Ensure you check location of this villa before booking and report anything to all parties involved.
On handover Algarve Private Collection advised us to report any issues to them directly.
We booked this villa as it walking distance to beach and villa was perfect for our family of 7.

The main reason for 1 stars is we were mis-sold this villa as the location stated within walking distance to beach 500 metres. The actual walk via road was 1.8km or 1.3km via a route across private property and across barbed wire fence.
We tried to resolve this via Algarve Private Collection many times during our stay to no avail. Also, when we returned, to no avail.

We reported to Clickstay, the letting agent, as the Algarve Private Collection would not respond anymore Clickstay contacted the agents and asked them to resolve the issues .This problem could not have been resolved as it was in breach of t&c’s regarding the location which was quickly changed by Algarve Private Collection upon our enquiries re the walking route to beach.

This holiday was not as planned as we intended, it was a family holiday with varying generations, and they should have had the flexibility of being able to walk to and from the beach. However other family member would have transport them by car as a result. This spoilt this part of the holiday and we would not have booked this villa if the location had been correct as our main criteria when searching villa was within 500 metres of the beach.

In addition to the incorrect location description:

On arrival we were informed of the electrical issue with the villa, with the all the power tripping out. This was not resolved until 4 days after arrival, so we would have to reset the trip switch. This is ok when in where in the villa but when out for the day meant fridge, freezer and dishwasher would not function.

We had paid 300 euros for pool heating; unfortunately, there was also an electrical error with the pool electrics tipping out, with not only heating affected but also the filtration system. We realised this after a long day out returning to have a dip in the pool only to find the surface of the pools covered in insect. Once we realised, we informed the agent but was not resolved during our stay. We continued to reset the pool trip switch to keep the water clean until we left. The 300 Euro was reimbursed after we returned home.

The Alsatian dog next door barked whenever a person/people was in the road, so anyone sleeping in the cellar bedroom and front bedroom were woken when the builders arrived to work on a villa a few doors up. The dog barked continuously for 30 minutes one afternoon when next door had the pool maintenance workers in their villa.

I hope you find this review helpful

As a Property Rental and Management Company, managing a property portfolio of around 25 properties in the beautiful Western Algarve, our primary aim is for guests to enjoy their holiday and hopefully return again.

Inevitably sometimes things can go wrong which are out of our control, but we do have a dedicated team on-call to resolve any problems as quickly as possible, to ensure that rental guests are given the quickest possible solutions to any problems that could occur. We do take these matters very seriously.

In this instance the rental guests did inform us that the electricity tripped, for which we immediately took action by sending an electrician to fix the problem. We do apologise for any inconvenience, but did refund the rental guests the full price of the swimming pool heating, despite the pool man confirming that the temperature of the pool had only in fact dropped by about one degree. During the time of the power cut it would also have switched off the pool filter, but this would only have been for a very short period. Again, we apologise for this, but did act quickly to get this resolved, and also did make a refund for the entire 2 weeks pool heating.

We are sorry that this family did not enjoy the villa, and it is a shame that they felt the need to write such a negative review, particularly as we have rented this villa for approx 13 weeks this year, and have had really positive feedback from all others.

This is a great value villa in a really nice location within (approx 20 mins) walk to the main town and the beach, and at just over 50€ per person, per night in high season does reflect really good value for money for a villa of this quality with a private pool in such a nice location.

The allegations included a noisy dog next door (for which we had not other complaints about), builders up the road using bad language (I investigated these and found that the builders were Portuguese and did not speak English, and a bad smell in the kitchen, which when we investigated, could not find a problem).

Having worked in the villa rental business for many years, I really do try my hardest to rectify any problems that can sometimes occur as fast and efficiently as possible, but feel in this instance, many of the complaints were indeed an attempt to get a huge compensation.

Whereas we do want to keep all customers happy, I honestly feel we acted promptly to put the electrical problem right as soon as was possible, we also made a refund for the pool heating, but am not going to agree to a 50% compensation we do not feel is justified.

We currently have 30% of guests making repeat bookings, meaning, we must usually get it right.

In summary, it is true ( and we are very sorry) that there was a minor electrical problem, which we resolved within 48 hours, and also refunded the full 300€ pool heating, despite the pool temperature only dropping by one degree. We do however feel that the request for 50% compensation was not in any way justified. It is

Perfect villa This comfortable private villa is a great place to relax with or without the family. Very spacious accommodation and secluded pool and garden which get sun all day makes for a stress free holiday. The villa is within walking distance of both the town centre and the beach. There are many great places to eat within easy reach and many golf courses within 20 minutes. The villa is well furnished with bbq and well equipped kitchen. The pool is heated and a good size. Highly recommended. 02/28/2019 at 2:22 PM

A stunning Villa for fanstastic family get away We spent a very enjoyable October week at the beautifully presented and well-stocked Casa Alba in Meia Praia, Lagos. The drive from Lagos was less than an hour and even in the dead of night we had no issues in locating the property which is perched in quiet surroundings with great panoramic views of the surrounding area. We were also able to pre-arrange food and drink to be ready for us on our arrival so there was no rush the following morning trying to track down a local supermarket (I’d recommend the nearby Pingo Doce when you do need to stock up). The accommodation itself, although advertised as a three-bedroom villa, has a well-presented fourth double bedroom in its lower level which would also comfortably sleep two, making the villa of a size that would easily accommodate up to a party of 8. The pool is also of a good size, well maintained, and will keep the kids entertained while the adults can relax in the garden and two balcony areas. The balcony area outside the main bedroom being a highlight of the property. The nearby Meia Praia beach is beautiful, wide and very clean and will be a place you’ll want to visit as often as your trip allows. It is around a 30-minute walk from the villa so if you have mobility issues you’d likely want to park up at one of the adjacent beach car parks just a couple of minutes drive from the Villa. In general, I’d certainly advise that you hire a car to get out-and-about as the area has so much to offer (I’d particularly recommend the marina, the vibrant Lagos town centre for a host of top class restaurants and bars, a tuk-tuk tour of the old Lagos town, Pro Putting Garden (crazy golf), and a slightly further afield trip to the amazing FIESA Sand City). A boat trip out to the grottos of Ponta da Piedade is also a must-see excursion. However, if you prefer minimal travel, and just want to chill around the well-catered villa, then you also have the option to utilise Uber which will cost you around 4 Euros to get into the town centre. I’ll also particularly mention the prompt and helpful nature of the villa’s property management company who were always on hand to answer questions and provide a smooth service. All in we had a very relaxing week largely due to the great location and quality of Casa Alba villa and would certainly recommend friends and family to visit as we also hope to do so in the near future.“
