-Mani House is located near Gythio town on the Mani Peninsula, at Laconia, an area of the Peloponnese rich in history.
Its residents, the Maniots, were forceful men and Mani has maintained its independence throughout the years.
Overlooking the “SKOUTARI” Gulf, 500 meters away from the sea, offers a stunning view of the sea along with the opposite slopes of the mountain "Taygetos".
The house of 441.32 sqm is built on a stone-fenced plot of 5015.41 sqm, with a living space of 275.75 sqm and 165..57 sqm for auxiliary space including a garage of 80 sqm and 2.7 height.
The traditional buildings of Mani were built of stone following a fortress-like design; many vendettas amongst the Mani families meant that people built homes to protect themselves. Elements of this traditional style are reflected in the design of Mani House.
The stone walls are combined with a modern interior focused on comfort. The traditional albeit unique property features all modern conveniences including, among others, a sound system for different areas of the house; satellite TV, BBQ, and wood oven as well as an infinity pool with breathtaking views.
The main entrance to the property is from the pool terrace. The infinity pool is large with dimensions: Length 12.80m x 5.45m width, 1.35m high in the shallow and 3.00m in the deep water. The wooden door leads to a bright and spacious central living area. Each part of this central living space fits beautifully into a perfectly designed interior.
The colours are simple, creams and stone, with a flagged floor that runs throughout. The shutters are painted in pale pistachio and bright magenta has been introduced throughout the soft furniture and dining chairs which give a contrast of brilliance to the colour scheme. Large French style doors lead from every area to the pool terrace which offers a perfect place to relax for every part of the day.
Enjoy your stay at Mani House using the sun loungers that surround the pool, the shaded areas to dine or sit under the shade of the huge oak tree whilst playing a game of chess or backgammon.
The kitchen is located at the rear of the large central living space and is fully equipped with all modern conveniences. It offers direct access to a patio at the back of the house which takes on a traditional, cafe-style appearance featuring pretty, metal chairs and tables and a BBQ and bread oven to conjure up the flavours of Greece.
On the same level but in a separate wing are three bedrooms. One has a double bed with an en-suite bathroom including a bathtub and a large dressing area. Next, there are two twin bedrooms, each one featuring an en-suite bathroom with shower. All bedrooms have direct access to the pool terrace.
The next floor features a bedroom with en-suite bathroom and shower and a comfortable double bed, along with an office desk. This room benefits from a balcony overseeing the pool terrace and sea view.
Finally, on the basement level, the guests can benefit from indoor parking for 2-3 cars.
On the same level, and for our guests’ comfort, the Mani house caretaker is based. He looks after the property and stays in a self-contained, totally independent apartment, on the basement level. He is very discreet and tends to the engine room located at the same level, as well as the pool, usually twice a week, very early in the morning or very late at night, leaving guests to enjoy their privacy unless he is needed.
The Mani House is located on a large piece of land which has been planted with colourful indigenous plants, shrubs, and trees. The stone paths, steps, and walkways meander through the property can lead to our old oak tree for the most wonderful shade in the heat of the day.
The property is very well located in terms of accessing the beach and taverns, shops and cafes which are all a short drive away.
The Mani House is really exceptional and is situated in a part of Greece that is truly beautiful, unspoiled and wild.

