Just 200m from Peyia Village square and all its amenities the villa offers stunning views over Peyia, Coral Bay and the Mediterranean Sea from most areas of the house and its pool area. Take a swim in the private pool or relax on the sun loungers and feel the gentle breeze as you absorb the warm Cyprus sunshine.
Watch the sunsets from the properties balcony or verandah then take a gentle stroll into Peyia Village for lunch or dinner in one of the many great traditional tavernas where you will find the some of the best hospitality anywhere in Paphos. The beach resort and amenities at Coral Bay are just a few km away by the coast and you have an excellent base for exploring the villages such as Kathikas with its wineries and many great restaurants or across to the Akamas Nature reserve which hosts one of the best unspoilt beaches in Cyprus (Lara).

The fully air-conditioned villa enjoys all modern comforts as well as beneficial extras such as 8m x 4m Private swimming pool with Roman Steps, handrail and seating shelf, long Covered Verandah with dining table (to seat 6), stone built BBQ, large leather sofas, Premium Channel IPTV, Wi-Fi, 3 double sized bedrooms with amazing en-suite to master bedroom, a family shower room with large walk-in shower, cloakroom & designer kitchen with all modern appliances including dishwasher and much more. The villa also offers wheelchair accessibility with ramps allowing access to the villa and pool area.
Everything at the villa is characterised by the lovely stone build, surrounding stone walls, the chunky wooden rails and pillars, and sharp contemporary features on the inside such as glass block screens in the bathrooms and the chrome/glass balustrade on the staircase to mention but a few. Added to the Cyprus sunshine, the views to the Med and the large outdoor seating/lounging areas and you are in for a great holiday at Villa Balmoral.
DETAILS OF THE INTERIOR
After accessing the villa from the rear driveway, the main door opens up into a bright and airy reception area where you are immediately taken with modern design features of this amazing holiday home.
To the left is the large open plan lounge/kitchen area which is very modern in its design but also very comfortable and homely at the same time. The lounge consists of a large corner leather sofa, 2 single leather chairs, glass coffee table, large (40'') flat screen TV, wood burning stove (for slightly cooler off-season evenings), ceiling fan, air-conditioning unit and access out to the verandah via patio doors.
The kitchen is large, very modern and offers great choices for eating, cooking, entertaining and catering in luxurious surroundings. Many little extras that you don't always find in holiday villas are here for your pleasure and relaxation. Main appliances include waist height oven, separate hob and hood, washing machine, dishwasher and large fridge/freezer (all Bosch), double ceramic sink with mixer tap and patio doors out to the verandah. A table and 4 chairs in this area allows for casual breakfast or coffee.
Going back to the reception/hallway area you will find the modern cloakroom with wc and wash hand basin. Access from this area is then gained to 2 bedrooms. The first to the right hand side consists of a king sized bed, fitted wardrobes, dressing table with mirror, ceiling fan and air-con unit.
The second bedroom on the ground floor consists of 2 large single sized bed. Access from this bedroom can be gained to the large verandah and the window affords wonderful views over the private pool and out to the Sea. This bedroom also has a ceiling fan, air-con unit, large fitted wardrobes, dressing table and stool.
In between the bedrooms is a substantial sized shower room with large walk-in shower, wc, wash hand basin. The shower screen is made from glass blocks which gives a very modern feel.
Going upstairs to the master bedroom quarters, you walk up a wide marble staircase with smartly designed balustrade finished with glass and chrome. At the top left you will find a door out to a large balcony which is great for lounging and admiring the views. The master bedroom itself features a super king-sized bed, large fitted wardrobes, ceiling fan, air-con unit and dressing table with mirror. Patio Doors lead out to a balcony which faces directly towards the sea. 2 small tables and 4 chairs have been provided and are portable between the balconies.
Last but certainly not least is the beautiful en-suite to the master bedroom. The en-suite is large, modern and designed in striking colours. The large walk-in shower is surrounded by glass blocks. The en-suite also features good storage units, large wash hand basin and wc.
The villa is fully air-conditioned with ceiling fans assisting with good circulation, has fly screens fitted on selected windows and has a supply of fresh drinking water to the kitchen. Towels are supplied for inside as well as by the pool. Dressing Gowns are also supplied for adults adding to the 5 star appeal of Villa Balmoral. The water is heated by solar panels on the roof with back-up immersion if required.
