Lovely large 3 bedroom villa with cosy feel. The village of Montecatini Val di Cecina has restaurants, a bar, shops and a friday market. The peace and tranquility of the property means it is a perfect place to unwind. The restaurant quality in the village and nearby Volterra is of a excellent standard at reasonable prices. The village has a local restaurant, Pizzeria, hotel restaurant and more. There is a grocery shop, newsagents, bread shop, chemist and other useful shops. An easy drive away is San Gimignano, Pisa, Siena and Firenze. The house has stunning views towards Montecatini and Volterra. Great place to unwind and relax in breathtaking countryside.
Nearby sea at Cecina, for the children there is a waterpark and a Dinosaur Park in Peccioli. Less than 5 minutes drive to the village and also nearby village called Saline di Volterra with an excellent restaurant. Volterra has unlimited choices of restaurants.
The house is set in a large garden with terracotta terraces and BBQ area. Garden has different areas for sun or shade so great for children and non sun lovers.

The house is equipped with baby facilities and play station 2 to entertain children. There is a DVD player with selection of DVD's and playstation with games present at the house if so required.

“Amanda, the owner had been very helpful communicating with me by e mail before I left England. She sent me lots of useful information about the region and local facilities. On arrival the property looked shabby. The patios were dirty and covered in bits of weeds, dead bugs and animal/bird dro ppings. A wooden table in the corner of the patio was covered in bird dro ppings. On opening the front door we were greeted by a strong musty smell. We immediately went to open the windows and shutters and saw the mosquito blinds were torn in several places and did not reach the floor where patio doors are. The main bedroom did not have a mosquito blind. The smell did ease when the windows had been open for some time although the stench in the small bedroom was particularly bad and would not clear with windows open. We were relieved we did not need this bedroom as it would have been impossible to allocate this to someone. As the mosquito blinds were inadequate we were plagued with bugs inside the property. The weather was very hot and it would have been nice to be able to leave windows open at night but the number of bugs flying and crawling around made this impossible. Although the property was reasonably clean inside for the most part, the inside of the microwave was dirty and the downstairs shower room was very smelly (like a dirty public toilet). The floor has been quickly wiped over but the area around the toilet was disgusting. The shower tray had not been cleaned properly. There was no storage in the shower room so toiletries were put on top of washing machine (located in shower room). But everything would fall off when the machine was used and the spin cycle set off. The towel rail fell apart every time it was touched. The upstairs bathroom was a little more acceptable but the shower was a hand held shower head. Bed linen was clean but a heavy duvet had been placed on the bed and as the weather was 30 degrees plus we removed the duvet from the duvet cover and were disgusted at how dirty and stained the duvet was. It was not possible to use the cooker and another electrical appliance e.g. fan or washer as the electricity cut out. There were no instructions about location of the fuse box and after a search of the property we had to ring the local person who looked after the property but she was not contactable. We then rang the owner back in England. The trip switch for the electricity was in a large box attached to a tree up a slope in the garden. The garden was an overgrown mess of weeds and plants and trees had been left to the wild and obscured the lovely view from the patio. Garden furniture was in the garage which was full of garden tools all in a mess and dirty. The white plastic garden table was filthy and despite several attempts to clean it without much improvement we smeared it in bleach, left it for 15 minutes, rinsed and dried it and covered it in a plastic tablecloth from the villa. There were not enough cushions for the sun loungers and those supplied were dirty. There were two sunshade brollies in the garage. One had two spokes broken but did provide some shade when erected in the base which was filled with water to provide the weighted base. Unfortunately the base had a slow leak which we did not notice and when we returned from a day out the base had emptied and the brolly had fallen over. The second brolly was not complete (poles were missing) so we could not use this. There are two potentially dangerous areas inside the property. There is a step about two or three feet inside the kitchen door up to the main floor area. As the entire floor is tiled in the same tiles, when you are not used to the property it step is not easily noticed and it is easy to trip. The same is found in the lounge around the patio doors. A different colour tile around the edge of the step would help prevent tripping. On our last day while we were having breakfast a lovely man came down the path to us. He had previously spent a long time doing the garden and made it beautiful. He was heartbroken that it had not been maintained. We had this property for one week and thankfully we decided to stay in Lake Garda an extra night before coming down to Tuscany and we had a wedding to go to in Sorrento so were away for another night. So only spent 5 nights in property. Would not recommend this property to anyone with an expectation of a reasonable standard.

The villa is in need of TLC. I am very concerned with the electrical sockets. Bedroom socket not able to use, some sockets very wobbly,. The house smelt very musty. The garden needs TLC. Bit steep to walk up to the village. To find the villa in the dark it wasnt easy. It was my first time we stayed in a villa disillusioned .

We had to wash most of the dishes on arrival as previous occupants appeared to have only rinsed stuff and then put it away. Garden furniture is in serious need of updating. We managed as a couple but would not suit full occupancy. on the plus side, we had poor weather so the extensive DVD music collection was appreciated and the area is beautiful. Also, the next door neighbour callled in with fruit and wine. The wine was the best we tasted all holiday. Overall, a lot going for it, but needs a little attention to detail.

We thought this was very good value for money and we enjoyed our stay in October 2013. We liked the villa and the area so much that we have rebooked in May 2014. Please bear in mind that it is difficult to leave in the dark with no torch and no light from the property.
We stayed here in July 2013 and we found it to be one of the most wonderful and calming places that I have ever visited. The local restaurants are value for money and serve good partisan food. The villa is everything you would dream of for a tuscan retreat. I will visit again and look forward to it immensely. Mr Bibby, London.

This is a very quiet and relaxing place in the wonderful Tuscany hills. The property is well equipped and provided very comfortable accommodation for a family of 6. A very private villa allowing you to get away from it all.

the propery acommodates 6 with ease both insied and out - the master bedroom is simply stunning and the lower pation has an amazing view - we practically lived there. the views come with a cost however, the house is half way up a hill (nearly all of Toscany is up the hill!) thus a car is a must to get to even the nearest village lovely helpful owners that gave us lots of advice before the trip as did a friendly neighbour whos up to date local info was priceless. without a doubt, it is by far the best value for money villa weve been in and we have early recommended it to friends.
