This was sadly the worst holiday we have ever been on. The villa was very tired, dated and needed a good clean. It is not luxury as described, far from it. Stained bedding, dirty bathrooms, and all over grubby feel. We had to check into another resort after a few days as we couldn't face being there any longer. Contacted the owner who apologised and said it was due for a refurbishment before we had arrived, but for a number of reasons it didn't take place. He then offered us a free week at the villa post refurbishment should we be back in Hua Hin. Firstly why weren't we notified before we arrived that the villa would be in a poor state, and would we either like a discount or a refund? Neither happened. I have since requested a partial refund to compensate for the additional costs incurred in staying elsewhere but have yet to receive a response. We feel cheated, it wasn't as described, and ended up with a fairly stressful expensive experience. It was wrong to not have contacted us ahead of our stay to manage our expectations, and given us a choice. I took photos of the condition of the villa, and it is truly disgraceful.

If maintained this villa could be outstanding, but many of the advertised faculties did not work - dvd microwave etc.  Be prepared for expensive electricity charges upon check out.

Our family had an excellent relaxing Christmas holiday at Jonathans villa.
The property is exactly as good as you can see in the advert. Luxurious pool and terraces. Very quiet and peaceful area. 
Everything was just what we needed after polluted and chilly Shanghai.
The BKK airport transportation both ways, arranged by the villa owner, was comfortable and safe.
We were a bit concerned of the water supply system as it needs to be ordered in  2000 litre batches. In reality it is not a problem; a call to the caretaker and after a short while the tank is full.
The location is a bit remote from the hectic city center; most convenient way to center is a tuk tuk ride for 200-250 baht. 
To be honest there are no shops in walking distance except a basic Seven Eleven...There is a huge Tesco in Market Village, Hua Hin.

A rental car is a good solution for exploring the surroundings. The car should be booked couple of months in advance as all rental companies are fully booked during the high season. The best beach we found is the Ao Manao beach at Royal Thai Airbase, Wing 5, Prachuap (roughly 1 hour drive from the villa). As well the Hua Hin Hills vineyard was really interesting place with excellent wines and food.

We can strongly recommend this villa for a group of 6 people and will look forward to visiting there again.

My friends and I loved this house and I would highly recommend to anyone. The service was great both prior and on arrival. 
What you see in the photos is exactly what you get of the house. The house has got everything you can possibly think of and transportation is cheap and efficient. 

We look forward to staying at this villa again very soon.

Great place, very quite and relaxing. Pool was lovely although maybe a little too much chlorine for my liking but very nice none the less. Kids loved it and did not want to leave.

Being familiar with the area, I was happy to see that this villa was located far enough from the main road that noise was not an issue, but that amenities and shops were nearby. Some of the newer developments in the area are constructed on dirt or gravel roads which can be nearly impassable during times of heavy rainfall, or they are so riddled with bumps and holes that a short trip may take a long time. This villa is accessable via ALL concrete/paved roads a definite PLUS!! The villa itself was beyond our expectations. All of the rooms are very large and fitted with large closets and dressers. Each room has both air conditioning and/or oscillating fans along with an ensuite bathroom. The great room (kitchen, dining, living combination) has two large ceiling fans which when combined with leaving the doors and windows open provided more than enough air circulation to keep the house cool enough that using the central air conditioning unit was not necessary. The covered patio also offered a wonderful, relaxing place to sit. Upon our arrival, the pool was green and unusable. The property manager had already been in contact with the pool caretaker and aside from a few days of cleaning the pool was a wonderful addition to the stay. On top of that, the owner of the villa immediately contacted me upon our check-out and offered his appologies and a compensation for our inability to use the pool for the first portion of our stay. We have already recommended this villa to our friends and being that we have family in the area and travel to Hua Hin often, I, too, would not hesitate to stay here again in the future.

The villa is very nice and the garden is amazing. The pictures dont lie!
We had a great holiday here in february 2013, and would definetly try and book this villa again if we should visit Hua Hin again. The woman who welcomed us to the house when we arrived, Ms. Jan was very sweet, kind and helpfull - she even cooked breakfast for us.

We have just returned from 2 weeks in sunny Thailand.  The villa was spacious and clean on arrival.  The pool was very welcome and a good size. As it was very hot we spent most days relaxing with the occasional sight seeing trip and then went out in the evenings.  We bought a local sim on arrival in Thailand which kept phone bills to a minimum and  organised a tuk tuk to go to town most evenings at reasonable at 150 baht per trip.  We ate in some nights and although the kitchen is fairly well equipped it does not have an oven as stated.  We shopped in the local night market about 15 minutes walk away - well worth a visit!  with plenty of good street food to sample.  We felt that a book with useful tips was missing from the villa so have bought and left one there for future renters!  The villa is isolated but we managed a few local walks.  
We used around 2 tanks of water during our stay, this would have been much less if it had rained.  The tank water was used by the gardeners to water the garden about 5 times during our stay and we had to pay for an extra delivery of water to top up the pool!  This is not included in the rental.  
Electricity cost around £70 for the fortnight - we were careful with the aircon use turning them on at night only in 2 of the bedrooms. 
There is wifi access but no computer as stated on some of the other reviews.
All in all a restful holiday.
