We are just back from a week's holiday at this villa and I'm afraid this villa is in need of a lot of care and attention. There are many little things that need fixing around the property and have been detailed in previous reviews but the most serious is the tiles all coming off in the swimming pool. Two of the kids cut themselves in the pool where the tiles had come off as they've left sharp edges. I also cut myself where the tiles have come off and now have a foreign body in my foot. I have mentioned this to Rebecca so hopefully they will make this a priority as it's extremely dangerous. Also, a couple of the plastic chairs are broken in the conservatory. The legs just collapsed when my mum moved on the chair and she landed in a heap under the table. When we looked, there were another couple of chairs in the same state. There is a horrible smell in the en-suite bathroom in one of the upstairs bedrooms. You also could not have a shower in there as there was no shower curtain and the water went everywhere. We showered in other people's rooms. Good points - the Games room and bar were great for the kids and unlike the other reviews, we didn't notice any smell there. The villa is very spacious and most of the bedrooms have walk in wardrobes. The balconies accessed by the top two bedrooms are huge and go right round the corner of the villa. There are a couple of little cafes nearby, as well as a big skate park and a kids playground (all just a couple of minutes walk). This is an amazing villa and it's a great shame that it's not maintained to a satisfactory standard. Would be nice if there was something there to start you off on your arrival, e.g. washing up liquid, soap, toilet rolls. We left nearly a fully box of dishwasher tablets, washing powder, detergent etc for the next arrivals but I would guess they probably arrived to nothing as well.

enormous villa 25 min walk too old town 20min to top of strip we always walked down and got taxi back up 6euros .Rebecca was great to deal with and very helpful ,there was 7 adults and we had more than enough room ,really quiet area all in all really enjoyed villa great experience and would recommend clickstay and Rebecca

The villa is a very good size and you don't feel like you are in each others way. Make sure you take plenty of things to amuse yourself with as every cupboard in the place is empty, not a board game or book in sight. We never used the downstairs games roof as there are now windows you can open or even air con, the room was far to stuffy and damp smelling to use. The villa really needs some money spent on it to modernise it as everything is very outdated, there are holes in the walls in the bathrooms where towel rails have fallen off and door handles falling off in nearly every room. If anyone is going to this villa please make sure that you inform any taxi driver that the villa number is C11, the taxi drivers will need this as it only states 11 on the front wall at the gate. There was also no welcome food pack when we arrived and I had paid for a pack when I booked the villa. The care taker of the villa seemed very put out when asked a question and or whenever I needed to call her, which I must say was often, the first night the shower head in the en-suite in 1 of the master bedrooms fell off and nearly knocked my dad out. When I asked the caretaker about the food pack, she again seemed very put out and turned up later with the food and no bread. I'm sorry but its not a villa I would recommend unless some money was spent updating and maintaining it. Not worst villa I have had to date and I go to villas every year. Please also be ware that the care taker excepts 500 euros in cash when you arrive as a refundable deposit.

Just returned from a week at the villa and travelled as a mixed age party of 11. On arrival we was met by a lovely lady who showed us around and gave us everything we needed to know, alarm fobs, four keys and wifi passwords etc, couldnt believe how big the villa was,split over three levels it was huge with everything we needed for our mixed age group. Even though there was 11of us it never felt cramped as it was that big there was never no more than 2-3people in a room the same time. The basement has the games room with pool table,ping pong,football table,small tv and a quiet reading room,also a bar area with a fridge.The only problem with this was it was very stuffy and had a damp smell so with it being underground it had a strange atmosphere to it, but didnt stop us from using it. Ground floor was huge, it had 3 bedrooms 2 twin 1double)all with ensuite plus living room,dining room, kitchen, washing utility room, then conservatory leading out to the BBQ and pool area, the pool is not heated so we wasnt able to use it fully with it being October it was just too cold for us but Im sure in summer it would be perfect. The garden area is all enclosed and private,its located next to a golf course with lovely views so very peaceful,has plenty of toys for kids in the garden too plus a swing and slide. Upstairs had a further two bedrooms with ensuite, one of the bedrooms was that large it had two double beds not one.Both bedrooms upstairs had bath as well as shower.There was also a cot and baby changing stand in one of the double bedrooms. I would say the bedrooms upstairs were better as they both had huge balconies which covered the full length of the villa so we took our sunlongers up there and it was like a sun trap with lovely views over the golf course.... The things I would criticise are only minor and wouldnt usually comment but I think it would make a massive difference if these were rectified, I read some reviews about beds being hard and didnt think much about it but every single one of us woke up everyday with stiff backs, it was very uncomfortable and if we were sober we would have had no chance of sleeping all week! Also it would be nice to have more than 1pillow each as some people like the choice of having more whereas in hotels these are easy to request. There was every piece of cutlery you could ask for with plenty of plates etc, however we did notice there wasnt many cups/mugs provided so we were having to wash and reuse everyday, also there wasnt many large glasses either so had to do the same with this. It may be worth taking a tin opener with you as we couldnt find one anywhere. We expected the villa to be closer to the centre than what we though, after reading reviews etc it states 1mile to English strip and a little further to old town, it was actually 2miile to the strip and wasnt really a pleasant walk. There are plenty of areas to walk to however I wouldnt say its a nice walk as theres nothing around you just the roads and buildings, we found it was just easier getting taxis because splitting it only meant a couple of euro each. Taxi from villa to the old town was between 5-6euro each way, and around the same to the new town. The old town is so much nicer and you are spoilt for choice with bars and restaurants, new town is more lively with bars opening until 6am but more for the younger generation. We took an elderly lady with us who required a wheelchair, we managed to get one from the fire station for just 5euro a day. A trip to vilamoura is a must, its only 20mins away and 18euro each way in a taxi but its gorgeous, lovely harbour with posh yachts and bars restaurants etc, its immaculate and very exclusive, definitely millionaires paradise its surrounded by villas and golf courses nearby. Lovely holiday in general and would definitely go back, I must mention theres is a small golf range next door but one to the villa, it is run by an English couple Julie and Trevor they are so friendly and make you feel so welcome, they do snacks and full English breakfasts for 5euro including a drink and it was one of the best id had, they have a lovely bar area too with indoor and outdoor seating, you dont have to be playing golf to use it they love new clients so feel free to call in for a drink or snack, perfect if your not in a mood to cook anything as its very reasonable-the ploughmans lunch is highly recommended!
