Village house overview - owner's description

There are indeed amenities in the town/village of Capestang - in walking distance or 5 minutes drive. I'll list them in no particular order and these are actual or minimum numbers...
one posh just around the corner - The Galliniere - nice young people run it; The Relais Bleu - best bang for the buck and no hills involved. One cheap and cheerful bar/grill and barbecue on the square Cafe de la Grille, one pizza/pasta with a few other things on the square - la Provence - nice people again, one ok food but good site on the canal du midi can't remember the name and one Madame something or other serves boil in a bag in a nice garden with good cheap vino. All but the first two up the hill a bit but great downhill run on the way back :-)
Great thin crust Pizza to eat in or take out plus varied “real food” menu and wicked desserts makes La Provence on the square a family favourite. Pretty garden out and A.C. in. For young and old.
Also on the Square, Cafe de Grille is the locals’ premier destination for morning coffee (and often a wake-up Pastis), lunch and dinner. Traditional menu includes sandwiches, omelettes, great barbecued meats, fresh salads and chips, too.
Fun for kids of all ages.
La Galiniere lies just around the corner from the house by the town fountain. This place has good prices for what has become by far the best food in town. Friendly young couple run it and he’s built a really good list featuring local wines of note (ask what’s he got that’s special tonight).
La Batellier - Eat Canal-side at this popular venue.
La Table de Vignoble Restaurant and Cave. Outdoor dining. Their own wine, nice garden.
And the Relais Bleu on the main road to Carcassonne may not be the poshest place in town at first sight, but the service is excellent, the selection of food is varied and always good (the plat de jour outstanding price for three of four courses at midday), the wine is local and it’s not too hard on the pocket.
Not surprisingly, best to make a reservation in the summer months and absolutely necessary at all times in season (and weekends all year) for the Galiniere (0033 467 261 477).
Two to three good ones (one VERY good - Le Chat Qui Pesche) around 10-20 mins in the car.
1 Bar - Cafe de la Pais (VERY local bar run by great local guy Nico).
2 Cash Machines
2 Doctors (married couple and excellent - even by US standards excellent)
Hairdresser (Dani - very good)
2 Little deli like shops (one open 7 days a week)
2 Supermarkets (3 minutes drive)
3 great wine sellers/cellars in walking distance and hundreds in driving distance around St Chinon, Faugeres etc..
Local activities golf, cycling, diving, horse riding, water skiing, fishing, sailing, wind-surfing, mountain biking, walking, tennis, swimming.
Other Activities - Wine Tasting. Letting the World Go By. Snoozing.
Located on the edge of the charming village of Capestang, on the Canal du Midi.
Although a popular tourist venue, Capestang has remained unspoilt and offers a great selection of restaurants and essential services.
It is centred between Montpellier and Perpignan in this ancient province and is the perfect base from which to reach out to the historic Languedoc and its fascinating Cathar and pre-Cathar heritage.
2 min from the Canal du Midi, 60 mins from 3 international airports. Eurostar/TGV to Beziers or Narbonne (20 mins). Car-Train to Narbonne 20 mins.
The village of Capestang lies on the historic Canal-Du-Midi (left), a World Heritage Site finished in the 1660’s and, in the summer months, a busy and colourful boating thoroughfare and a perfect place to picnic and lazily watch the boats drift by. Within the old village itself Capestang (click here) boasts the Thirteenth Century Eglise Saint Etienne (below), a Twelfth Century Chateau, Fourteenth Century Hospital and a twice weekly food market in the Town Square.
As a working French Village, Capestang’s simple charm has not at all been eroded by its popularity as a tourist venue. In fact, visitors speak as much of the warmth of the village welcome and the friendliness of its people as they do the variety and quality of its many restaurants, its proximity to beaches and top class golf courses and all the services that make this the number one holiday venue.
Cash Machine is at the
Credit Agricole Bank three minutes walk away.
Everything In One Place
Intermarche - Full Service Supermarket and petrol/diesel and Barbecue Butane refills ten minutes walk (two in the car).
Outdoor Market - In the Town Square Wednesday and Sunday mornings. Great local produce - good fun.
Just around the corner on the Rue Gambetta, M. Patrice Bondy - Baguettes, Croissants and much, much more...
or in the Town Square - perfect place to pick up a Pain au Chocolat or two to take to the Cafe De Grille to sweeten up your morning coffee.
English Newspapers for those who just can’t be out of touch!
In the Town Square - the newsagent and stationery shop.
The Shop and the Deli
Just behind the Town Square - small supermarkets. Bits of everything - open odd hours.
Two - off either side of the square.
A Dry Cleaner,
Hairdressers (the best is Dani opposite the village shop found behind the square to the left - also has a full service beauty spa).
