Great villa... Prior to arrival we had a few questions for the owner Geoff who was able to provide the answers and provide more finer details about the villa.

The villa is located on a really nice gated community in legacy park. The standard of the villa was lovely and internally bigger than we expected with 4 good sized bedrooms furnished to a good standard. (Good carpets throughout and good quality bedding in all rooms and blinds.) All bathrooms were to a high standard complete with full linen. There were multiple tv's in rooms (didnt use) and a pool table in the garage which the kids enjoyed.

Great kitchen with everything you would require / expect in a florida villa.  Good AC system throughout.

Lovely pool area with plenty seating / table and space which is south facing. Good privacy with low height garden bushes surrounding the rear of the property.

The overall villa was presented spotless on arrival as you would expect from a well managed property. (Credit to owner and the management company) 

Encounted one simple issue when there with the rear outdoor area light bulb went, however this was resolved within 24 hours by the management company who simply came and changed the bulb and even called round later in the evening when he was passing to ensure everything else was ok which it was. We could not ask for anymore and thank you for the swift turnaround. 

Overall, a lovely villa set back half a mile from the main highway 27 which has great links to the 192, disney parks etc..
If the villa was to be available on a future trip we would return. (We have stayed in the past at westridge and Hampton lakes.)

Good Size property and location
Arrival:
On arrival at 16.30 on our booked day, we were surprised to find a car on the drive and the garage door open, immediately making us think had we the correct address. It turned out the previous clients had left the property late leaving the cleaner having less than the normal six hours for her deep clean routine. We had a brief chat with her, left our luggage and went to do our supply shop. The closest Publix is literally a five minute drive away or a 30 minute walk if feeling energetic. We arrived back after about an hour and were finally able to start and settle in. Although the cleaner had made it habitable for us we felt she had been rushed and with more time she would have had time to clean the glass on the doors the glass table and dusted the coffee table, removing quite a number of sticky finger prints, but then again may be we are being picky. 
Accommodation:
The following day we had time to check out fully our ‘home’ for the next 3 weeks. All rooms are a good size, we only used the main living area and the master bedroom. The master bathroom has two walls of mirrors with an abundance of lights surrounding them. A good size shower and separate toilet. I liked the laundry area being within the property and not the garage. Next to the laundry area is another bathroom which was useful for when doing laundry and closeness to the living area. The kitchen has good amenities everything you need to cook and bake which we did most nights. Bottle opener/corkscrew was broken and the ice-maker in the freezer compartment didn't work. The owner was aware of this so letting future guests know beforehand would be useful as bags of ice can be bought quite cheaply in the supermarket.
Living room sofas were comfortable but as they are leather and a little worn, we used a couple of throws we found to enable us to sit more comfortably. The carpets were very marked around the sitting area and corridor, previous guests had obviously not cared when spilling liquids to mop them up as there were trails from the kitchen along towards the bedrooms. We found the kitchen plug was broken and stuck in the sink.  The lanai had three broken panels resulting in debris getting into the pool and possibly creatures. As these were not emergency issues we waited until the Monday morning to contact the management company. Sharon made arrangements to call in later that day. She quickly fixed the sink and took photos of the broken panels. Mark  turned up the next day to clean the pool and check the damage to the lanai. On the following Saturday, workmen turned up to repair and replace the panels, and after a further clean of the pool the following week we felt able to finally use the pool in comfort. The pool is a decent size, and once we removed the child safety gates it gave us more room to use the sun loungers around the pool. The pool was not heated, but not too cold that we couldn't use it, especially on the very hot afternoons following our golfing in the mornings. The planted hedge made it fairly private, although it was rather tall, Mark turned up one day to reduce the height of it, once it was reduced on our second week, it let more light into the pool area.
The mattress in the master bedroom is rather lumpy and uncomfortable, not sure if it has been regularly checked and turned but I think it needs a little attention. The garage has a pool table, and dart board, although we couldn't find any darts, but were able to play pool a little on the wet afternoons. The garage makes a good drying area, due to the heat. There are a couple of bicycles but are locked, when we enquired to how much to rent we decided to give it a miss. For the length of time we were there we could have bought cheaper  ones from Wal-Mart and left them behind for less money.
 On our last week we were asked to accommodate the management company in assisting them to have the carpets cleaned, as the villa was booked out back to back. We didn't want anyone to come in when we were out so we  gave up a morning, it took just less than two hours, he made a very good job of them removing all the previous spillage marks, including the seats on the dining chairs, so good in fact it meant we had nowhere to sit as the chairs were left very wet, luckily we had made plans to eat out for the evening. 
We followed the instructions to the letter in the welcome manual and feel we left the property as others should hope to find it, bedding removed and washed and placed into the dryer, towels in the washer and dishwasher left on when we left the property before 10am, as there were only two of us the cleaner would welcome less to do in the six hours she had allotted for her deep cleaning routine.
We chose the area for the closeness to golf courses, there are plenty close by, and if you use a good website to find discounted rates, you should be able to satisfy all levels of experience. On days you don't want to spend in the villa and pool, everyone you could want is on your doorstep, the closeness to Disney and surrounding areas, the estate is just off the 27 which made journeys short. We found the management company very easy to contact when needed and dealt with any or our queries very quickly, Mark has a very good knowledge of the golf courses and gave us some very good recommendations. The current owners were very easy to communicate with and answered all our enquiries timorously. If our plans for future travels to Florida include the Davenport area then I would look again to booking this villa, once we got over our few issues, we found it suited our needs.