*The villa is accessible for wheelchairs due to ramps placed around the property. This is assisted by the large walk-in shower on the ground floor. It is not however fully wheelchair 'adpated'.
Wi-Fi is included in the rental rate
The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as a video library and many channels in German, Spanish and Russian.
DETAILS OF THE EXTERIOR
Villa Balmoral is accessed by a gated driveway with pedestrian access which can easily accommodate 2-3 cars. This area is also shaded for most of the day.
To the front of the house, accessed from kitchen, hallway or lounge is the large L-Shaped covered verandah which provides the ideal place for relaxing in the shade, taking in the views and socialising with your party. An oval rattan style table and 6 are chairs supplied. To the side of the house is a stone built bbq (close to the kitchen) which assists with alfresco dining and outdoor lifestyle at all times.
Down a small set of stone steps and you are at the private pool area with paved patio for lounging adjacent. 6 rattan sun loungers with cushion pads have been provided for your relaxation.
The private pool with curve is 8m long by 4m wide. Its shallow end is accessed by roman style steps and handrail for ease of access. Opposite the steps is a seating shelf which allows you to sit and relax, cool off and perhaps enjoy a soft drink or cocktail in the Sun. All this while admiring a beautifully crafted stone built exterior or some of the colourful flowers on the surrounding hedges. Villa Balmoral offers everything you need for a relaxing and luxurious holiday in the Sun.
Winding up through the banana plantations after a short drive along the coast road from Paphos brings you to Peyia where Villa Emelita is located on the hillside overlooking Coral Bay. Peyia is a very typical Cypriot village which has been developed over time to be a vibrant ‘mini-town’ offering great amenities. With many restaurants, tavernas, cafes, bars, shops, bakeries, butcheries, supermarkets, pharmacy, gym and other facilities all within 2-3km of each other, there really is no need to leave the village if you don’t want to. A beautiful ancient church forms the heart of the village while the narrow streets and alleyways are full of old and interesting houses adorned with colourful flowers and citrus trees. The village centre is still largely unspoilt with lively tavernas and friendly locals. You can also buy all your provisions including fresh meat and bread in the village stores; the early morning aroma of freshly baked bread, sweet and savoury local pastries and cakes coming from the Peyia bakery is almost too much to resist! For the more energetic types there is the local and newly opened ‘Tower Fitness Centre’.
Coral Bay with it’s beaches, shops and slightly more vibrant nightlife is just 2km away.
Things to do in the area include Paphos Bird Park (now Paphos Zoo), reptile park, horse riding, Akamas Peninsular & Lara Beach Nature Reserve (famous for turtles), hiking/walking, buggy safaris, 4 x 4 safaris, sea caves area, sailing and many more. Amusement and water parks in Paphos are also easily accessible from Peyia, as are numerous archaeological ruins such as the Tombs of the Kings and Paphos mosaics.
If you want to get out and explore some fantastic scenery, take a trip to the Akamas Peninsula, Polis, Latchi or even Troodos mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and traditional fish taverns in stunning seaside locations. Troodos is of course the main mountain range in Cyprus, not many people know that in the winter....you can ski!
Paphos combines ancient history with a cosmopolitan, modern tourist resort. The area by the coast is known as Kato Paphos and boasts a pretty little harbour and plenty of open air cafes and bars. Further inland is the old town of Paphos, known by the locals as Ktima. With its narrow streets, hustle and bustle, covered market and typically Cypriot atmosphere, it is well worth a visit. As a consequence, Paphos is on UNESCO's World Cultural Heritage list.
Cyprus is famous as the birth place of the goddess Aphrodite, Venus in Roman mythology. She is known as the Ancient Greek goddess of love and beauty. Legend says that she emerged from the sea at Aphrodite’s Rock in a surge of sea foam.
Please note that this property can be accessed at any time after 3pm on arrival day so please dont worry if you have a late flight. We can arrange taxi transfer by our own driver who knows where the property is and assist with car hire from the airport if desired. The property is professionally managed (you will always have a contact) and has linen changes and a Light Mid-Stay Clean and Linen Change is given for Stays of 12 nights or more. Air-Conditioning is included in the rental price as is a welcome pack of basic essentials for your arrival.
Please note that infants are included in max occupancy of the property for this villa despite the online booking settings
The changeover day is flexible however bookings leaving unrentable periods (less than 7 days) between existing bookings may not be accepted.
