This holiday apartment is a large attic located on the second floor of an ancient stone farmhouse, from where you can admire the fabulous views of Belluno (4 km), the valley and the beautiful mountains framing the Belluna-Valley. This is the ideal place for anyone looking for a place surrounded by nature, but at the same time convenient to quickly reach the attractions that the region offers. In the apartment, which is accessed through a wooden staircase, elements of its past have been preserved, such as the beautiful wooden doors and the beamed ceilings. On the ground floor there is another dining room shared with the other guests, a bicycle storage room and table tennis, but the real centre of this home is the garden. The front garden is equipped with barbecue and the rear garden offers a breath-taking view. Here you can dine, relax in the shade of a pergola or sunbathe. The apartment is located within a farm which produces milk, cereals and has 4 hectares of Prosecco vineyards. Here you can walk through the property and visit the stables with 160 cows. Three donkeys are a great attraction for the children. Guests also have a bicycle reservation service. The property is located 4 km from the town of Belluno, whose territory is part of a UNESCO heritage park (the Belluno Dolomites). In Belluno you can visit an ancient historical centre with the testimonies of different ages: the medieval past of the palaces of the Piazza del Mercato, the Venetian Renaissance of the Palazzo dei Rettori, the gothic church of Santo Stefano. Only 26 kilometres away you will find Feltre, a walled city located over a hill dominated by a castle; Treviso 76 kilometres away and Venice 100 kilometres. But there are also some minor towns of interest, all surrounded by the wonderful natural setting of the mountains: Mel (15 km), Agordo (32 km), Cortina d'Ampezzo (70 km), Vittorio Veneto (35 km ), Bassano del Grappa (70 km). The apartment is also a good base for sports enthusiasts – the park of the Belluno Dolomites is crossed by ways, paths and a network of over 200 km of trails. The numerous cycling trails and the endless mountain climbing routes make it an ideal destination for cyclists. In the summer, Lake Santa Croce (20 km) is a paradise for practicing water sports: sailing, windsurfing and kitesurfing; in the vicinity you can also practice traditional sports such as horseback riding or golf. For those looking for an adrenaline rush, the mountains of Serva and Dolada offer the possibility of flying with the hang glider and to practice paragliding. Winter sports enthusiasts have a wide range of possibilities: the closest skiing and cross-country skiing area is Nevegal Mountain (10 km). But in less than 100 km you can reach the slopes for all tastes and levels: the area of the Civetta mountain (50 km) with over 80 km of trails; Cortina d'Ampezzo (70 km) with its 130 km of trails, the glaciers of the Marmolada (70 km), the highest peak of the Dolomites (3342 m) which also has the longest ski slope in the Dolomites (13 km) and the spectacular cable car that allows guests to reach the altitude of 3250 meters and admire an incredible 360 ° panorama of the Dolomites. For shopping lovers, Belluno offers a variety of good shops. There is also a rich eno-gastronomic offer you can enjoy in the area: beside many taverns and restaurants with local specialties, from spring to autumn, in the surrounding countryside there are a lot of festivals dedicated to local products. And for beer lovers, in Pedavena (35 km), there is a historic brewery that is popular throughout Europe for the wide choice of beers accompanied by local specialties.

When do I receive directions to the apartment and key collection information?
Directions and details on how to collect the keys will be emailed to you after you have paid for the booking in full. You will receive full details about your booking including directions to the property and a booking voucher that you need to hand over to the property manager when you receive the keys. In some instances you may need to collect the keys from the property manager’s office or some other location which is not the actual property you have booked to stay in. Please note that the agent provides us with the GPS co-ordinates in the travel directions and we communicate these to you; you should contact the property manager if these are unclear.
Bed sizes / bedrooms
The exact dimensions will vary from property to property but the agent has specified that bed sizes are as follows:
- A single bed is typically 70cm to 85 cm wide and 180cm to 190cm deep.
- A double bed is typically 140cm to 180cm wide and 180cm to 190cm deep.
- A “grand lit” is a European double bed, suitable for couples, and can be smaller than the usual UK or American doubles. It is typically 130cm wide but in some instances may be wider; it is approximately 180cm to 190cm deep.
A bunk bed is two single beds, one on top of another. Some properties also have pull-out beds, sofa beds and/or bed chairs; in a few properties the bed can be low in a wooden frame on the floor. The beds often have terry cloth sheet mattress protectors to protect the mattresses; please use them with the bed linen.
Some properties may have a loft as a bedroom: this is usually an open room at the top of the house with sloping walls and mattresses on a low bed or on the floor itself. You need to climb a ladder to reach this room. Lofts are very popular with children but may not be suitable for adults or elderly guests.
If a property has an annexe then it will typically be a building attached to the main property or a small self-contained building. Annexes often have no central heating.

What are the consumption costs for electricity, gas, water etc.?
You will need to pay for the energy and water you use during your stay of which electricity is usually the most significant cost. Charges can be based on a fixed per day rate or by the amount of energy used (e.g. kilowatt hours for electricity). We can’t give you a definite figure but as a rough guide you should expect to pay €10 per day for a two bedroom apartment and €20 per day for a 4 bedroom house in the summer months. Please note: air-conditioning is the biggest factor in any bill; if you leave it on all day and open the windows to let in some warm air when the room gets too cold then your electricity bill will soar. Again these cost estimates are a crude rule of thumb and are for guidance only.
