Beautiful newly reformed villa with all mod cons, very peaceful area in campo but walking distance to local village with English and Spanish bars, shops and bus service to town twice daily. Xativa only 8mins drive away where you will find over 100 bars/shops & restaurants along with lots of banks and supermarkets and retail parks. Perfect for families with children as has private play area and outside games. Also laundry room with washer and airers, large front covered patio with furniture for relaxing. Beaches just 35mins drive away.

For the Children:
Playstation 2 (games not provided) TV/DVD in lounge, books, some indoor and outdoor toys, rocking horse, DVDs, playhouse, swings, pool above ground with removable steps making it extremely safe for children, no deep end again safer for children. We do have stones around the pool area, this stop any running and/or falling over, you will need flip flops on the stones however for obvious reasons

For the Adults:
Perfect for sunbathing, loungers, swinging hammock & Chairs, Patio sets for outdoor dining, bbq, shaded area to front of villa for relaxing out of the sun. Large pool and all outside kept nice and private with trees and flowers.

There is a large open air pool in the local village, 5mins walk away open for small fee from June to Sep and a 10minute drive away you will find a great outdoor pool, bar and restaurant, again small fee for pool, good place to spend sunny afternoons for a change, pleas ask the Property Manager for directions. (Barxeta area).

From a month before flying out the owner was fantasic and helpfull with tips on shopping and even sorted out basic essentials with the lady who looks after the villa. Arrived at the villa with 6 kids the toys, play house, rocking horse all as stated kept them quiet for days. The neighbour made a point of introducing himself and came with a few essentials also as the temperatures were hot hot hot!! Loved this villa and the friendly people. Even the local bar lived up to expectation. Will definitely be returning to this villa

Our children had a great time in the pool and they just loved running around, playing in the play house and enjoyed playing on the swings too. As for us,we were a bit dissappointed with the cleanliness of the property. The fridge was in an awkward position where you had to squeeze in to get stuff out, and to add to that, it didnt have a light in so we couldnt see what we were getting! As for the pool, it was great fun and a good size but it wasnt clean either and we were unable to swim in it for 2 days as it had lots of algae in it that had to be treated. Even after treatment the pool was still green. Another anoyyance were the directions. Before we booked our holiday we read the older reviews. About a year ago one of them said that the directions were completely wrong and needed correction. We assumed that they wouldve been corrected by the time we booked, but still they were wrong because there is an extra roundabout that is not mentioned in the directions. And finally, as I mentioned before our children loved the playhouse but because its put in a corner surrounded by bushes, the playhouse was full of wasps and our 3 year old daughter got stung twice on her nose and her face was badly swollen. So after that we moved it closer to the house and it was fine.

Thank you for your feedback, firstly we would like to comment on the following we have a very good cleaner that has been working with us for over 3 years and never had any complaints so we are very surprised about you not being happy with the cleanliness although as you will be more than aware from staying there it is a very dry dusty area.The kitchen was newly built and installed by professionals only 3 years ago and unforuntately we are unable to move it as there would be nowhere else to put it, again never ever had anyone mention this before and we lived there for 2 years without it being any problem, the light inside had simply blown and we have replaced it now, it would have been a good idea to discuss with the property manager she would have done this at the time for you!Directions are correct and were updated April 2010 as they have built 3 new roundabouts and a new road that we were not aware of until we visited March 2010 so unclear how you managed to get lost as again none of the guests since the previous comment did.The pool, sincere applogies, we understand there was a problem and were notified although we are not sure why the water was discoloured, the pool attendant did work as best as he could to rectify, it is only discolouring though no harm to anyone at all as he tested all pool levels and was totally safe just did not look so pretty, this was all rectified and was a one off problem that we could not foresee.Our gardener has informed us since your review that there was a small wasps nest in the outer bushes of the villa but not in the playhouse although it appears they must have directed themselves that way, the playhouse was specially positioned there as it was under large tree so gave shelter from sun for the children, following your comments we have taken steps and moved the playhouse and irradicate the wasps, again noone else has had this problem but thank you for bringing it to our attention.It is a shame you did not relay any of these problems to our property manager as she was 5minutes away and would have happily moved the house, changed the bulb and helped with any directions when you were lost, all her details were supplied to you prior to arrival and this is what we pay her for so would not have been any trouble at all.We appreciate your business and have taken your comments on board, but still feel this is on the whole a very good value family property and cannot please everyone all the time.

Initialy difficult to find,wrong directions given,though once there first impresions were of a nice clean and tidy villa.The kitchen is new and to a high standard,bathroom had a fantastic shower,bedrooms were a bit spartan,but how can you cater for everyones taste.The living room had a tv and dvd player,the only channels available from the satellite were the BBC news or 2 shopping channels.We enjoyed warm sunny weather most of the week,with lots of seating options to follow the sun all day.A very peaceful location,and remote.The orange trees provided fresh orange juice every morning,but also partially hid the lovely view.All in all a very relaxing holiday.

