We’ve stayed in the villa many times over the last 7 years and find the location great for Disney, many restaurants, outlet malls and Orlando.

In general, the villa is adequately presented for holidaymakers with Netflix a pleasant added bonus. Was pleased this year to see the addition of larger bath towels and more bath mats in the Master Bathroom. Being slightly picky now - the pool filter was off when we arrived and we had to call out the management company to switch it on (there are no instructions regarding it in the welcome folder) &amp; the toilet roll holder in the Master Bathroom was broken. The villa could also benefit from a selection of larger wine glasses, a new toaster &amp; cleaner patio doors. The pool furniture has been in situ for longer than the time we’ve been visiting, is showing definite signs of wear &amp; tear and would definitely benefit from an upgrade/deep clean.

This is a great family villa. This was the second time we had used the villa and it has been kept well up to date.

The gated community is safe and quite with amenities nearby and, of course, the theme parks are all nearby.

Having stayed in the Sun and Fun villa many times over the last 7 years, it was good to see continued improvement to the decor by the new owners. However, we felt let down on this visit by the villa’s management company.

To provide some context, our arrival date coincided with the weekend Hurricane Irma was expected to hit the area. We had been keeping Simon fully appraised of our situation during the preceding week, confirming on Friday 8th September that we were definitely coming to Florida. He said he’d monitor things from his end and would try to provide some bottled water should we lose our water supply.

Despite having our flight time brought forward, we only arrived in the Davenport area at 3pm on the Saturday, by which time both Publix &amp; Walmart had closed. We managed to obtain some supplies (from Target) and made our way to the villa. Once inside we found that although the pool furniture had been moved into the garage, there was nothing else in the way of hurricane preparation except a 2-page note recommending items (torch, wind-up radio, blankets, etc.) that might be needed to survive the next few days – items which we believe should already have been stocked in the villa.

Post-hurricane there was no contact from the management company once we advised Simon on the Monday morning, by SMS message, that both ourselves and the villa had escaped unscathed. The TV and internet were out until early on Monday evening.

Simon visited on the Tuesday to check things over himself but unfortunately we were out at the time, restocking with food &amp; water. During his check he failed to turn the pool filter back on, meaning that we could not use the pool until the professional cleaners arrived on Thursday morning. The net that we had wasn’t long enough to reach the bottom at the deep end and, despite our best efforts, it was impossible to remove all of the scum from the surface of the pool.

For the remainder of our vacation, apart from the sun-loungers which we (just) managed to bring round to the poolside ourselves, the other pool furniture was left in the garage.

It is also worth noting that the clean up from the previous guests had either been a bit hurried or had not happened at all. The rug in the lounge area had not been hoovered, the patio doors &amp; glass-topped furniture were covered in sticky finger prints, the master bath was dirty, there were crayons &amp; toys between the sofa cushions and the utility area was covered in dust/grime. This did give us something to do whilst waiting for Irma !!

Whilst the foregoing could be considered to be somewhat mitigated by the threat that was posed to everyone in Florida by Hurricane Irma, we believe that it was still reasonable to have expected a better performance and presence by the villa’s management company.


Villa is fantastic. Great space and room sizes. Would highly recommend staying in this villa due to its location for Disney too. Hope you enjoy it as much as we did.

We think that the changes are almost all positive. The villa is far better stocked/provisioned - cutlery, crockery, kitchen utensils, etc. The new King size beds are great and the additional pictures/artwork make the villa that more lived in/welcoming. The difference in the size and picture quality of the TVs, the HD service and Netflix is for us the single, biggest improvement as we are back in the villa by say 9pm most nights.

The two bedrooms that have doors onto the pool area would, however, benefit from a blind/window covering on the door out to the pool to prevent the morning sunlight providing a too-early, wake-up call.

Always clean and well-presented, there seem to be a few improvement 'tweaks' each passing year in the Sun 'n Fun villa. The wi-fi is a big plus - almost an essential in these social media days.

A minor problem with the provisioning of towels and crockery were expedited rapidly by the management company.

Already looking forward to our next visit.

Lovely villa. Very clean and tidy. Lighting in living area could have been brighter but not really a problem.
We did try to contact the management company with a query - no answer so we left a message asking them to contact us but they never did.

Overall:This was my third trip to stay in this villa in 4 years (which speaks volumes on how much we like it). It is a perfect fit for our family with the facilities we need to enjoy the area. Would definitely recommend and will consider for next stay.

Villa: Clean and tidy with the right amount of space for a 4 bed property. Pool was well serviced during our stay. Never used the sofa bed.
One observation...not a complaint
All TVs are older CRT models. Would be great to have something with a HDMI connection to hookup Netflix but I knew this before I went. So not a complaint just an observation.
Worth noting that it has a decent cable channels selection and a good internet connection. WiFi works to the outer edges of the pool area so I made do with Netflix/Spotify on my tablet beside the pool with a beer in hand....a hard life :-)

Location: Tuscan Hills is typically quiet with very little after-hours noise and the entry gate adds to a sense of security. 
Decent shopping for uk visitors at the Walmart (5mins north) and at Posner Park (15 mins south). Everything else is down the 192 which can take up to 30 mins to negotiate on an busyish day. If you allow 30 mins to Magic Kingdom parking lot in you'll be there 8 times out of 10.

Fantastic vacation suite on an excellent location for golfers. We would prefer to stay there again in our annual vacation trip to Florida.
Anyway, there are two things to mention in the Villa. The bed mattresses was a bit noisy and there was a suspicious tone noise at 5:13 AM each morning.

Very nice Villa excellent area 2 minutes from US 192 so restaurants and supermarkets very close and only 25min drive to the Universal resort and SeaWorld resort.
The complex is quiet and the neighbours are very nice friendly people. The Villa has its own WIFI and TVs in most rooms. I would definitely recommend staying here and would stay here again on our next visit.
