Villa overview - owner's description

Our Villa is placed on top of a promontory in the middle of the sea at less then half an hour driving from Pompei, Amalfi, Positano, Sorrento, Naples and Capri. Swimming pool on top of the sea!

Our Villa is located just 30 min. drive from Naples Airport, Campania’s capital. The villa is placed on the top and the tip of a promontory in the middle of the sea with view on the sea both South and North. The area is surrounded by nice houses, green montians falling into the sea, wonderful beaches and sparkling sea-waters. The neighborhood is extremely friendly with foreigners. If you are looking to relax and to have a full immersion in Sorrento Coast natural beauties you can be certain that our Villa is the right place for your holiday.

The best way to explore Sorrento Coast, Pompei and Naples is the Circumvesuviana Train Station. We have the Scrajo Station at only 700m and the Vico & Pozzano Train Station at 2 Km.

Villa Description

The Villa offers up to two bedrooms to its guests, ideal accommodation for a family or a group of friends. Accommodation also includes a big living room, a full equipped kitchen, two bathrooms, 150 sqm of terraces and 200 sqm of gardens both on the Soth and North side. The terraces of the villa give an extraordinary view of Naples Gulf, Sorrento Coast, Capri and Ischia islands. The garden has been created by using a typical Mediterranean vegetation. The closest beach is just below from the villa, and can be reached with 2 minutes walk.

There is a charge to use the swimming pool area on the back of the house and it is compulsory from May to October, you can pay for exclusive use or share it with our family. In case you do not want to use the swimming pool in October or April you must inform us as soon as you make the booking.

In the surrounding area you will find everything you need to make your stay enjoyable. Indeed the village is served with restaurants, grocery stores, a petrol station, bars and a church.

Breakage Deposit
The Breakage Deposit is to be paid in cash on your arrival in the ammount of 20-40%, depending on the length of your stay.

2 couples from Scotland Uk in their early 50s stayed for two weeks . We flew to Naples & hired a car . The Villa was easy to find as we were given good directions from the owner . Unfortunately the Gulio the owner was away on holiday and had asked a relative to meet us and they were not there at the agreed arrival time (20 min late due to traffic and no communication to say so ) The views from the villa are amazing and the patio on the roof had just been renovated and was lovley . We agreed to have shared use of the swimming pool with the owners family and as he was away on holiday most of the time we had it to ourselves except one day .(they have a young baby ) The villa was reasonably well kitted out and we got a brief explanation of how things worked etc but it would have been good if local information & instructions had been written out or a suggestions book for feed back .
We paid 100 euros for cleaners and a gardener but the cleaners only came after the 2 weeks and with 4 adults the bathrooms & bedding really needed cleaned after a week, but there were no cleaning materials available to do the bathroom ourselves .
We had a couple of storms while the owner was away and as a result the pool had a lot of leaves etc in it and although he came and cleaned it when he came back from his holiday it was like that for about 5 days .
Luckily we had hired a car even though we had planned to use the train at the train station 700meters away as mentioned on the website , especially to eat out in Vico or Sorrento in the evenings . When we got there it had been closed and looked as if it had been closed for some time , which was disappointing as taxis were expensive if we didn't drive ourselves .
When we left we didn't see the owner to give feedback or suggestions and we got our 500 € deposit back as a 500€ note not ideal when you need to split it between 2 couples .
How ever our stay was wonderful , the situation of the villa & pool , patios & garden etc were better than we were expecting and we spent a lot more time at the Villa as a result . Vico is a lovely town with many fantastic restaurants and Gabrielle's - the best ice cream shop .

I only mention the criticisms above so the the owner can make improvements .
All in all a great place to stay but you need your own transport

Stunning location, amazing views, friendly owners. A fabulous little walk through the hills to Vico Equense and a lovely local shop for any breakfast items.
Having the actual address to put in the SAT nav would be useful also early in the season, we visited end March/beg of April, the beach at Bikini is closed. There is a lovely bay on the outskirts of Sorrento, Marina do Puolo, which is clean, restaurants are fabulous and the children can swim. Pompeii was amazing but Herculaneum was just as impressive, go early in the morning to avoid the crowds and the first Sunday of the month, entrance if free to all museums and archaeological sites. All the Italians were very kind and friendly and didn't laugh (well not openly) when I attempted the language.

We stayed for a week in early July 2015. Overall, we loved it. The positives: the view is fantastic, photos don't do the pool justice and the facilities are good for four people.

A couple of things to keep in mind. The villa has two bedrooms - one double that opens onto the garden and a second at the rear of the property that has far less natural light. If you're travelling as two couples, as we were, this means one of you gets the short straw. The second, rear bedroom has the additional bed, suitable for sharing with children. There is a sofa bed in the living room but we didn't use it.

Without the owners directions to the property you won't be able to find it.

The owner wanted a E500 cash security deposit, but we had an early flight out of Naples on our departure day and he didn't want to have someone come early to bring it back. Call me old fashioned: if you ask for a cash deposit on arrival, you return it promptly in cash, on departure.

Our own enjoyment of the villa was spoiled by a serious maintenance issue. The hydraulic pump for the air conditioning failed. As a result, water dripped onto the polished stone floor below one of the units, causing a safety issue. The owner responding quickly, but it took three visits over three days to fix. Since it was 38C and humid, we opted to keep the air conditioning running and live with the wet floor. Otherwise the airless second bedroom was uninhabitable!

A secondary concern was that the fuses kept tripping. It turned out that this had nothing to do with the air conditioning issue, but was due to what in the US would be sub-standard wiring. As a home owner, I'd want it fixed, as a one week renter, you just deal with it.

Overall, the beautiful view and pool made it possible to forgive the problems we had.

We really enjoyed our stay here. There are beautiful views from the villa across the Bay of Naples and the pool area is stunning. This villa might not be suitable if you have very young children as there is a steep dro p down the cliff with a low wall from the pool / barbecue area, but for older children / adults it is amazing. You really need a car here as it is quite a way from the shops but we loved the area and the fact that it is quite secluded. The location is very convenient for visiting all the sites - an easy drive to the motorway and there are some lovely walks. Our host was very helpful in showing us around and spoke excellent English. The villa was clean and the kitchen was well equipped. Be aware that the second bathroom is only a basin and WC so there is only one inside shower (there are 2 outside for poolside use). This wasnt a problem for us but if you are a larger group of adults you might want a second proper bathroom. One slight issue was the speed of the Wifi which was very slow even when we plugged it in outside where Giulio showed us. It is fine for checking email but not really suitable if you need to work. This was a minor point however we loved the villa and would recommend it.

This villa is in the town but in a quiet area near the beach. It has a pool, a balcony, a barbecue, outside lighting and a garden. Car hire is recommended as the villa is less than a 15 minute walk to at least a couple of shops, bars and restaurants; however parking is available if required.

On request one Bedroom can be divided by a "separe" into two smaller bedroom areas giving the three bedrooms specified in the main description. Swimming pool usage is compulsory from 15 May to 15 October of Each year and it's payable in cash upon arrival. It is a wonderful 12x6x2 m carrara marble swimming pool, just build, and it is surrounded by a magnificent garden of about 200 sqm, a panoramic terrace of about 70 sqm and two patios. The above described swimming pool area, on the back of the Villa, can be used as shared (usually it could be there my family or extra 4-10 persons from Villa Francesca or most likely no one at all) or privately; the exclusive use of the swimming pool need to be requested and agreed with us in advance, the extra optional charge described below will apply. Winter usage: Heating is on Gas and it is pay as you go not included in the price.
