The house is on the beach but the kitchen was not clean : dishes to do... We stay 3 nights : there is an hotel/restaurant/night-club very closed. We can't sleep... Amazing !!! Music so strong... Incredible ! Our children (4,7,10) can't sleep too.... Noone for the check out... The worst expérience in Sri Lanka !

We had a fantastic 9 night stay at the beach house - absolutely fantastic location and one of the best holidays I've ever had. Nothing quite like relaxing in the garden and watching the sun go down with a cold beer!

Please, more safety! In first day our stay we were robbed. Missing 2 mobile phone. Climbed through the window while we were on the veranda. The front fence is very flimsy. Locals broke his New Year's Eve. Area - 4 - this is beacaus permanent local's party at the fence sometimes annoying. Small ants everywhere and in the bathroom living one big serious cockroach. But, it is normal for the jungle! If you want to enjoy the indescribably beautiful sunsets while listening to the ocean and do not pay attention to the little troubles - strongly recommend! ...And now there's a jaffles-iron - enjoy!

The Beach House was exactly as advertised and in such a beautiful location. The sound of the waves each night and fresh sea air was amazing. The family went from being scared on night 1 (of some creepy crawlys) to loving the experience by day 3. Excellent support from locals assigned to clean and manage the property. Would highly recommend.

The courtesy and efficiency of both the owner and his staff are wonderful a pleasure to work with, including the excellent pick up and return to the Colombo Airport. And of course the lovely front veranda, the grassy garden between house and the ocean, and last but certainly not least the direct access to the ocean and long beach were wonderful. I would also praise the staff at the neighboring Cinnamon Garden Hotel where I ate often, and which arranged for a terrific daily massage on the veranda. I would, however, add a few cautions. The house fronts onto a very busy road (day and night) and the single pane glass windows including right above the main bed make this quite a challenge for a light sleeper. There is also a serious absence of interior lighting and seating space, which makes the prospect of evening reading a bit of a challenge. Its also important to know that the surf here is very powerful, making it less than ideal for swimming. But if youre looking for a well-managed, lovely traditional home with a private garden and gorgeous sea sounds and views, this is a property seriously worth considering.
Owner reply:

Thank you for your kind review. I would like to respond to a couple of your cautions. The busy road you refer to is the Galle road that runs the entire coast from Colombo to Galle and on to Matara. It is difficult to escape this road if you want to stay on the beach anywhere along this long stretch of beautiful coastline. The house does not front directly onto this road but is down a short beach access road with another property between the back of the Beach House and the Galle road. There is occasional road noise but as many of our guests have said - they don't notice it with the sound of the sea out front. The position of the house is clearly indicated on a Google map on the Beach House site - SriLankaBeachHouse.com . The sea/surf changes with the weather - some days it is rough, some days it is calm and some days it is in between. Surfers do come to Hikkaduwa to surf on the good waves on the coral reefs down the beach - the main reason we bought and renovated the beach house. We rent it out to help make it self sustainable and provide an income for Mahinda, Chandana and their family who manage and maintain the house.

This house is minimally decorated but done traditionally and is kept very clean by Chandana the housekeeper (who will come as often or as little as you want). The manager Mahinder is so helpful and can take you on tuk tuk rides or recommend places to visit/eat out. I wouldnt hesitate to recommend this place to stay. It is about 15 minutes walk away on the beach from the centre of town (which is full of tourists). Its nice to be this far out of town because it is peaceful. You can also catch a tuk tuk into Hikkaduwa (which are parked directly out the front of the Beach House) for about $AUS1.25. There is a restaurant next door (Cinnamon Gardens Hotel) where the food is good and staff are very friendly. Loved it!!!

We just came back from 10 days in Sri Lanka with 6 days at the Beach House. The location with the beach and the sea behind the garden is really unique. The people maintaining the house (Chandana and Mahinda) are very helpful and tried to accomodate all our needs. We missed the babycot for our little 1yr son, but Chandana made it up with great barbecues! The rain has been a little disappointing (several days in a row), with a lot of powercuts as well.

