We were a party of eight.  Four adults and four chldren ranging from 12 years to 15 years old.  Our transfer from the airport to the villa was arranged by Kenan who oversees the property.  It was very easy to arrange via email and the taxi was waiting for us when we left the airport.  Cheaper too than arranging with a travel agent.  The villa was fab and met all our needs.  There was plenty of room for us all although we were very rarely all in at the same time because of the garden and pools!  My only complaint is that the advert states you have a private pool and a shared pool when infact, both of the pools are shared.  I think there are about 10 villass on the complex.  However, we actually didnt find it an issue as neither pool was ever really busy and we frequently had both of them to ourselves!  The jetty down on the river was fantastic for the kids as there where loads of fish and crabs to see (and catch) and we even saw a turtle there.  Mehmet was our rep - he introduced himself to us on arrival and was fantastic if we had any problems or questions.  One of us needed medical assistance and he sorted it out straight away.  He arranged boat trips for us with a guy called Kenan (a different Kenan), they were very well priced and the trips were fantastic - do go!  We couldnt get the oven to work (totally us being rubbish) and the other Kenan dealt with it quickly.  Mehmet was contactable by phone at any time and also popped round 3 to 4 times a week to make sure we were OK.  We were not expecting a rep but Mehmet made the stay much more enjoyable.  Cleanliness-wise, the villa was very clean on arrival but no further cleaning was carried out for the duration of our stay.  We were OK with that but some people may expect more?
We would definately go back to Dalyan and would recommend this villa to anybody going there - the location is fantastic - amazing views of the tombs - the nearest restaurant called the Paradise has a brilliant selec tion of food, nicely priced, great service and staff  - overall, we loved it! We stayed in this villa August 2012, our party numbered 8.
The villa is well situated near Dalyan centre (15 min walk), it boasts superb views of the mountains from the balcony, patio &amp; pool areas .
The open plan living area, including a lounge, dining &amp; kitchen area, is large and well appointed. The four bedrooms are of a good size all with excellent ensuites. The air conditioning is superb throughout the villa .
The patio is raised and offers welcome shade , the pool is excellent, and like the lounger area &amp; lovely gardens remains in full sun all day .
The location of the villa allows for both a relaxing poolside holiday and is within easy reach of the local places of interest for the more adventurous.
We hired a car but it is not absolutely necessary, there are many car and water taxis available.
The owners, Marie &amp; Kenan  are lovely and extremely helpful if you do have any questions.
Our two weeks in Turkey, Dalyan and at this villa especially were both very relaxing and enjoyable.
My biggest recommendation is that I would not hesitate in returning to this villa for another piece of Turkish Delight !

NEW  BUILT 4 BED ALL EN-SUITE VILLA  8 MIN. TO CENTRE

This is a very new property well laid out inside and landscaped garden that when matured will provide seclusion. The pool is a good size and well maintained. Seating outside is lovely on the veranda and round the pool. The owners Keenan and Marie made us feel welcome and were very supportive and helpful when needed. Its a very quiet not overlooked villa but only 7 minutes walk to little shop and 15 minutes to town centre. Only downside is the most direct route in to town is on stone roads which are not very forgiving on footwear.  Mosi  repellent a must for the evenings especially but air con throughout ensures pleasant living conditions. our party ranged from 69 to 15. And we all enjoyed the villa facilities and dalyans friendly approach to tourists.  A really big hit for this villa is 4 bathrooms. Two bedrooms have no wardrobes but this can be easily overcome. We would recommend this villa and would like to return. We wish Keenan and Marie every success in this new venture.

Excellent property with everything required for a good weeks family stay.  We were a mixed group, with 3 pensioners, 2 adults and 2 school age chlldren - we all enjoyed the villa and Dalyan.  The hotel Calbis was a good place to have lunch or an evening meal and we could use the dolmus into town.   It was a 10 min walk to the main restaurants but there were other bars along the way and a very good "corner shop".    

We would recommend the villa, it was particularly good to have an en suite for every room and everything was spotless.  We were looked after all the time we were there.  We hope to come back again next year.

The Villa was everything we expected , in a nice, quiet location.
The Agent paid us a visit most days to make sure everything was fine and to see if there was anything we needed.
The views from the boat trips on the river are amazing and a "must do".

Just a brief email to say thanks for letting us stay in the villa last week and especially for allowing us to stay in it all day yesterday due to our late flight. We had a fabulous week with a mixture of busy and lazy times. Well be recommending Kings Villas to anyone who is interested and we hope to return too!

Well, we have returned from our week break in Turkey and what can I say but a big thank you: a truly awesome view, a brilliant location from which to explore this unspoilt region and a beautiful villa and pool of an exceptionally high standard of finish. As you can guess, we loved every minute of our stay and have returned home enthusing about the Turkish hospitality. Serkan surprised us with an unbelievable offer of spending our last evening as his guest on his boat for a sunset barbecue on the lake - one of our most memorable and fun evenings ever.
We would love to return some time with our older daughter - she certainly missed a wonderful, relaxing holiday!

Just a short note to say the villa is excellent. It was everything I could wish for and more, I doubt if you could get a better location.
Serkan and his sister were always helpful if we need any thing. 
Hopefully I will get the opportunity to stay in Kings Villas next year !
