This expansive and impressive luxury villa is situated in a prime seafront position, in the prestigious Sea Caves area. Most areas of the villa offer unobstructed views of the clear blue waters of the Mediterranean Sea, as well as views of some of the most stunning sunsets the island has to offer. This outstanding architect designed property is tastefully and elegantly furnished over 3 floors and is equipped to the highest standard.
Villa Inside and Out
On entering from the grand entrance doors at the end of a private driveway (with 2 shaded car ports), you immediately gain a sense of space, serenity and modern design. The spacious open plan living area features a working fireplace and is furnished with a modern L-shaped sofa, with entertainment being provided by the 32" LCD television (with Satellite), DVD player and CD Player. The contemporary designer kitchen is fully equipped with an electric oven and gas hob, large American style fridge/freezer, microwave, dishwasher and washing machine. The dining area features a large modern dining table and 10 high backed dining chairs. Making up the ground floor is 1 double bedroom with en-suite shower room and twin room which has access to a separate shower room on the same level.
A smart wooden staircase leads to the first floor accommodation where the master double bedroom with en-suite bathroom is located. This room features a generously sized private balcony boasting spectacular views across the private pool, landscaped gardens and sea. The remaining two bedrooms on this level comprise of one double and one twin bedded room, each with an en-suite shower room and private balcony. A TV set is provided in each of the 3 first floor bedrooms and 3 safety deposit boxes are available for guests use. Most Bathrooms feature his and hers wash hand basins, power showers and heated towel rails. A baby cot and high chair can also be supplied upon request.
The basement level is where the games room is located which features a pool table (coin operated-1 euro coin), card table, selection of board games, two comfortable sofas and a cloakroom.
Air conditioning units are installed in each of the bedrooms, and the living/dining area, which are included in the price. Central heating throughout enables this property to be enjoyed in comfort at all times of year.
Outside the 11 metre x 4 metre private swimming pool with both walk in Roman steps and ladder access is surrounded by a substantial sunbathing terrace equipped with sunbeds, umbrellas and a poolside shower. The large purpose built barbecue area with built in barbecue and additional sink unit, features a large shaded seating area/terrace, perfect for outdoor dining on those hot summer evenings. Immediately surrounding the villa are carefully landscaped areas abundant with banana trees and colourful and fragrant flowers. The lawned garden area is over 50m long and a pathway through same leads to the waters edge.
This prime positioned holiday Villa is within an affluent area known as Sea Caves and Akamas Peninsular, a protected area of outstanding natural beauty, yet still close to Coral Bay (4km) and Peyia Village (5km) with their diverse range of traditional and modern bars and restaurants. The property is but 50 metres from one of the best known local tavernas in the area which provides good food, hospitality and views within a peaceful and relaxing setting, next to one of the areas many impressive banana plantations.
The Sea Caves area , like much of Paphos, was once rural and barren land but over recent years the Sea Caves area has changed dramatically.
Now the Sea Caves area is one of the finest residential areas in Cyprus, offering some of the most exclusive villas in the island. This is not surprising when you consider its breathtaking rugged Cypriot coastline and small sandy coves with crystal clear Mediterranean waters. Sunsets in the region are simply magical.
Proceeding along from the Sea Caves you come to the pretty, tiny picturesque fishing harbour of St George with a small sand/shingle beach. St George, like Sea Caves, is a perfect spot for snorkelling and scuba diving or topping up your sun tan.
We strongly recommend tasting the local speciality "fish meze" in one of the selection of small family run tavernas at St George and the dramatic sunsets are worth the visit alone from any area of this amazing coastline.
Situated 12kms from Paphos on the west coast of Cyprus and just 3km from Sea Caves, Coral Bay is a delightful resort renowned for its superb (blue flag) sandy beaches. The main thoroughfare of Coral Bay is lined with a small but ample selection of shops, restaurants, banks and bars giving you everything you need for a relaxing holiday without losing any of its local charm.
Life in Coral Bay tends to be based around the sandy bay with calm shallow waters, also offering a wide selection of water sports, it is perfect for a day out for all the family.
Other things to do in the area include Paphos Bird Park, Reptile Park, Horse Riding, Akamas Peninsular & Lara Beach Nature Reserve (famous for turtles), Hiking/Walking, Buggy Safaris, 4 x 4 Safaris, Sailing and many more. Villa Estia turned out to be a fantastic property and a great place to base ourselves for a relaxing group holiday. The sea views from the property are stunning and the surrounding area, while very quiet, had all the amenities we required within a reasonable distance.
We had a couple of problems at the property during our stay - the freezer wasnt working properly on arrival and the shower pressure disappeared on one of the days - however, to their credit, these were resolved very quickly by the managers of the property once contacted.
We would definitely stay here again and will be recommending the villa to others.