DETAILED DESCRIPTION OF THE PROPERTY
The property named «MANI HOUSE-KRIVIANA» is situated at “Mani” area “KALYVIA” village, overlooking “SKOUTARI” Gulf, 500 meters away of the sea, with an excellent view combination of sea and mountain.
The house of 441.32 sqm is built on a plot of 5015.41 sqm and is in details as follows:
A- 275.75 sqm main house (prime)
243.68 Ground floor and - 32.07 sqm, first floor.
B- 165.57 sqm auxiliary space including garage of 80 sqm and 2.7 height.
E- 77.12 sqm swimming pool (Length 12.80m x 5.45m width, x 1.35 in the shallow and 3.00m in the deep water.)
The cottage is completed in 2006 and made of stone in a traditional architectural “MANI” style, has a castle and is fully furnished. All external walls are carefully isolated with the maximum of protection against humidity. For the interior the colours used are based on asbestos, securing a high standard of hygiene and protects from side effects that could affect health, avoiding the use of plastic ingredients which is already deemed to be not hygienic. Best effort is made so as the house gives the impression and the atmosphere of an old and traditional architectural style combining tradition, with all modern and up to date facilities.
Provision is made in infrastructure so as the complex functions as a completely independent multi-use entity, even in the case of emergency.
1- Four bedrooms, all equipped with a private bath (en-suite) and a guest’s W.C, cupboards and air conditioners. The master bedroom in addition to the cupboards has a special open space wardrobe, as well as a sleeping comfortable space, in the loft, just under the roof:
A-Queen size double bed in the master bedroom,
B-Two bedrooms with twin beds,
C-One bedroom with a double comfortable bed.
2- W C, for visitors.
3- A large entrance hall.
4- A spacious living room.
5- A big dining room.
6- A big open and very functional kitchen, which has in the middle of
the room cooking preparation food bench, a second sink and many cupboards in addition to a stuff storage place.
7-Complete electrical equipment, oven gas appliance and a special installation of high safety, for the fridge, absorber, coffeemaker,
dishwasher, microwave, oven, toaster, juicer, etc.
8-Installation of a secret safety box for keeping valuables.
All above equipment is of high technology and specially designed to
remind traditional old fashion in style appliances.
9-All necessary kitchen tools, cooking utensils, crockery, serving dishes,
glassware, saucepans, teapot, cutlery, oven dishes, etc.
10- Internal wooden staircase leading to the castle, where there is a balcony, with panoramic view to the swimming pool the gulf and the opposite mountain.
11- Internal staircase leading to the garage and the stores.
12- Lightening control board.
13-Window screens for protection against insects and mosquitoes.
The house is fully equipped and furnished with furniture that matches the traditional architecture of the house and is ready for use.

The master bedroom has an old-fashioned bed from steel with bronze finish.

4- The lavatory in the visitors W.C is an antique piece.
5- The two sinks of the kitchen are specially ordered of carved marble and the benches are of the same marble too.
6- A wooden traditional old-fashioned style cupboard.
7- The dining room is furnished with a Sicilian Italian antique, with the proper table.
8- The sitting room has an old-fashioned style fireplace of marble and is furnished with three sofas a table in the middle two side tables a stereo compact and TV.
9- The console in the entrance is an antique piece.
10- In the castle’s room that alternatively can be used as an office, there is a double bed, as well as cute, leather made, desk. This room could be used as an independent since care has been taken for a possible installation of a little Kitchener along with a fridge and a bar.
11- Equipment and furniture for the open air barbeque space, and wooden long chairs (chaise long) for the swimming pool
12- Lingerie, towels, and swimming pool towels (but not beach towels), etc are available in all bedrooms.
13- Close to the fireplace in the sitting room there is stereo compact as well as a TV with satellite.
14- WIFI is available for the comfort of all guests
The cottage area is stone fenced.
There are two ways in and out, at the central gate of the cottage:
1- A remote control managed two-ply wooden gate for vehicles, which is, as well as, controlled from the inside of the Villa.
2- A two-ply smaller door for pedestrians, with an intercommunication system controlled from the inside of the Villa.
3- Cobbled stone paths “KALDERIMI” and, in particular:
-Leading from the main gate to the garage.
-Parking space for three to four cars.
4- Pedestrians stone paths, leading to the main door of the Villa.
5- Under a huge oak tree a natural sitting place is formed, to provide shade,
during summer hot days.
6- The whole space is planted with flowers, bushes little trees, and at the back side of the cottage with fruitful trees, and the right wing of the plot is planted with olive trees
7- There is proper lightening for the surrounding area, as well as, lightening pointing out the swimming pool space and the Villa.

Outside this villa in Kalyvia, GreeceThis villa is in the countryside and in a quiet area near the beach. It has a pool, a balcony, a barbecue, a garage and outside lighting. Car hire is necessary as the renter will need a car to get about for shopping, eating out and the beach; however parking is available if required.
