Surrounded by saltpans, hills and palm trees is a brand new, luxury duplex apartment in a privately owned residency. It has 2 bedrooms and 2 bathrooms. This apartment is a relaxing home from home with all mod-cons to ensure a very comfortable stay. There is a generously equipped kitchen leading to the open plan living area which boasts a grand granite staircase and all the entertainment you need. Each bedroom has luxury teak suites and sumptuous, thick mattresses for a blissful nights sleep. The lower bedroom has a shady enclosed balcony which overlooks the pool and has 2 single beds. The upper master bedroom has a king size bed and en-suite bathroom. Off of the bedroom is a private, west facing, 8x4 meter roof terrace which has absolutely priceless views. There is air con throughout the apartment. The residency is situated away from the main road and is a very peaceful, beautifully landscaped environment. It has a sparkling 20m pool and sun beds to totally unwind and recharge.
Situated near the gorgeous beaches of Baga, Anjuna and Vagator. An abundance of quality restaurants and shops just minutes away. A short walk away is the Saturday night market which has great music, fabulous, bargain shopping, excellent food and live entertainment which goes on until late. A short distance away is the world famous Wednesday Anjuna flea market with thousands of stalls, restaurants and beach bars. 30 minutes away are the idyllic, relaxing beaches of Mandrem, Aswem and Arambol. You can take advantage of day trips to Palolem (paradise beach), the spice plantation, the elephant sanctuary and waterfalls. Or you could rent a moped and explore the stunning scenery, coastline and towns for yourself which include white washed churches and colourful temples. In Baga there is plenty of nightlife if you want it or you can just relax in one of the many chilled beach bars after a superb meal.
Lower bathroom - Tiled from floor to ceiling with la luxury black granite counter and huge wall mirror. The bathroom boasts a large walk-in hot water shower along with a wash basin and toilet. Upper en-suite bathroom - Again, tiled from floor to ceiling with a luxury black granite counter and huge wall mirror. This bathroom also boasts a large walk-in hot water shower along with a wash basin and toilet but with the added luxury of being en-suite! A 2000W hair-dryer and GHD hair straighteners are also included.
Lower bedroom (fully enclosed, not galleried) - has a luxury hand made African teak suite consisting of 2 single beds with sumptuous, thick, sprung mattresses for a blissful nights sleep and on each bed there are 2 soft pillows per person. It has a huge lockable wardrobe, a 5 drawer chest and 2 bedside tables and wall lights for reading. There is also an air con unit and ceiling fan with double doors opening onto a large enclosed balcony which has 2 chairs and a table. Also in the room are oil paintings and raw silk curtains and blinds. Upper master bedroom (fully enclosed, not galleried) - also has a luxury African teak suite but with a king size bed and thick mattress etc as above. It has an en-suite bathroom including a large walk-in hot water shower. Wardrobe and drawer space etc. as per lower bedroom. There is a door opening up to a huge private roof terrace which faces west and has a table and 6 chairs for enjoying alfresco dining. Oil paintings and raw silk curtains also
.Additional kitchen equipment - has purifier for safe drinking water, toaster, kettle, combination microwave, 3 ring gas hob and extractor fan, 2 fridges with small ice boxes - one for drink, one for food, iron and ironing board. Living area - LCD TV with surround sound system that can be used to connect an MP3/iPOD. Cd's can be played through the DVD player. Sky TV includes sports package to watch Premiership football matches. Also movie and music channels included. There is also a compendium of games such as backgammon, chess, playing cards etc. Adult couples preferred or with older children as no facilities for babies or toddlers. Goa's newest and most luxurious hotel is situated next door where you can indulge in a range of their facilities which include: 24 hour bar and snack lounge, spa treatments, casino, fantastic indoor and outdoor restaurants, money exchange, taxis, internet access, travel agent and local moped hire.
Your personal driver: We can arrange for your own personal driver and thoroughly recommend it so that you can get the most from your stay. We have a dear, trusted friend who is Goan born and knows where everything is. He can provide you with tours outside of north Goa and has a wealth of local knowledge and information. He can collect you from the airport and transfer you to your apartment safely and carefully. Details are available upon request.
Bird watching: There have been over 500 species of bird spotted in and around Arpora. Your own private roof terrace is a perfect platform upon which to view them. So, make sure you pack your binoculars.

Property Management: We use the services of a premier property management company. Therefore, the apartment will be cleaned twice weekly. The beds will have a linen change and fresh towels will be provided for bathroom use. Towels are also provided for use on the sun loungers around the pool (only). Upon arrival you will also be given a free welcome pack full of items such as toilet tissue, mineral water, fruit juice, fruit, tea, coffee, sugar, bread, butter jam etc. to get you started. If you have any special request such as flowers upon arrival for a loved one's birthday then please let us know.

