spent there! It was abysmal to say the least! The meat was actually undercooked and like the caretaker even the cook turned a deaf hear to our complaints!

I have been running this business for 15 years with a fantastic local team who go out of their way to provide a great service and be as helpful as they can be. The feedback that I get is overwhelmingly positive and indeed hearing how much people have enjoyed their holidays is really what makes this such a fun business. We are not perfect, things do not always go smoothly and we do sometimes make mistakes. When this happens, we apologise, try to be conscientious and resolve issues in a timely manner.

Once in a blue moon, we do have difficult and demanding guests and here is very good example of guests who have not really understood the ‘self-catering’ terms on which I offer the beach house for rental. The beach house is not a hotel and is not staffed 24 hours a day. Housekeeping, pool cleaning and night security is offered at specific times and it simply isn’t true to say that room cleaning, fresh sheets and towels were not offered. Housekeeping was declined when it was available and then expected when it was not!

I expect my staff to always be respectful and courteous with guests but I also expect renters to be respectful and courteous in their dealings with my staff too. This certainly wasn’t the case here. Food waste was left both inside and outside the property and even left bottles floating in the swimming pool! I do expect my guests to at least dispose of food waste and rinse plates straight away otherwise, I will have ants crawling all over the place. I make this clear in my welcome notes to guests and it is a condition of rental. I do expect guests to treat my house as they would their own home – meaning to be respectful of the property as well as to relax and enjoy their stay.

Furthermore, this is the first negative feedback I’ve read regarding our seafood BBQ, which all previous guests have reported to be bountiful, perfectly cooked and delicious. I think that in this case, it really should be attributed to them not being clear in advance about their special requirements regarding how they wished to have their seafood cooked. I think it goes without saying that these people will never be welcomed back to the beach house as guests!

Traumurlaub!!!
Meine Familie und ich verbrachten knapp 2 Wochen (16.04. bis 27.04.2017) an diesem wunderschönen Ort. Das Anwesen ist sehr gepflegt und die Zimmer gemütlich eingerichtet. Einfach unglaublich! Der Pool ist schön groß und sauber. Wir hatten den kompletten Strand für uns und traumhaft gutes Wetter. Das gesamte Personal war sehr hilfsbereit, freundlich und erfüllte uns jeden Wunsch.
Wir empfehlen jedem, der nach Sri Lanka reisen möchte, ein paar Tage in diesem tollen Haus zu verbringen.
Besten Dank natürlich auch an Gavin, für die unkomplizierte und nette Konversation/Vermittlung.

Dear Gavin, We had a great time in your fantastic beach house. The location was perfect and I do hope to stay again at some point in the future. In terms of help Mahinda (house manager) was outstanding and we used his driver colleague Janaka a few times. Having been to similar places like Sri Lanka it didn't take long to make a load of local contacts/drivers etc. My tip to others coming to Sri Lanka would be to get an Etisalat SIM!

We stayed at this property with our 4 young children, and it was the perfect location on a quiet stretch of the beach. It is not safe to swim in the ocean, so the small pool was a great touch that we all loved. The kids spent hours alternating between the beach and the pool, enjoying every minute of it. The staff was unobtrusive, yet friendly and as helpful as needed. The hotel next door was also very convenient as their restaurant/waitstaff was happy to deliver meals right to the house and then would come back later to pick up the dirty dishes. We did all stay in the bottom portion of the house as the bottom and top floors are separate and our children are so young, but we knew that when booking. This house would be perfect for extended families, couples, or friends traveling together who also wanted some personal space, or families with older children that didn't mind the separation. In all, we had a wonderful stay and would recommend!

We had planned to visit Sri Lanka for some time, but the tsunami obviously made us think again. Reassurances from Gavin were enough and we definitely made the right choice. Gavin and team have done wonders in getting the Beach House cleaned up, and now it is as good as new. The beach in front of the house has been completely cleaned and the sea temperature is wonderfully warm. Most of the restaurants and tourist activities had just started up at the beginning of February, and we felt priviledged to be amongst some of the first post-tsunami customers for some of the tours.Hire a scooty-pep whilst you're in and around Hikkaduwa, and make sure you see the rest of the island. We did a six day tour through the hill country, with Lal as our driver, stopping off in Ella, Kandy and Sigiriya. The country is stunning.