A simple yet extremely effective place to spend some time. Does everything it says on the tin and more. Its about 40 paces to the sea, the town is great (Lonely Planet and Rough Guide slate it but we couldnt see why. Youve got your own fleet of tuk tuk drivers at the end of the road and the restaurant next door will bring food and drinks to your villa. A great place to hang out, and the people who look after it are very helpful and efficient.

We thoroughly enjoyed our stay in the Beach House - perhaps the only criticism is that during our stay there were no blinds on one side of the veranda, which meant that the rain and the mosquitoes got in as we sat there during the evening. Wouldnt stop us re-booking though!
Owner reply:

Hi LouiseThanks for your review. I apologise for any inconvenience you had from the missing blind. Unfortunately, we were in the process of replacing the blind which had been damaged in the monsoon. This takes a bit of time as they are hand made by a wicker furniture maker in the village. Please know that we offer a 10% discount to returning guests.

The Beach House was fantastic. Location just right - beautiful beach that you can walk to from the garden - fantastic verandah where you can just relax, read, drink a lion beer or arrack and coke, listening to the waves crash against the beach. Had breakfast at Cinnamon Gardens next door every day - they let us use their wifi - and were very friendly and helpful. Harold the Tuk Tuk driver at the end of the road each day to take you where you want to go. 3 air conditioned bedrooms, fridge and freezer for lion beers, coke and ice, and sound systems for Mp3 player. What more could you want!

Beach House in Hikkaduwa excellently positioned, quiet if thats what you want, but only a beach walk or a short tuk tuk ride away from the main area, property itself is well furnished and maintained while there are people on hand to help you with trips out advice etc., again as much or as little as you need. Excellent place to chill after touring round the island. Can cook if you want to, but Cinnamon Garden hotel next door, good food and cheap if you dont fancy a trip out.

My wife and I stayed here as part of our honeymoon and had a great time. The staff are extreamly helpfull and sorted everything we needed quickly and efficiently. The location on the beach is convienient for getting to local shops and restaurants. The Cinnamon Garden next door was really handy and even offered to serve us in the house!

This was our second visit to the Beach House. Were fairly well travelled and have never been back to the same place twice but we just had to come back here again. The house is just perfect - especially the huge verandah. The garden is lovely and I still cant get over stepping out the back gate and onto the beach and Indian Ocean. The location is so peaceful yet a short stroll or tuk tuk ride takes you to the action - best of both worlds! The house manager and housekeeper are lovely and so helpful. They cooked us a bbq one evening - I can still taste the prawns and fish - amazing! We will be back...again!

The Beach House was amazing, from the moment we arrived at side gate and walked in we were smiling from ear to ear! Mahinda & Chandana made our stay perfect, we couldnt have asked for more, whatever we wanted from our stay mahinda provided, the guy is awesome! Everything is immaculately presented and you literally turn up, unpack your bags and life becomes easy. The beds are far too comfy, especially with the air con on! (joke). seriously though, its very hard to get up at dawn for a surf, next year i may sleep in the hammock next time! - and there will definately be a next time. doing your own cooking is a breeze, all utensils are there and local shops & markets provide all including western foods. overall the beach house exceeded my high expectations in just about every way (as did the country!). perfect.

Just what it says - a perfect beach house. The location is lovely, facing directly on the quiet end of the beach and within walking distance of the main surf breaks. The house is small, but is very well fitted out and well maintained. There is a big covered outdoor living area where we spent most of our time, looking out to the sea. The restaurant next door makes excellent curry, the surf was rolling in - what more could you ask in a weekend? We will definitely be back.

