The property is walking distance from all amenities, shopping centers like bay street just minutes away. Supermarkets, Cafes, Restaurants, Spa Centers the beaches are just a short walk away.
Set in a quiet residential area, this Sliema penthouse makes ideal for a great relaxing holiday. It is walking distance to any amenity and in the same street there is a bakery which is still the Maltese Traditional way. In this location one feel and enjoy the real Maltese traditional living that the residents endure each day.
As for the penthouse, it is situated on the 3rd floor of a residential block. It is just 10 minutes walk from Balluta Bay, St Julains (600m), basically the promenade joining Sliema and St Julains. There one can find any kind of shops like coffee shops and restaurants ice cream parlours even ideal for swimming. It’s location makes it a great base for a holiday in Malta, it is also very close to the main bus routes, like 3 minutes walk, making it easy to explore the rest of the island.
The layout consists of a spacious open plan kitchen/living/dining area which is fully equipped for all kinds of cooking and fully air-conditioned. It has a comfortable 4-seater table and a 4-seater sofa served with a 37’’ flat screen TV. Also cable tv and Wi-Fi are provided on complementary basis.
Furthermore, the penthouse has a roomy double bedroom which is fully air conditioned and with a full bathroom with shower closure. Linen for the bed and a couple of towels are provided with each stay. Outdoor entertainment is available in the sunny, spacious terrace with a rattan 4-seater table and a gas BBQ for easy cooking. It also makes it ideal during the day to lay back and sunbath during the summer periods.
Sliema was once just a fishing village on the north-east coast of Malta but later on it started to become popular for the wealthy Valletta residents who built summer residences here.
The commercial centre is The Ferries - in the days before regular bus services, the Ferries used to connect Sliema to Valletta. Nowadays the Harbour Cruises and Gozo Tours set off from there and there is still a Ferry to Valletta. There are also a number of cafes and shops patronised by locals from all over Malta as well as tourists.
Though to the given modern twist due to newly built apartments one could go into the side streets where there are many of the towns authentic houses which are now under preservation orders. There arent really any historical sites apart from the Churches.
Full of shops, entertainment establishments, rocky beaches and best of all the 5 km long Sea Front Promenade with a number of bars and restaurants with plenty of seating all along. There are beach lido`s and Water Polo clubs that offer all amenities and a large pool to visitors, also facilities for Water Sports. It starts from St Julians Spinola Bay to Manoel Island in Marsamxett Harbour .
The Sliema promontory has stunning views of Valletta on one side with open sea on the other. Along the Promenade one can enjoy the lovely view of our Mediterranean sea, with some bays and inlets. There is also a garden along the sea shore - lovely for relaxing.
There is only a small sandy beach, but the limestone beach is excellent for sunbathing and there is easy access to the sea. Nothing beats a dip in the blue sea! Sliema has the advantage of a good bus service with direct buses to most places of interest.
In Summer and fine Winter days, whole families congregate on the Front for a leisurely evening or afternoon. It is also serves as a meeting place for the locals. Whenever the sea is rough in winter, it`s awesome to see the huge waves pounding the rocky beaches.
Sliema adjoins St Julians and although they have very different cultures and share the Promenade , in a way they can be considered one big town.
A refundable breakage deposit of 300euro is to be paid on check in either to be settled by visa or cash. The security deposit will be refunded via credit card if paid as such after a maximum of 30 days. Or via bank transfer - if paid in cash - with bank charges incurred to the beneficiary bank account should s/he not be in SEPA country after a maximum of 15 days. Thus the beneficiary bank details will be required to refund the deposit.
The apartment includes basic water and electricity (100kWh) supply for the whole stay which in most cases would be more than enough, however, in the rare cases when this amount is exceeded, electricity will be charged extra at a rate of 0.35 euros per unit (1kwh).
Due to cleaning necessities the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer.
We do supply a set of linen per each bed and a couple of towels per person. It is then up to one's discrepancy to wash them as much often as desired. Each apartment is adorned with a washing machine and it can be used as often as desired.
Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies for 18-year-old and older.
A security deposit of EUR300 is to be paid on arrival. The deposit is NOT applied toward rent; however, it is fully released provided the following provisions are met.
•No damage is done to unit or its contents, beyond normal wear and tear.
•No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
•All debris, rubbish and discards are placed in waste collection points/dumpster, and soiled dishes are cleaned. Please note that rubbish timetable collection will be sent to you prior your arrival and it is found in our property as well.
•On checkout, the set of keys should left on the kitchen table.
•All charges accrued during the stay - if any - are to be paid prior departure.
•No linens, towels etc are lost or damaged.
•Early check-in or late checkout are permitted only upon request and upon availability.
•The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the host.
•The burning of candles on the premises is strictly not allowed.
•The electricity and water usage does not exceed the limits set-out hereunder
Electricity & Water Usage
We operate a fair usage policy. The limited allowance is very generous and should more than suffice on normal usage. However, if lights and particularly air-conditioning are unnecessarily left on when not in the property or if the water is left running for no reason the allowance will be exceeded. Air-conditioning should NOT be left running if doors, windows or other apertures are left open as this will cause consumption to spike. Both electricity and water meters will be read on arrival and departure to calculate the usage. In the event that you have used more than the allowance for the property, the additional usage will be charged at current rates and deducted from your security bond electricity will be charged extra at a rate of 0.35 Euros per unit (1kwh)

Please note that for longer stays of 28 days or more the above does not apply. Water, electricity, gas has to be paid as much as consumed. This is subject to one's own consumption rate.
The maximum number of guests is strictly limited to the number people booked. Cot and highchair are also available upon request.
NO other guests are allowed to stay in the property at ANY time. If additional, non-paying guests are found to be staying or utilising the facilities you will be charged one night per person accordingly.
Events and Parties
Events and parties are allowed on the condition of pre-approval and subject to additional costs and cleaning fees. Any event without pre-authorisation will be considered a breach of the rules and charged accordingly.
Rates include a set of linen per bed & 2 towels per person. It is up to one's discrepancy to wash them as often as desired using the washing machine available for use on the property. Cleaning of the apartment is done prior the check in and after the checkout.
No Daily Housekeeping Service
While linen and bath towels are included in the rental rate, daily maid service is not. However, it is available at an additional rate, thus if needed kindly contact us. We do not permit bath towels or linens to be taken from the property. You can be charged up to 20euro per linen/towel should they be soiled or damaged.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Any exceptions to the above mentioned policies must be approved in writing in advance.
Music & Noise
The sound limit should not exceed 60dB at ANY time. At this level you can enjoy the music without annoying the neighbours. No music should be played before 9:00 am or after 8:00 pm. We understand you are here to have fun and we will do our outmost to help. However excessive noise such as screaming, shouting or similar behaviour should be avoided.
Parking on the road is permitted at no additional cost.
Drainage and Septic
These homes are on a combination of normal drainage and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products or any other materials other than toilet paper have been flushed and clog the septic system, you will be charged with damage fees of up to two hundred euros (EUR200).
Meeting point is at the apartment with one of our Reps. Details regarding your check in will be sent over to you a few days prior your arrival. Should there be any change or missing details please do inform us. Check-in is very flexible - normally at 14hrs to the latest 22hrs. Any earlier check in has to be upon request and confirmed via email. Later check in after 22hrs is also accepted provided that we are allowed to organise the transfer. Transfer fee varies depending on the number of people. Should one decide to opt for another mode of transportation after 22hrs, there will be a 35euro host fee payable on check in to the host.
Fair Usage Policy
This is sufficient for all normal activities, e.g. web browsing and emailing, but may be exceeded if there is a significant amount of activities such as video streaming. If more download capacity is required then it may be possible to purchase additional GBs. Please note: any illegal internet activity, e.g. peer-to-peer file sharing, will result in the internet access being closed down for the duration of your stay.