And Last but not Least...
The Languedoc is France’s most productive wine area and a lot of it is GOOD and some of it is GREAT! Try the friendly local Co-operative and some of the smaller caves in the village like St Laurent on the main road (especially the merlot from the gun) and Moulin Gimie (at the end of the Rue Franklin!) - and it’s so inexpensive!!!
Also, the nearby cities of Narbonne and Beziers (20 min drive) have charming lanes full of restaurants and shops to peruse as well as all the main Super and Hypermarket chains (and if you have time, Montpellier (1 hr.) is a world class city and well worth a visit to see how really livable cities can be built).
Feeling the need for sand?
Then you’re really in luck because there are some superb beaches within twenty-five minutes drive of the house.
Take a picnic. Catch up on your reading. Plug in to the most relaxing music La Maison d’Estang has to offer. Sunset to Sunrise, it’s all golden here.
Whether you choose the lively sea-side town of Valras-Plage (click here) - wide golden beaches, wider selection of restaurants (don’t miss the shell-fish kiosks at the end of the square), variety of bars with live music, nightly open-air pop concerts (with dancing) near the impressive yacht marina - or the comparative solitude of the dune-backed beaches at Vendres Plage- the long curling breakwater (bring your rods, it’s a favourite spot for fishermen) and three diverse beach bar-restaurants on a wonderfully underpopulated beach - watching the brilliant blue Mediterranean Sea break over the warm golden beaches of this natural treasure is time well spent.
The beach at Valras-Plage caught at a quiet moment - 20 minutes from La Maison d’Estang. However for the more active there’s swimming, sailing, wind surfing, diving, cycling, walking, parasailing, zoos, museums, galleries..
The ancient town of Collioure (above and right) is a mere one and a half hours drive from La Maison d’Estang. A melange of Castles, restaurants and beaches make it a great trip and, although the parking can be awful the anchovies and the sunsets over a glass of local Rose wine are well worth the effort.
The Medieval town of Pezenas has some interesting medieval architecture and a thriving artists and artisan community. Certainly a pleasant town to visit for a day.
Should the gentle charms of the village and the cool waters of the pool fail to tempt for a day or two, fear not there is life outside of La Maison d’Estang and plenty of it.
Stone Age settlements, Roman ruins, Templar Towns and Cathar Castles, a Medieval walled city and Churches too numerous to mention.
In this historic triangle from Avignon to Perpignon and north to Carcassonne, history is etched on every stone.
Awaiting the adventurous (or the just plain beached-out) are mountains, valleys and canyons with fresh water streams and lakes in which to swim. Remote villages overlooked by ancient Chateaus can all be found with a little luck (and a decent map).
From the independent principality of Andorra (click here) to the ancient Cathar stronghold of Monsegur (click here), the unspoilt mountain village of Saint-Jean-De-Bueges (above) to the amazing medieval walled city of Carcassonne all are easily reachable and all are well worth a visit.
Carcassonne is unique, and if you visit nothing else, visit this city.
Restored in the Eighteenth Century by Violette-Le-Duc it is a living historical monument. OK, it’s a tourist trap but sometimes tourist traps are full of tourists because there’s something special to see. This is one of those places...and another is Minerve. This ancient village (below) perches high on a cliff and is cut off by two rivers from the surrounding countryside. This is real Cathar Country and, on so many levels, worth the thirty minute drive from La Maison d’Estang.
and last but not least let’s not forget the fabulous local golf courses...
Gorgeous large house of 300m² to sleep a comfortable 10+ with 9.5m x 4m swimming pool. Located on the edge of the lively village of Capestang.
La Maison d’Estang is in the village of Capestang between the ancient cities of Narbonne and Beziers in the heart of the Languedoc area of France and on the banks of the Canal du Midi, a one hundred and fifty mile long World Heritage Site.
La Maison d’Estang began its life as a pair of elegant C17th houses on the high road to Carcassonne before becoming for some years the village Gendarmerie. Recently reincarnated as a charming maison de ville, La Maison d’Estang comfortably sleeps ten adults in Four Air-Conditioned Bedrooms and a garden level Fifth Bedroom suite (along with folding beds or cots for those little extras).
The house has two kitchens for indoor and outdoor dining, three en suite or shared bath and shower rooms and separate cloakroom. Facilities include high-speed wireless internet, a Games Room with Pool Table and dart board, a fireplace plus full central heating, secure garage parking, full laundry facilities, and, of course, a swimming pool. And it’s only twenty minutes from the golden beaches of the Med!
The house is partially wheel chair friendly in the down stairs part of the house.
Pets at owners discretion.
