Charming colonial tea planter's bungalow on 3 acre tea & spice plantation with spa. Only 15 mins from the ocean. Quiet & peaceful. AC bedroom with en suite bathroom. WiFi and half board included.


As soon as you arrive at this charming tea plantation bungalow, you will be enveloped by its tranquility and soothed by its verdant setting amidst lush tropical gardens. Grassy lawns surround the bungalow with swaying coconut palms that leave spidery patterns on well-kept lawns fringed by banana trees and colourful tropical foliage such as crimson heliconia as well as rare flowers. For your health we have our own spice and vegetable garden with more than 30 different varieties. Your private spa set under a beautiful gazebo perfectly mirrors the natural scene.

You will be able to relax in this exclusive outside jacuzzi with stunning views over the plantation. The outdoor spa area is fully landscaped with umbrella, outdoor furniture, lighting and a natural shower for rinsing off after using the spa’s crystal-clear water. The jacuzzi is serviced every day.

For the more adventurous, there is a Robinson-style tree house where you can enjoy the tranquility as well as views of the surrounding hillside. Make the most of the spa and garden views as well as the wildlife.

The Indian Ocean is only a short 10-15 minute drive from the bungalow whilst the local village is within walking distance. PLEASE NOTE THAT THERE IS A BUS SERVICE FROM MAJUWANA VILLAGE TO THE BEACH. LOCAL TAXIS (TUK TUK'S) CAN COME AND PICK YOU UP AT THE VILLA - RENTING/HIRING A CAR IS REALLY UNNECESSARY.

The villa staff of five takes as much care over the house and gardens as they do their guests, warmly welcoming them and shopping and cooking on their behalf, if necessary, as well as helping to arrange any local transport.

There are also many good restaurants and cafes in Hikkaduwa, only a short distance away.

There are plenty of interesting walks and outings. Picturesque strolls take you by tea plantations, via the lively sight and sounds of a local village school, to the Gin Ganga river. Binoculars are a must as the endemic birdlife is rich and varied. For more energetic pursuits there is cycling, cayak expeditions, walking and the surfing or scuba diving in Hikkaduwa .

Real Sri Lankan living, history and active expeditions fill your days, but that is not all. In the evening you can recline in easy chairs in the living room or enjoy a night sky unpolluted by city lights in the warm jacuzzi.

Many species of birds have been identified, including Kingfishers, Humming Birds, Barbets and the Ceylon Flycatcher and Paradise birds.

The tea garden is more like a botanical garden and many rare and vivid flowers can be found around the central bungalow.

This is a laid back and natural retreat for travelers and families looking to chill out and make their own fun. To encourage your relaxation extra comforts are available for the asking: hammocks, beach umbrellas, beach towels and deck chairs. There is an outdoor table tennis table; darts board, croquet, speedminton and pétanque (french bowls) are free for the asking.

Free WiFi and satellite TV is provided in the dining area and a Playstation in the living-room.

Bicycles are available for rent. Just provide your own knotted handkerchief!

Service is 100% within the context of eco-projects, welcoming, friendly and with lots of tuition on living with nature.


Tissa Tea Garden is a working tea and pepper plantation on 3 acres of land. The bungalow is surrounded by a lush tropical garden with paths to enjoy the landscape.

There are two covered garages and plenty of parking space available.

Majuwana village is just 6 km inland from busy Hikkaduwa town centre. With its slow, laid back pace it's an ideal base to relax, soak up the sun and then wander down to Hikkaduwa for some nightlife..! Approx. 5 minutes walk into the tiny village centre with a post office (which probably hasn’t changed since the 1950’s!) and two grocery shops, one of which is surprisingly well stocked.

There are many interesting walks and outings around the plantation. You’ll find your hosts, Jennifer and Jean-Claude, very helpful in giving you information and tips. The Gin Ganga river is only 10 minutes walk away and there are several temples to visit.


A graveled driveway leads to the entrance porch of Tissa Tea Garden, which overlooks the spacious plantation directly ahead. A small flight of steps leads to a front veranda which you cross to enter the house, directly into the main living room. The entire bungalow is fully tiled. Adjacent to the living room is a utility/projection room leading to the main bathroom. Films are projected once a week on to the large living room wall.

The pretty dressing room/boudoir opens on to the living area and is furnished with an antique double four-poster bed, a 19th century mahogany wardrobe and make up/writing desk. Two windows overlook the front garden.

Also at the front of the house is a music room/library with a selection of books in English and French, board games and toys that will keep both adults and children amused.

