Before booking or enquiring, we have to advise of you of something that may have an influence on your stay.
A large area of ground to the South of villa is having 27 new luxury villas built.
March 23 Update- Many of the villas are now complete but an area has recently started around 100m away to the South West which may cause disturbances during the day.
We do not have a build programme but now expect that if staying at the villa, you would have to accept some impact with some noise until 3-4pm most days. Thankfully there is a ‘buffer’ of villas in between and this site so privacy is not affected and it can only be seen from some areas of the villa.

On the bright side there may be no impact (or minimal in certain periods) but either way we are offering a discount for acceptance. We are offering a goodwill gesture to compensate which would be 15% off the rental price paid (cannot in used with any other offers).
The rough and the smooth have to be accepted equally but you may be lucky and have quiet days or periods and may be unlucky and have bad days or periods. The beach and some lovely cafe/tavernas lie only a few km away (as do many other quiet spots and hideaways) if there is an issue and in the evenings it will be quiet anyway.**.

Description written before start of new development and building works
This is an exceptionally large 3 bedroom, 3 bathroom villa with private pool in the St Georges area near the renowned areas of Agios Georgios and Coral Bay. It is 750m from the beach and coastline and has sea views from most areas of the house. You can walk down to the beach in 10 minutes or less. The generously proportioned garden is private and tranquil with the road leading to the villa being very quiet also.
Villa Inside and Out
The property has a large open plan lounge, dining and kitchen area with large brown leather sofas having views of the television (with premium Satellite and DVD) and through the patio doors into the garden and pool area. The dining area seats 6 and the kitchen is modern and well equipped with appliances that include a dishwasher. Making up the ground floor is a very nice twin bedroom with adjacent bathroom with bath and shower. The bedroom also has patio doors out to the garden and pool making it a very private and self contained area.
Upstairs, a galleried landing leads to 2 further bedrooms which again are of a good size, the master having a king-sized bed and en-suite which comprises shower and cubicle. The twin room also has an en-suite with bath and shower. A balcony runs the full length of the upstairs, facing south and affording wonderful views of the immediate farmland, over to the Mediterenean Sea with the church at Agios Georgios making up part of the scenery. This is a great area to sit in peace and quiet, have breakfast or a coffee and relax and enjoy the Cyprus sunshine.
Outside, a long (pergola covered) driveway that can accommodate 2 cars leads to the front of the house and round into the rear garden area.
The rear garden has been carefully landscaped and has a 9m x 4m kidney-shaped private pool with Roman Steps (new in Nov 2015) as its centrepiece.
The garden has been fenced to the sides and rear for further privacy and there is ample room poolside for the outdoor dining table and chairs with parasol. Gas and Charcaol BBQ's have been provided to assist with the outdoor lifestyle.
The villa is fully air-conditioned throughout. A travel cot and highchair can be supplied free of charge upon request

Please note that a camp bed can be provided (for a supplement*) so sleep an extra child making the capacity of the villa 7. We do not however accept single sex parties or groups of 7 adults.
The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian.
The Local Area
In walking distance of the villa are around 6 traditional tavernas serving BBQd meat and local dishes of the highest quality. You are only a 5-7 minute drive from Coral Bay, Peyia village and 20 minutes into Paphos town. Easy access can be gained to the beautifully traditional village of Kathikas and you can also easily reach Polis and Latchi on the other side.
As previously mentioned, the beach and coastline can be walked to (going past some very nice and upmarket gated villas may We add) in under 10 minutes with a choice of routes and areas of coastline to enjoy. Agios Georgios has a renowned fish taverna where fresh fish is brought from fishing vessels that are stationed in the picturesque harbour situated directly below.
The monastery at Agios Georgios is beautifully architectured and is always a draw for visitors to the area.
Other things to do in the area include Paphos Bird Park, reptile park, horse riding, Akamas Peninsular & Lara Nature Reserve, hiking/walking, buggy safaris, 4 x 4 safaris, sea caves area, sailing and many more. Amusement and water parks in Paphos are also easily accessible from Coral Bay as are numerous archaeological ruins such as the Tombs of the Kings.
If you want to get out and explore some fantastic scenery, take a trip to the Akamas, Polis, Latchi or even Troodos mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and traditional fish taverns in stunning seaside locations. Troodos is of course the main mountain range in Cyprus, not many people know that in the winter....you can ski!
It may well be the perfect location for a vacation retreat.
Please note that this property can be accessed at any time after 3pm on arrival day. There is a keysafe which we provide a code for. We can arrange taxi transfer by our own driver who knows where the property is and assist with car hire from the airport if desired. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis (10-28 night stays). Air-Conditioning is included in the rental price as is a welcome pack of basic essentials and wine for your arrival.
A Camp/Z-Bed can be arranged for a child. This will be added as an extra upon request for £5 per day.
The changeover day is flexible but spaces of less than 7 nights may not be accepted
