This beautiful Villa is located at the coast of Mani, 500 m from the sea. Overlooking Skoutari bay it offers excellent views on the Mediterranean and the mountains.

-Mani House is located near Gythio town of the Mani Peninsula, Laconia an area of the Peloponnese rich in history.
Its residents, the Maniots, were forceful men and Mani has maintained its independence throughout the years.
The traditional buildings of Mani were built of stone following a fortress-like design; many vendettas amongst the Mani families meant that people built homes to protect themselves. Elements of this traditional style are reflected in the design of Mani House.
The stone walls are combined with a modern interior focused on comfort. The traditional albeit unique property features all modern conveniences including, among others, a sound system for different areas of the house; satellite TV, BBQ, and wood oven as well as an infinity pool with breathtaking views.
The main entrance to the property is from the pool terrace. The wooden door leads to a bright and spacious central living area. Each part of this central living space fits beautifully into a perfectly designed interior.
The colors are simple, creams and stone, with a flagged floor that runs throughout. The shutters are painted in pale pistachio and bright magenta has been introduced throughout the soft furniture and dining chairs which give a contrast of brilliance to the color scheme. Large French style doors lead from every area to the pool terrace which offers a perfect place to relax for every part of the day.
Enjoy your stay at Mani House using the sun loungers that surround the pool, the shaded areas to dine or sit under the shade of the huge oak tree whilst playing a game of chess or backgammon.
The kitchen is located at the rear of the large central living space and is fully equipped with all modern conveniences. It offers direct access to a patio at the back of the house which takes on a traditional, cafe-style appearance featuring pretty, metal chairs and tables and a BBQ and bread oven to conjure up the flavors of Greece.
On the same level but in a separate wing are three bedrooms. One has a double bed with an en-suite bathroom including a bathtub and a large dressing area. Next, there are two twin bedrooms, each one featuring an en-suite bathroom with shower. All bedrooms have direct access to the pool terrace.
The next floor features an office with en-suite bathroom and shower and a comfortable double sofa bed. This room benefits from a balcony overseeing the pool terrace and sea view.
Finally, on the basement level, the guests can benefit from indoor parking for 2-3 cars.
On the same level, and for our guests’ comfort, the Mani house caretaker is based. He looks after the property and stays in a self-contained, totally independent apartment, on the basement level. He is very discreet and tends to the engine room located at the same level, as well as the pool, usually twice a week, very early in the morning or very late at night, leaving guests to enjoy their privacy unless he is needed.
The Mani House is located on a large piece of land which has been planted with colorful indigenous plants, shrubs, and trees. The stone paths, steps, and walkways meander through the property can lead to our old oak tree for the most wonderful shade in the heat of the day.
The property is very well located in terms of accessing the beach and taverns, shops and cafes which are all a short drive away.
The Mani House is an exceptional base for promising sunny holidays close to the sea and nature.