It is a great family house, where children, their parents and even grandparents will enjoy spending quality time together.

On the other side of the living room is the AC master bedroom, with a hand-made solid mahogany king-sized bed. (N.B. all mattresses are of excellent quality).

This fully tiled brand new bedroom with air conditioning has en suite bathroom facilities with stunning views of the pond and landscaped gardens beyond.

The veranda is spacious and is only a few feet away from a small ambalama (resting pavilion) designed not only for dining but also for soaking up the spectacular views of the tea and pepper plantation and the paddy fields beyond.

Enjoy pre-dinner cocktails here before you move to the veranda to feast on a hearty meal cooked by the chef using the delicious FRESH ORGANIC FOOD from our own farm and vegetable garden. Or cook your own pizza using our outdoor pizza oven ...!

Housekeeping is included each day for your convenience. Bath towels, spa towels and linen are all provided and there is an affordable laundry service available for your use.

From the colourful garden, scents of flowers and tea fill the air The bungalow is a haven of peace with its comfortable cosy seating and elegant antique furniture. There is plenty of room outside with many private corners to read or have a quiet cup of tea or glass of beer.


The plantation is only 10-15 minutes drive from Hikkaduwa and its picturesque sandy white beaches, incredible choice of restaurants and vibrant night life.

Full PADI courses are available or you can just spend the day snorkeling around the corals. Glass-bottom boats can be hired to take you out to see the abundance of tropical fish. About 4 km from Majuwana is a large lake where nature is the word...... wIth a resort nature restaurant where you can bird watch with a beer in your hand and sample the locally caught crabs for lunch.

Along the coast from Hikkaduwa is Seenigama where turtles can by found laying their eggs on the beach. In Dodanduwa, 5 k away, you can hire a small boat to explore the lagoons or barter for the locally-caught fish. Water skiing is available at a nearby lake and canoeing is close by. A further 8 k away is the famous village of Mitiyagoda where moonstone gems are mined. The small shop by the mine is terrific value and they will make whatever piece of jewellery you require..!

Further out (approximately 30 minutes in a tuk-tuk) , is the historic town of Galle with its 16th century Dutch Fort surrounding the old part of the town. International cricket is played on the idyllic ground and there are plenty of shops to wander around. There are several excellent hotels where you can dine and maybe stay to see the kandyan dancers perform. The Galle Literary Festival in January is a must for book worms.

If you like walking there are some lovely walks around Majuwana. You can walk across a suspended bridge over the Gin Ganga river and there are interesting walks along the river banks. Majuwana temple is also well worth visiting.

Myself, my husband and three young children stayed here and had a lovely time. The garden is truly wonderful and this is a perfect holiday for those who want to get away from it all and immerse themselves in nature - there is an abundance of wildlife here to appreciate. Jennifer welcomed us with open arms and very kindly cooked for us regularly - all delicious food cooked with love from their farm. Although this holiday provides a great opportunity for families to enjoy nature - our children loved feeding the chickens and goats - a word of warning to those with toddlers that the pond caused us some worry. Hikkadua itself is great for swimming in the sea with tropical fish and even alongside large green turtles. Its a 15 minute tuk tuk/bus ride away from the villa, along a jungle track for some of the way, so those after a beach holiday are better off staying at one of the hotels in Hikkadua. But we liked being able to experience the jungle life too! Jennifer's husband Jean-Claude didn't speak english and we ate our meals together with the couple, so it was a shame not to be able to communicate. We are rather a noisy family so I suspect we got a little too much for him to bear at times, but he and Jennifer were polite and never made us feel uncomfortable.

We spent three days in this guesthouse. Jennifer and Jean-Claude are very friendly and we were like princess ! We learnt to cook roti in a traditional kitchen. The house is located in a very quiet village near the Ocean and the beautiful beaches. We ate fresh egg from their own chicken and we ate many other natural and fresh food from the big garden. They speak many languages and this is easy to speak with them because they are open mind... Sorry, we dont speak well english !

Extra information

Covered pavillion (gazebo) with a private warm-water spa with coloured lights at night, lovely views during the day. You can use the bbq and open pizza oven. Table-tennis, bowls, croquet as well as various children's games are available. We have ample outside space for playing football etc. We have a small jungle dog called Percy - she loves children and gets on well with our chicks, chickens, guinea-fowl

My husband was an electrical mechanic, also in Switzerland. Now we are both retired in Sri Lanka and are looking forward to meeting people of all nationalities to make their stay in this lovely island a happy and memorable one. We love children.