Fantastic villa, very quiet secure area, though you do need a car for convenience.  All the parks are very easy to get to, shops and restaurants are just up the road. Really enjoyed our stay, pity check out is so early.

We stayed in this villa for 15 nights July/August 2015. The villa was clean, spacious and comfortable. It is located near to the entrance to Highgate Park but we felt this had no negative effect whatsoever on our enjoyment of the villa. Having stayed on Highgate previously we knew we loved the location, it is very convenient for Publix, and a huge Walmart 2 or 3 miles away. Loads of dining options either down the US27 or along the 192.

The deck was great, comfortable furniture, South facing with sun all day (but shade under the Lanai when needed) and noticeably larger than most villas. The hedging, as the description says, offers a nice level of privacy.

We had one or two minor niggles which were quickly put right by the management company. Recommended.

We stayed at this property in May 2015 and we had a really great time. The accommodation is very spacious and in very good condition – if anything the pictures do not do it justice. There is a really good array of kitchen equipment and home furnishings which really made it feel like a home from home. We accidentally broke an internal door handle when we were there and the maintenance man was very accommodating and even offered to come out and fix it straightaway even though it was 8pm in the evening! 

We have two small children (6 and 4 years of age) and they really enjoyed the pool area including the abundance of inflatables and pool toys that were left out for us to use. Whilst we didn’t need it as our children can swim, there is a mesh fence that you can use to restrict access to the pool so that children can play safely outside away from the pool area. The pool area is also surrounded by evergreen bushes which meant that it feels very secluded. 

In terms of location, it is a very nice gated community and a very quiet location. It is ideally situated for all theme parks and there is a Publix (supermarket) less than 5 minutes drive away and a Walmart about 10 minutes away. It is also ideally situated for the retail outlets. 
This was a great house to stay in and after a busy day at the theme parks it was a wonderful place to relax.

 My family and I stayed at this villa in may 2015. It was an ideal location to rest our weary feet after a long day at the parks. The communication from the owner was accurate and informative, the villa was as described in the advert and was everything we could have wished for. We would certainly recommend this villa and we will be back soon.

We did not have a pleasant experience at this villa. The house is located right as you enter that gated compound. This means that every vehicle that enters or leaves the community drives by the house. When you're outside at the lanai, you hear every vehicle as they have to slow down and speed up to enter or exit at the gates. It is also not private as the only area without shrubs is where the main exterior seating section which happens to be beside the main street and sidewalk of the compound.

We also found 2 dead roaches in the games room on our first day, which means that the villa was not cleaned or serviced thoroughly prior to our arrival. We also found a live roach in the middle of the night in the master bathroom. We paid a premium for pool heat and we were without heat for 2 days. I contacted the owner and he refused to reimburse me for those 2 days, saying that my complaint was not quantifiable.

Most of the cookware was severely scratched. Scratched Teflon has been linked to causing cancer. The VCR/DVD combo did not work at all.  The pool had a tissue under the solar blanket and was dirty with leaves, despite this being a screened in outdoor area. The dishwasher had missing wheels on the bottom drawer which meant that one had to lift the heavy drawer for it to open and close properly. 

I wish I could post pictures on this review board, for I took pictures of the above mentioned issues, however it does not appear to let me post them. I have stayed in this same gated community about 6 houses down a few years ago, and had a MUCH more pleasant experience than this time. It was the exact same type of house, except the floor plan was reversed. We had no issues there whatsoever, and the owner was even so kind as to leave a GPS in the closet for guests to use while down there, and also did not charge to use his barbecue. All this for around the same price.   

We also requested an early check-in but the cleaners were there so we had to go elsewhere and could not get access to villa until shortly before 16:00 despite having driven over 2000 km to get to our destination.

The property is in an excellent location and is a gorgeous villa. The pool area was excellent plenty of space to sunbathe and also to eat outside under shade. 
the villa itself was immaculate and well maitained. 
I would stay there again in the future and i would recommend it to a friend.

This villa in a gated community was in excellent clean condition. The management company were quick and efficient to sort out a couple of minor problems. The pool was a good size and heated and maintained metiulously by people we never saw. The kitchen was well equipped, the bedrooms all had televisions and worked. All bathrooms were excellent, the showers and toilets were very efficient. 
Would I use it again-Definitely. The only slight issue is the lounge area has two 3 seater sofas, might be a bit small if all eight beds taken, but there are tellys in everyroom, plenty of seating around the place, dont letb this put you off this one. April 2011