Detailed description

THE PROPERTY
The property named «Mani house – Ktima Kriviana» is situated at “Mani” area “KALYVIA” village, overlooking “SKOUTARI” Gulf, 500 meters away of the sea, with an excellent view combination of sea and mountain. Overlooking the Gulf looks like a quiet and calm lake, as its opening cannot be seen from there. “KALYVIA” is situated after “AGERANOS” village and follows the village of “SKOUTARI”.
The house of 441.32 sq m is built on a plot of 5015.41 sq m and is in details as follows:
A- 275.75 sq m main house (prime)
-243.68 Ground floors and 32.07 First floors.
B- 80 sq m garage with 5.45 m, height from 2.70m.
It has been completed in 2006 and made of stone in a traditional architectural “MANI” style, has a castle and is fully furnished, with all modern and up to date facilities
There is:
1- Four en-suite bedrooms, all equipped with a private bath and W.C, cupboards. All bedrooms are equipped with air conditioners while there is ceiling fun in the kitchen, the dining and the sitting room. The master bedroom in addition to the cupboards has a special open space wardrobe.
- W C, for visitors.
- A large entrance hall.
- A spacious living room.
- A big dining room.
- A big open and very functional kitchen, which has in the middle of the room cooking preparation food bench, a second sink and many cupboards in addition to a stuff storage place.
- Complete electrical equipment, oven gas appliance with high standards safety, installation for the fridge, dishes laundry, absorber, French coffee machine microwave oven, toaster.
- In the master bedroom, installation of a secret safety box for keeping valuables. All equipment specially designed to traditional old fashion style.
- Internal wooden staircase leading to the castle, where there is a balcony. - Another staircase leads to the indoor garage at the basement.
- A garage 80 sq m, 2.7 m. High, with remote control, for 3-4 cars or alternatively 2 cars and a boat. The house is fully equipped and furnished with furniture that matches with the traditional architecture.
External space:
The cottage area is fenced and protected with a stone wall. There are two ways in and out, at the central gate of the cottage:
-A remote controlled two ply’s wooden gate for vehicles, which is as well controlled from the inside of the Villa.
- A two-ply smaller door for pedestrians, with an intercommunication system controlled from the inside of the Villa. - All outside spaces have stone built paths “KALDERIMI” and in particular, are: -Stone built road leads from the main gate to the garage.
- A stone built open parking place for three to four cars.
- Stone paths for pedestrians leading to the main door of the Villa.
- Under a huge oak tree, a natural sitting place is formed, to provide shade, during summer hot days.
- The whole space is planted with flowers, bushes little trees, and at the back side of the cottage with fruitful trees.
- There is proper lightening for the surrounding area, as well as, lightening pointing out the swimming pool space and the Villa.
Swimming pool dimensions: Length 12.80m x 5.45m width, x 2.70heigh x 1.35 in the shallow water, not suitable for plunging or diving. It includes an extensive surrounding space equipped with loudspeakers. The swimming pool is over floating, creating a visible artificial waterfall, decorating
VERANDAS SITTING AND OPEN AIR PLACES.
- Communicating with the dining room and expanded to the swimming pool area a patio covered with a pergola and a dining table under a ceiling fan offers a breathtaking view of the infinity pool and “Skoutari” gulf.
- A sitting place at the back side of the villa, communicating with the kitchen provides shade during the hot days of summer. This is where the barbecue is located, along with a traditional wood operated oven, tap and lavatory.
- A shelter tiled space for the storage of wood for the fireplace.
-There is a stereo installation with surrounds in the sitting and dining rooms terminating at the veranda the swimming pool area and the back side sitting and barbecue place.
- Water supplies are found all over the surrounding place along with electricity supplies.
- Stone parking place for three to four cars.

“A wonderful villa!” I booked this villa for my family (2 adults, 3 children aged 8, 10, 12). The villa was absolutely stunning. It was extremely spacious, comfortable, immaculately clean (with further cleaner visits on 2 occasions whilst we were there) and it had all of the amenities you could ask for (air-con, DVD player, WiFi, laundry, full kitchen amenities). The pool was wonderful. It was large, clean and had wonderful views over the sea and mountains opposite. We spent 3 days in Athens and then drove easily and leisurely to the villa in 3.5 hours. You definitely need a car as it is in a fairly remote location, but there are lots of lovely towns, beaches, shops etc. all within 20-30 mins drive. Be sure to stock up at the supermarket before you arrive. the owner was in a self-contained apartment downstairs and at the rear of the property which was useful if we had any queries but he we had total privacy. He provided a fabulous information pack which we used all of the time for day-trips and restaurant recommendations. We were greeted by the owner of the villa who knows the area very well and we have advised the (very) good addresses where to enjoy the beautiful scenery and the excellent cuisine locale.Notre breakfast has shown great discretion and attentions (! the French songs CD ...) The area has lots of character and the villa with its architecture integrates them perfectly; the house is very nice and spacious, it is easy strolls and there to live there. Everything is very well designed and nothing is missing. Stunning views, encourage travel and the pool seems to do only with the sea. The village is very quiet, and the villa has a large plot for relative isolation. Many beaches are accessible within minutes; they are uncrowded and the atmosphere is calm and friendly at a time. The shops also help to source great cheap products (meat, vegetables and fish are an unbeatable value for money), prepared in the large kitchen of the villa or barbecue. Nous avons été accueillis par le propriétaire de la villa qui connait très bien la région et nous a conseillés sur les (très) bonnes adresses où profiter des superbes paysages et de l'excellente cuisine locale.Notre hote a fait preuve de beaucoup de discrétion et d'attentions (les CD de chansons françaises !...) La région a beaucoup de caractère et la villa de par son architecture s'y intègre parfaitement ; la demeure est très agréable et spacieuse, on y déambule aisément et il fait bon y vivre. Tout est très bien conçu et rien ne manque. La vue est époustouflante, incite au voyage et la piscine semble ne faire qu'une avec la mer. Le village est très calme, et la villa dispose d'un grand terrain permettant un relatif isolement. De nombreuses plages sont accessibles en quelques minutes ; elles sont peu fréquentées et l'ambiance y est calme et conviviale à la fois. Les commerces permettent également de s'approvisionner en très bons produits peu chers (les viandes , légumes et poissons sont d'un rapport qualité prix imbattable), préparés dans la grande cuisine de la villa ou son barbecue.