Thank you for your review, we are looking into a larger dish as the trees block the signal of the current one, blocking lots of the channels we should have, this will be done very shortly, thanks again for pointing it out. Hidden view because of trees, this makes it so private so we wont be looking at that issue. Directions have now been updated, my sincere appologies as a new road was built off the old one very recently and I was not aware.

Very nice stay, had beautiful weather, the pool was fantastic, quiet area perfect for families with children, grapes in the garden very tasty, one small thing was the heat as there is no air conditioning but fans did the job. Beautiful beach of Tavernes is only 30 min drive from the property. I would recommend the villa to people who look for nice quiet family holiday.

We were most impressed with the property. The power shower and a bath you could die for. The swimming pool was out of this world and plenty of places to sun bathe. Kitchen had recently been kitted out and a full sized fridge which came in very handy. Laundry room with tumble dryer, and washing machine. If you required any essentials on arrival you just let them know and they will get them for you. You pay the property manager before you leave. We spent many a night in the local bar, beers and food cheap. Also lovely tapas bar, not to be missed. Just to pick fresh oranges off the trees in the garden and put them in the juicer for breakfast, was great. I would recommend this property to friends and look forward to going back next year. Very childern friendly, and lots of toys for them to play with outside.

This is in a very quiet village. My partner and I struggled to find things to do as we are always busy and enjoy being busy. You will not get english tv channels at this property so i would advise taking dvds for quiet evenings. Black cat pub is nice run by lovely english people who live opposite this villa. If you are people who are happy to sit by pool, relax and sunbath then this is the place for you. I would go again but for a shorter period.

Very nice location for a peaceful break. Villa is basic but very well equipped. Pool was nice and there was ample seating and sunbathing space. A bit disappointed that sky wasnt working for the duration of our stay though. Did have a lovely holiday and would recommend to friends and famiy

We stayed at the villa the second half of July with 2 children. - The villa is more than is promised in the online information. The photos do not disclose the huge size of the villa and the number of rooms. Only on the outside, 22 persons will find a seat in the different terraces scattered around the house. - The swimming pool is big enough to swim. In this very warm climate, it is very great to have a dive whenever you feel like it. - The kitchen is well and above standard equipped. (big refrigerator , dish washer, magnetron , ...) - a cleaning service in the mid of a stay (more than 10 days ) is very great. In short: a great villa for rest seekers in a very sunny part of Spain.
We had a fantastic 2 weeks in April at this property. This is our third year and we are already planning to return next year. The grounds are well looked after. It is a five to ten minute walk to the village, where there are a couple of bars, and places to eat. The villa was exceptionally clean. We hired a car and went up to the local castle which is well worth visiting. Also had a trip into Xativa, which has some lovely shops and eatiers. We also went to Valencia, by train and loved the beach there. We certainly would recommend this to friends, actually we have another two booked to go with us next year. Many thanks to the owners and the people who looked after the villa for making us welcome.
A group of 5 of us visited the Villa for 10 days. We were all aged between 19-23. We had an absolutly amazing time. We did hire a car - but we also went out a fair bit with out one. The train system is easy to use and there is a bus which goes into town. We felt very safe in the villa which was really clean, everything was in perfect condition - everything working. The people who were look after the house were extremely helpful and friendly. The website is spot on - it is a nice relaxing holiday - however, being young, we managed to find a fair bit of nightlife - The night clubs in town start at around 2am!! All taxis are booked from the police station - this was explained to us before hand so we had no problems what so ever. I would recommend staying in this villa to anybody - 10 out of 10
I stayed at this villa with my daughter and granddaughter in April. We did not want to hire a car, so the owners kindly arranged for us to be collected from Valencia airport. They also arranged for us to be taken to a large supermarket in Xativa to buy our groceries. The local railway system is excellent so we returned to the airport by train. The property was clean and tidy. Although it is located adjacent to the local village we felt very safe, and walked home together from the village in the evening. h My granddaughter loved playing on the rocking horse, riding the scooter and playing with the toys. We plan to return, and would definitely recommend this villa to other families.
impressive villa. clean and tidy with plenty of equipment. No problem with directions, but I understand that the road networks have recently been updat ed. lovely vista and friendly neighbours. it felt very safe and my wife and I had no problem walking home from the village. the garden has recently been landscaped, and the grapes were gorgeous! The owners supply many extras, including toilet rolls, handwash, dishwasher tablets etc, there is a cupboard containing dry goods such as pasta, rice and spices. We would certainly recommend this to our friends. Very good value for money
We stayed at Casa Lima in July 08: the villa was very comfortable and very clean and tidy. Pool was great, and the views of the local hills are beautiful. The villa felt very safe, as did the walk through the orange groves to the village. Neighbours and villagers are very friendly, and it was lovely sitting outside one of the local bar/restaurants to have dinner. Excellent value for money, and I would recommend the villa to both families and couples. Cant wait to go back next year!

Had lovely time there, weather was excellent, local bars and food lovely and cheap, wine was from 50p bottle!!! Language barrier can be tricky but we got by with dictionary fine. Villa was clean and cool inside, the boys loved the summer house and the pool was bigger than expected safe for kids too as no deep end, definately go back soon. The Bryans - July 07
