GENERAL VACATION RENTAL - HOUSE RULES AND CONDITIONS
Thank you for choosing Premier Vacation Rentals to be part of your dream vacation! We will be more than happy to host you and your guests at one of our beautiful properties.
Below you will find the most important information regarding our house rules: CHECK IN
-CHECK IN-We offer an express self-check-in! It means you can go directly to your vacation home. (Show ID to door camera and Door Code is released) VIA AIRBNB. No exceptions of group affiliation to reservation holder will be allowed to check in except RESERVATION HOLDER ONLY.
**Check in time is AFTER 4.00p.m.- 8:00PM (Unless paid late check in fee in advance)
**Check out time is before 10.00 a.m. no exceptions. (unless paid late check out fee in advance)
*Rental Period commences after 4:00 -8:00 p.m. (Late Check in starts at 8PM-12AM $50.00 late check in fee applies and is required prior to check in)(See after 12AM is $150.00). Local time on the day of check in and the property must be vacated before 10:00 a.m. on the checkout day as stated on the Reservation / Confirmation form. Any late check outs may be subject to a $85 per 1/2 hour fee.
-Group bookings we do not accept or 3rd Party Bookings Not allowed. (no refunds). No local rentals within 150 miles of home.
VENDORS: NOT ALLOWED DUE TO LIABILITY (IE: PARTY PLANNERS, DECORATORS, CHEFS , BALLOON CREATORS)
-LOCK-Your home has a keyless, time sensitive electronic lock.
TOILETRIES-STARTER SUPPLY-All our vacation homes are self-catering. That means the guest is responsible for shopping during their stay. For your convenience we provide a complimentary starter supply of toiletries, including:
1 dish sponge
1 dish detergent
1 roll of paper tower
1 roll of toilet paper per bathroom
1 small bar soap per bathroom
1 garbage bag per bin
1 extra garbage bag
1 shampoo/conditioner/body wash set per bathroom
2 dishwasher capsules in the kitchen
-LINEN-All bedding and bath towels are provided for each Max sleeping (1) set per bed. We ask kindly do not to remove towels from the home. (Pool towels are not included in your rental).
-AIR CONDITIONING: We set A/C temperatures between 72ºF-78ºF and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit - SUBJECT TO PENALTY.
-PETS- are Not allowed
-SMOKING/VAPING in/on the premises is not allowed - SUBJECT TO PENALTY.
-EVENTS- parties or events are permitted - SUBJECT TO PENALTY.
OPTIONAL AMENITIES (ADDITIONAL COSTS)
-POOL HEAT/SPA is an OPTIONAL amenity that’s offered to all of the properties available that have a pool. It can be added to your reservation no less than STRICT 72 hours before arrival and paid by stay only. Once pool heat is requested and paid for by the guest, it will be turned on and set to 85ºF. No refunds will be given due to incremental weather or change of need for service.
Some of our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off of services automatically until the pump can regain its functionality and efficiently. (This is optional and may not be available at some times.)See disclaimer for further detail.

Please BEWARE pool patio and pool floor may be slippery when wet. We are not responsible or liable. So please be careful!
-BBQ Grill - is OPTIONAL amenity .Most properties have a BBQ grill on site available to the guest at an additional one-time fee of $155 USD no refills . (BBQ VENDOR has to be paid STRICT 72 hrs prior to arrival for unlocking and placing of propane tank /scheduling). Once BBQ access is requested and paid for by the guest a vendor specialist will place propane Tank for use and unlock. No refunds will be given due to non use once. If, reported that the BBQ was found used and not cleaned on departure a fee of $35.00 will apply to security deposit held. No personal grills allowed of any kind.
-Early arrivals and/or late departures MUST be requested 1 or 2 days in advance and will be subject to availability and applicable fees paid in advance. (High Seasons no Early or Late departures available).
