A beautiful 85 m2, three bedroom apartment on the Promenade des Anglais over looking the Med in the centre of Nice. Its the perfect holiday home and the ideal location for enjoying a sundowner on the balcony whilst watching the vibrant activity on the Promenade below.
With 3 double bedrooms, you can go on holiday together enjoying the terrace with stunning views of the bay!!

The apartment is located on the famous Promenade des Anglais with an uninterrupted view over the Bay of Angels with all its changing colours. Just a short way from the centre of town and the old town of Nice and of course 50 metres from the beach. The famous Negresco Hotel is a 10 minutes walk. There are bars, restaurants and shops near the apartment and the airport is just 10 mins away by bus or car. This really is the perfect location for enjoying the sites of Nice and the Riviera with Monaco, St Tropez, Cannes all a short drive away.

Home description
The bright and spacious living area opens out onto a large balcony with stunning views of the Bay of Angels and the beach below. There is comfortable seating and a dining table and chairs for 6 people plus tv, dvd and selection of dvds and stereo system. The fully equipped kitchen is just next door. There is free WiFi internet access.

The three double bedrooms are located at the rear of the apartment looking out onto a quiet, private residential area. The third bedroom has a large sofabed as the room is narrower. The bedrooms are fully equipped with modern furnishings and share two bathrooms. The three bedrooms open out onto a small balcony.

The private underground garage has the following dimensions: width 249 cm x length 677 cm, but we recommend only a small car as the access in is difficult and because of the dimensions of the gate: width 210 cm x height 185 cm.

the location of this apartment is great, however, the kitchen cooking and plate need to be change because there are spots on them that I can not clean because of its age.

there are not air condition in bedroom, since nice can be hot during summer.

garage for small cars with difficult to park in space provided by the owner; my car is 7-seater and impossible to park it. three bedroom apartment should provide park space with at least 7-seater car.

I love the apartment , but I can not come again and recommend it to others because mainly of car space problem.

Really nice property. It was ideal for our stay for Ironman Nice. It's exactly on the sea front and balcony view is amazing. Check in and check out couldn't be easier. The only drawback to me is the fact that it is over a main road with two lanes of busy traffic which can be noisy for the light sleepers. The apartment does offer a good patio door to minimise this. Really enjoyed the stay.

The area is fantastic ! Shops, restaurants, bus stations are nearby and the view from the balcony is magnificent.
The only minus is the cleaning ! This apartment needs a thorough clean-up , something like a spring-clean !
This apartment is absolutely great , but what a pity the cleaning is not enough !
In spite of this I'll recommend it to my friends and I would like to come again, too.

Very good location with nice sea view.
Poor instructions: for TV did refer to a non-existing remote. No indications about trash removal or how to
operate outside door. No detailed information about nearby stores & facilities.
In need of painting and maintenance. Poor lighting. Minimum in terms of furniture and fixtures.
Poor bedding, pillows, covers and sheets.
In need of renovation and upkeep.

In the arrival instructions send by Rentalsystems ther's a good instruction how the tv works. As my guests still had problems with it, my managing agent's husband came that evening to follow-up. In the arrival instructions there's a map and a good description of facilities in the area. There are a lot of restaurants, bars, stores just in the street and around the corner. Kitchen and bathroom are renovated.

Uns allen hat es ausnahmslos ausgezeichnet gefallen, bei Ihnen zu Gast sein zu dürfen. Selbstverständlich sind wir alle Nichtraucher.Was Ihre Garage betrifft, klappte alles sehr gut. Während sich das erste Einparken noch schwierig gestalltete, parkten wir ab dem 2. Mal einfach rückwärts ein. So gab es einfach kein Problem mehr. Die Abwicklung mit Mike war nett und unkompliziert. 28Njᆜ Vacantie in NiceGeachte heer Thijs,In mijn nieuwe rol als huurder ( i.p.v. verhuurder van mijn inmiddels verkochte huis in de buurt Auch in de Gers) wil ik u nog even feedback geven over mijn verblijf in uw appartement in Nice. Mijn vrouw en ik vonden uw appartement compleet en comfortabel, vooral ook omdat het direct aan zee ligt.Of wij zelf tot koop in Nice willen besluiten weten wij nog niet, omdat wij niet meer dan E 150.000,00 zouden willen besteden en daarvoor nog niet eens een studio kunnen krijgen, die in totaal niet groter is dan de helft van de voorkamer van uw appartement.Toch vinden wij de Promenade aan de weidse Baie des Anges heel bijzonder en zeker een reden om nog eens heen te gaan. Ook de vlotte en goedkope vliegverbinding met Transavia trekt ons zeer aan.Ons korte verblijf in uw appartement heeft echter erg aan zijn doel beantwoord: een goede eerste indruk van Nice en een vast plan om daar terug te keren.Wij houden goede herinneringen aan uw mooie appartement. Excellent apartment We recently stayed for 2 weeks in this spacious apartment that is very well centrally located on the Promenade des Anglais. The three bedrooms are located at the back of the apartment and were very quiet. Wide awake, from the early morning I was sitting on the terrace to see the sun rising, whilst watching the changing colours of the sea. You have stunning views over the whole bay and this is so beautiful! You can see the waves of the sea arriving the beach. You only have to cross the Promenade to be on the beach and to take a fresh dip in the very clear water of the Med. Two weeks are still too short for exploring all that Nice has to offer. Its cultural richness is overwhelming. We also made little excursions to Monaco, Villefranche and Eze. The owner sent us some touristy information by mail, which was very helpfull.We thoroughly enjoyed our stay in Nice and would highly recommend this apartment and we would love to stay here again soon.