Recently restored, the house is full of traditional French charm with high beamed ceilings and stone walls.
There are 2 kitchens for indoor and outdoor cooking, 3 dining areas (2 inside and 1 outside), 2 barbecues, 4 air-conditioned bedrooms, a games room (with darts & full size pool table) which converts to a fifth bedroom with en suite shower room and possible wheelchair access.

The Great Room
Up a few stone steps from the garden and into a large living room furnished with comfortable leather furniture. In this beautifully restored, wood-beamed chamber a dining table extends to seat ten or twelve and a fireplace takes the chill off late autumn evenings and enlivens Christmas Mornings and New Years Eves.
Double doors lead to a balcony that overlooks the garden, the pool, and the garden dining area (complete with both gas and charcoal barbecues).
Ancient doorways lead from the Great Room to the Kitchen (below) and the central hall which contains a storage cupboard with hanging for coats and a separate toilet and a desk for those unavoidable work projects that refused to be left behind. Doors from the hall lead to the bedrooms and bath and shower rooms and bedroom cum games room.
A large television, DVD player (with a selection of DVDs) and Free To Air Satellite Television (BBC 1-4, ITV plus many more) provide visual entertainment while a CD player stereo system (with a diverse selection of music CDs) and an i-pod player (i-pod not supplied takes care of the music end. Books, both fiction and non, round off the entertainment. This room also has high speed wireless internet (as does the Kitchen and Games room but, owing to ancient stone walls, unfortunately the two westerly bedrooms are out of range).
A large Country French kitchen table that seats up to ten and colourful glazed tile walls provide a rustic setting for less formal mealtimes and complements the modern facilities of the extensively equipped kitchen.
A full size five-burner convection-oven cooker, coffee/espresso maker, electric kettle, microwave/grill, toaster, foodmixer/blender, dishwasher and large “American Style” fridge-freezer with ice-maker complete a cooking environment suitable for any level of ability from Basic Egg Boiler to Cordon Bleu.
The Bedrooms at La Maison d’Estang have been designed with flexibility in mind.
Four bedrooms have Central Heating and Air Conditioning and two of the Master Bedrooms have
the option of a bathroom or shower room en suite or tout famille. The courtyard-level Master suite, delightfully decorated with a Catalan theme has an en suite shower room.
The Green Room (below) has a King Size bed, fireplace, central heating and Air Conditioning and a choice of en suite or shared shower room. It can also be supplied with one fold-out bed or cot.
The Blue Room (below right) is a large air conditioned bedroom with King Size bed, private or shared access to the Bamboo Bathroom and plenty of space to accommodate a cot or up to two pull-out beds for family vacations.
The Orange Room (below) has AirCon and twin beds or a comfortable King Size bed.
Whilst the Air Conditioned Games Room cum Fifth Bedroom (awaiting new photos) contains the pool table and the dart board and can accommodate Twin “Armchair” fold-out beds or one comfortable King Sized bed.
A new ten by four metre alarmed swimming pool (below) with electrolysis filtering (massively fewer chemicals - good for us, good for our environment) and comfortable deck furniture provides a place for exercise or play or, of course, to just chill on lazy summer days, while a separate vine-shaded seating area offers respite from the sun and a quiet place to read (or snooze) after a languorously long lunch. We do ask however, please no glass poolside.
Also off the garden is the entrance to the Games Room/Fifth Bedroom. The Games Room has a pool table, dart board with (and caring parents please take note) real darts, CD stereo, TV with DVD player and a selection of DVDs, central heating and troughs. A small refrigerator chills wine and beer and a large sofa provides a place to drink it. Two chairs fold out into two single beds or a comfortable King Size double bed to provide a fifth (and Wheelchair Accessible) bedroom and air mattresses provide extra beds if necessary. Off the Games Room is a Wheelchair Accessible shower room and yes, I did say troughs - the games Room was once the stables. Directly outside the Games Room is an area that can be used for Boule (equipment supplied in the chest in the games room plus a selection of Board Games, although they may have found their way into the sideboard upstairs!)
Lastly, in the Garage you’ll find secure parking for up to two cars and, should you need more, parking on the street has so far been perfectly safe and secure. Fully insured bicycles and all safety equipment can be rented by the week from a nearby company Mellow Velos (click here). He also delivers and picks them up! Bicycle routes of varying difficulty nearby are available and the Canal-du-Midi offers miles of excellent (if a little bumpy) track, as do trips through the vineyards to nearby villages and hamlets. If you’re wintering here over Christmas and the New Year the garage also houses a good supply of firewood and, even though the Central Heating in La Maison d’Estang is more than adequate, sometimes you just can’t beat a nice merlot in front of a roaring fire, can you?