-OCCUPANCY-The maximum number of guests=(Sleeping)/visitors=(non sleeping) permitted in the unit at any time is set by listing AND reservation, and no exceptions can be made on conditional approvals at time of booking. INFANTS are counted by YOUR HOST and should always be listed on reservation for proper approvals as well as visitors. Should Premier VRBO LLC discover that occupancy is more than the unit's permitted number of guests/visitors (infants are counted), a penalty will be applied; a NON REFUNDABLE eviction process will take place for breach of this Agreement. The maximum number of guests/Visitors cannot exceed as determined by the listing and reservation at the time of rental - SUBJECT TO PENALTY.
CANCELLATIONS
****During these times we recommend TRIP Insurance *******-Cancellations. We recognize the No cancellation directly and restocking fee of $500.00.
-REFUNDS-There will be no refunds due to weather problems, early check-out, and interruption of any service due to maintenance problems that arise before or after guests' reservations. (All maintenance issues will be attended to in 24 hours)
-ACTS OF NATURE-In case of incidents beyond our control, severe damage or sale of the property, Premier Vacation Rentals reserves the right to substitute the property to a similar or superior accommodation near the original one without further liability. WE RECOMMEND TRIP INSURANCE.
-Limitation of Liability and Hold Harmless: Premier VRBO LLC AND THE PROPERTY OWNER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR ANY LOSSES OF ANY NATURE ARISING FROM THE SUBJECT MATTER OF THIS AGREEMENT. FURTHER, AND MORE SPECIFICALLY, PVRBO VACATION HOMES, THE PROPERTY OWNER, AND ANY HOMEOWNERS ASSOCIATION SHALL NOT BE LIABLE FOR INJURIES OR OTHER DAMAGES INCURRED AS THE RESULT OF GUEST'S USE OF THE SWIMMING POOL. SWIMMING IS AT THE GUEST'S OWN RISK. CHILDREN MUST BE SUPERVISED AT ALL TIMES. ABSOLUTELY NO DIVING ALLOWED.
-As the owners reserves the right to refuse service to anyone it considers an undesirable guest.
CUSTOMER SUPPORT: Any issues that our guests might encounter must be addressed by our company WITHIN 24 hours. During our business hours only we have a team available to attend any guest requests within 24 hours. However, our operational department will evaluate every case and prioritize the emergencies first, such as AC issues, water leaks, infestations of any kind, 911 related issues, power and water outage, and trouble with accessing the resort/house. Depending on the type of request, our customer service might ask for pictures to better address the problem. Only emergencies will be responded to between 5 PM and 8 AM.
The repairs may not happen within 24 hours but, Premier VRBO LLC will make every effort possible to initiate the repair, call a technician or service provider for a solution.

*MAINTAINANCE- Service calls deemed non-emergency where a staff member made it out to the property and a non-emergency service was provided after hours may incur fees. Note that our ability to respond to unforeseen circumstances may vary depending on a third party provider. (FEES for all deemed guests related).
CHECK OUT
-CHECK OUT FAQ-When a guest checks out, the unit will be inspected by a member of the staff. If any damage not previously reported is found or reported and deemed the guests responsibility, the cost to fix or replace the damaged part shall be billed through the guest booking channel. The guest shall be charged the full amount for fixing or replacing the damaged part and/or item.
-The Houses Are Privately Owned Homes and are decorated according to the owners` tastes and preferences. The Managers cannot be held responsible for providing additional furnishings or equipment not presently available in the unit. Should the Guest consider that there is any reason for complaint while staying in the property; the Guest must contact the Managers. (Furniture moving is not allowed and fee based to restage home as pictured) $65 per hour.
-TRASH- days are daily by resort and placing bags 13 GALLONS+ IN BIN has to be BAGGED or it will not be picked up by resort and could result in staff charge for cleaning up un-bagged trash at $35 per hour.
-LOST AND FOUND-Owners is not responsible and or cannot be held liable for any lost and or left behind personal items. ** ADMIN FEE OF 45 + SHIPPING.