The description was accurate insofar as it went. It should add that the sea is not accessible at the front of the villa.
The villa overall was very nice. The only criticism I have of the layout was that the kitchen was too small and not easily usable by more than one person at a time. The BBQ was good.
Some minor additions/changes would improve things:
1. Like all the rental villas I have stayed in, the external lighting was inadequate for reading after dark (though there was a standard lamp which could be moved outside).
2. A ceiling fan in the kitchen is an absolute necessity, and more fans outside would be welcome.
3. The basement games room was extremely hot and stuffy.
4. The oven was difficult and dangerous to use, with hot racks tilting and sliding seemingly at random.
With reference to the review by the guests I should like to say that the description of the villa is completely accurate. I can accept that some guests may require something that we do not offer ,but we do not advertise anything that we do not offer.
With regards to the other comments: 1) The external lights are adequate for relaxing in the evening and brighter lights would be very tiring. I myself read on the veranda in the evenings with no problem ( and my eyesight is not the best). 2) We do not feel that a ceiling fan is necessary in the kitchen, as the area is open plan with the living and dining area and there are three large air conditioning units in there. 3) The basement games room can become hot during the very hot weather, and maybe we will consider an air con unit in there some time in the future. 4) The oven is a Neff oven instaled 3 years ago. It is certainly not dangerous to use, and the racks only tilt if they are not inserted into the oven between the runners and are set on top of the runners.

We had a fantastic time at the villa. We got married whilst in Cyprus and held a small catered BBQ for our friends and family at the villa. All were amazed and loved the villa, even the wedding planner, caterer and photographer. Lizzy who met us at the villa was brilliant and it was nice to get the welcome pack in the fridge. She went to great lengths to help us get back our daughters much loved two cuddly bunnies who got left behind by accidident. We found the booking system easy to use and it was nice that we telephone from the airport and Lizzy was waiting for us when we got to the villa. Jason the Garden/pool man made an extra effort with the garden the day before the wedding. Little details were well thought out. Will definitely try to get back there again soon. Thank you

The villa was excellent, fantastic location, wonderfully equipped, very clean, excellent decor, great entertainment for the children with games room. The welcome pack left in the villa was very much appreciated particularly as we arrived on a late flight and some nice luxuries put in such as beer, wine and fizzy drinks for the children. The information pack regarding the villa and area was very detailed and informative. The holiday agents Lisa and Steven were excellent. Happy for us to contact them with any concerns we had and also looking for possible solutions. This occurred from booking the villa through to departure. Villa Estia was the most stunning villa we have stayed in. Everything was on site for us and the children - especially the fabulous pool. Cyprus was amazing and the villa was close enough for us to use the shops, but not on top of the busier places. I would definately recommend this villa to anyone and we will certainly be returning.

''Fantastic. Better than expected. Quite a spacious property with all of the rooms well equipped. The BBQ was used every day except one. The pool was superb and the kids were never out of it. We were concerned that the pool temperature might be too cold for the time of year (last week in May) but no problem at all, perfect.
Perfect Location. We didn’t venture far, tended to stay around the pool all day. Went to Phillipo’s Supermarket for all the food and essentials. Choice of meat was excellent and now sadly experiencing Donut withdrawal symptoms!
There are some nice restaurants at Coral Bay which might be worth trying out. We went to “Blazing Saddles” once and had a nice meal. On our last day found a Taverna next to the wreck south along the coast about a mile. We only had drinks but the food looked quite good and we would have gone there earlier if we had known about it. All service very good. Six Adults and five kids all had an amazing time.''

"The property itself was Excellent in almost all respects. The location suited us perfectly. Oniros was very good indeed. Food menu limited and, although not cheap, was high quality. Location fantastic. La Vigna in Coral Bay was high quality Italian food. With regards your service, all went smooth as. The property manager Jackie was very helpful in all respects. Thank you very much."