FIRST TIME SELF CATERING IN GOA Fair Maid of Perth Perth, Scotland Review Submitted: January 31, 2011 Date of Stay: November 2010 We stayed at this apartment for two weeks in November 2010, the first time we have gone self catering in eleven years of holidaying in Goa and were not disappointed. We just loved the place, it was very clean and well furnished. The views from the balcony and roof terrace were breath taking. The garden and pool are lovely and well maintained. All the staff were very friendly. Lilly or Lisa? was very helpful throughout and went out of her way to be helpful when our flight was brought forward by 24 hours and let us stay in the apartment after the check out time at no extra charge, which was great as our flight was at 4.30am We used Vinny (taxi driver) throughout our stay and we found him to be very knowledgeable and a very safe driver and would use him again when we return to Goa. He recommended Sublime which lived up to its name - great food and the surroundings were beautiful. Jamies is another great eating place Look forward to returning to your lovely apartment soon PS love the studio
home from home debs London Review Submitted: February 27, 2011 Date of Stay: February 2011 firstly a big thankyou to Lil,who was a joy to deal with,and answered my countless emails and texts,the service she provides is seconed to none. when we arrived at the appartment we were met by sarah who showed us around and gave us all the information we needed,i had looked at the photo`s many times and for once we got what we expected,it is a stunning appartment spotlessley clean,tastefully decorated,and a nice big space,Lil has thought of everything,we loved getting back to appartment after a day or night out,the large T.V was a huge bonus for my husband who doesn`t sit in the sun for long.the complex itself is beautiful with gardens that are kept immaculate,there are plenty of sunbeds and it was never a problem getting one(no having to get up early to put towels out)the pool is huge and very welcome in the heat,i really wish i could say something that hasn`t already beeen said,but everything was perfect. we spent most days on the local beaches but also went to Mandrem and vagator,our favourite shack was Bono`s on candolim beach this shack is by far the best,it is spotlessley clean as is the area of beach around it,it also has the cleanest toilets anywhere,for me this was a real plus. One of the best things we did was to take a microlight flight from vagator,it was amazing,i flew over the hills,beach and then the ocean,WOW something i will never forget. we also went crab fishing on the Nerul river,and a local restaurant cooked what we had caught,it was a real fun day out. Now onto restaurants,A real must is Thalassa greek restaurant in vagator,it is set on the top of the cliffs the restaurant is beautiful,but it`s the setting which is unbeatable,you need to get there by 6 to watch the sunset,i cant praise this place enough its a real must,another favourite is A Reverie in calungut again stunning,its probably the most expensive in the area but worth every penny,it would be unaffordable elsewhere,the presentation of the food is up there with the best.Bomra`s burmese in candolim the best food by far,this one has been mentioned in the Times and various travel magazines and a real favourite on the goa forums,we also went to jamies,allspice,the spice oven,sublime,kimfaa,the tibetan kitcen all excellent,baba au rum for lunch was lovely but a shame about the awful toilets we went once and then just got take aways. Well thats about it,were having a change next year,but would rent from Lil again in a flash,she has got everything just right,THANKYOU.

Need we say more! A brilliant place to stay, we thoroughly enjoyed every minute. We have never met Lil & Pete but feel we have known them for ages. Not forgetting Vinny who is an honorary memberof our family now. Cant wait to go back.
Riviera Hermitage Arpora Goa @dbcats Midlands Review Submitted: May 18, 2011 Date of Stay: April 2011 We came here for 2 weeks in 2010 and had such a fantastic time that we came back this year for 3 weeks at Easter. The apartment is spacious, luxurious, and well equipped, being layed out over 2 floors. The twin room on the lower floor has a nice sheltered balcony with views over the pool, and the ensuite double upstairs has a lovely roof terrace, from which you can look out over the surrounding countryside, and see many varieties of tropical birds. Its also nice to use the hotel facilities next door(which will be a Hilton Hotel next year), such as restaurant,bar, pool with waiter service, and internet-its free if you use it around the pool. There are some local shops which sell groceries and alcohol. Vinny the driver is fantastic if you use him. He is trustworthy, honest and reliable, and will be able to make recommendations etc-he recommended a local restaurant to us called Sai which was fantastic, and cost about 10 pounds for a meal for 4 with beers and soft drinks. We were spoilt for choice with beaches, restaurants, and activities, that cater to all tastes and preferences. All in all we enjoy Goa, and staying at this apartment so much, that we will be returning again next year, something that we have never done before as a family, despite travelling extensively. Finally, if you have any problems or concerns, there is an English site manager, or you can contact Lil who is more than helpful-we didnt need to do this. Recommended for: Age 55+, Adventure Seekers, Girls Getaway, Tourists without a Car, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway
Better than advertised! Judy734 Canada Review Submitted: November 10, 2009 Date of Stay: October 2009 Its not very often I can say something was better than it sounded but such was the case at our recent stay at Lils place. It was beautiful and the decor (including the new giant buddha upstairs on the patio) was wonderful. I could live here and be quite happy. The apt was perfect and wanted for nothing. The pool was a lifesaver in all that heat. And I was pleasantly surprised at the friendly neighbors. I was only there for a week but made a couple of connections that will be long lasting. I was also impressed with the security of the property understated but present. It made it quite relaxing. I have been staying at vacation rentals like this around the world for years and this ranks right up there with the garden apt in downtown Paris that I found 3 years ago. When I return to Goa I can only hope that the place is still for rent because I will definately be staying there if able to. Lil was professional from beginning to end and extremely helpful as was everyone she recommended to us. Do yourself a favor and spend some quality downtime in this place. After the hectic pace of travel it was a gift from the gods to spend a week here and I heartily recommend to anyone. Recommended for: Age 55+, Girls Getaway, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway
