This exceptional holiday villa, located on a large landscaped land, offers panoramic sea views from the entire estate. It is ideal for a large families or larger group of friends who wish to spend holiday together as with its equipment and spaciousness provides true comfort. It consists of two parts, a main building on the ground floor with three bedrooms and four bathrooms and further on a living room with stairs to the first floor where there are four further bedrooms with their own bathrooms, a large office area, another living area and a kitchen. From the living room on the upper floor, you exit to a large terrace overlooking the beautiful bay. The second part is a unit 30m away from the main unit. It has an indoor swimming pool and a large fitness room with high quality exercise equipment. There is a spacious sunbathing deck next to the pool. Just a simple walk away lies beautiful beach with amenities and restaurants. Everything is designed to satisfy all generations and people of different affinities. This is the place for a enjoying Mediterranean atmosphere and meeting unique beauty of the Montenegrin coast. Outside this attractive estate there are plenty of places to explore like charming cities of Herceg Novi, Budva, Kotor, Perast, Sveti Stefan or Bar. Boka Kotor bay is one of the most beautiful bays in the world 28 km long with more then 100km of coastline where in different locations you can enjoy amazing sunset view. From ferry port in Kamenari near Herceg Novi you have regular ferry lines which takes you to the east coast and settlement Lepetani and the drive takes only 10 minutes. There on the east coast you have town of Tivat, an international airport as well as the most luxurious marina on the Adriatic coast – world known marina Porto Montenegro.

This beautiful modern villa is made from brick or stone and was recently built in 2002. The agent has rated it as a four star property so it is a well-equipped villa with above average furnishings. It is also great value for money. This villa has a swimming pool and beautiful panoramic view over water; it is also 30km from Tivat. It is set in a very convenient location, just 150 metres away from a stone and pebble beach. There's also a restaurant only 150 metres away.

You will receive full details about your booking including directions to the property and a booking voucher that you need to hand over to the property manager when you receive the keys. The exact dimensions will vary from property to property but the agent has specified that bed sizes are as follows:

  • A single bed is typically 70cm to 85 cm wide and 180cm to 190cm deep.
  • A double bed is typically 140cm to 180cm wide and 180cm to 190cm deep.
  • A “grand lit” is a European double bed, suitable for couples, and can be smaller than the usual UK or American doubles. It is typically 130cm wide but in some instances may be wider; it is approximately 180cm to 190cm deep.

A bunk bed is two single beds, one on top of another. Some properties also have pull-out beds, sofa beds and/or bed chairs; in a few properties the bed can be low in a wooden frame on the floor. The beds often have terry cloth sheet mattress protectors to protect the mattresses; please use them with the bed linen.

Some properties may have a loft as a bedroom: this is usually an open room at the top of the house with sloping walls and mattresses on a low bed or on the floor itself. You need to climb a ladder to reach this room. Lofts are very popular with children but may not be suitable for adults or elderly guests.