We very much enjoyed our stay at the beach house. It is very well equipt, and nicely furnished, and in a great location. We were very well looked after by the manager. Prior to our stay here we travelled around the island for 7 days with Udith (who also does the airport transfers for the beaach house) , he was fantastic - very reliable, safe driver, knowledgable about Sri Lanka, and great company. We would highly recommend him.

The property was beautiful and the house was perfect for what we were looking for. It took a few days to get used to the sound of the traffic from the main road, but we soon got used to it and could only hear the sound of the ocean!

Sharon, South Africa (May 2009)Absolutely idyllic! Serviced daily, cheerfully furnished with all necessary mod cons and hot water, right next to tranquil Cinnamon Gardens hotel, which has great local and western meals, step out onto the palm-lined beach on one side and hire a tuk tuk on the other. Huge sheltered verandah to languish on and a manager who organises transport any and everywhere. Travel guides also provided. Beach houses really don't come much more enticing than this!
Nigel, Dubai (March 2009)I have visited Sri Lanka three times and this is by far the nicest place I have stayed in. It is in the perfect location - right on the beach in a very private area but just a few minute's walk away from the central beachfront area which offers a range of restaurants and funky beach bars. The house is amazing - pretty small but with a wonderful varandah and garden with a perfect view of the waves beyond the palm trees. There is a charming little hotel right next door that serves great food in a relaxed setting and even delivers right to your verandah! It is the perfect chilled beach holiday - with everything you could want at your fingertips.
Chris, Bangalore (May 2009)From the time of arriving at The Beach House after been collected by the organised taxi service until the time we left we could not have asked for a better place to recharge our batteries. Life in Bangalore lends itself to needing a break to a place like the Beach House. A fully equipped spot with aircons, huge comfortable beds and a massive veranda for those afternoon beers. Stepping from the veranda onto the beach and within walking distance of the beach bar strip makes you feel part of the action but just far enough away to enjoy a peaceful strip of the beach. What was great for us was the fact that by just hiring a scooter we could explore the jungle in a few minutes and visit a few monasteries, we even landed up having lunch with the high priest on the day the war ended with the Tamil Tigers.
From Dalouka Jack, Dubai (May 2009)My family and I spent six blissful days in the Beach House at Hikkaduwa earlier this month. The house is perfect for a beachy holiday with very effective air conditioning units and fans in all the bedrooms, good sunflower-head showers, an outdoor shower, and a well-equipped kitchen area. Our favourite area of the house was definitely the large veranda where we chilled out day and night, whether it was sunny or stormy. We loved the decor of the house, with large wooden four-poster beds, colourful kitchen and a homely dining area. There is a CD player, so take your music (there are some good mixed CDs provided), but no TV - good idea to take a laptop and some Disney's if you have kids. The beach infront of the house is clean, quiet and beautiful. We saw a few children playing and some old fishermen walking but that was about it.Food wise, there are little grocery stores for the basics but imported stuff can be pricey. We took cereal, coffee and baked beans, next time we'll also take snacky food like biccies and crisps. Fresh produce is available from markets. We didn't bother cooking big meals as we ate out most of the time. The Cinnamon Gardens hotel and restaurant next door to the Beach House is perfect for when you don't want to venture far. (Lunch for family of four big eaters approx $15)Pick up and dro p off to airport went without a hitch and the guy looking after the house was very helpful and accessible. We were there at the start of the monsoon season, which was amazing. The weather was warm but bearable and the storms were fantastic. The highlight of our trip was sitting on the veranda in the evening, listening to music, drinking good cheap beer, watching lightning light up the beach and wave crests while the heavens chucked it down. Perfect.

About the owner
We are a family of 4 and live in Cape Town. We travel to Sri Lanka regularly to surf, relax and immerse ourselves in the local culture. After several trips to the beautiful island we decided to buy and renovate a sturdy old beach house with tons of character in Hikkaduwa. We have decided to open it up to other families and surfers visiting Hikkaduwa to help generate some income for the local community and make it self-sustainable.
