Welcome to Villa Paros, a private home nestled in the hills surrounding Peyia, a traditional Cypriot village only 10km from Paphos and overlooking the near-by popular village resort of Coral Bay.
Villa Paros is a newly completed detached villa offering accommodation on two levels with additional outdoor living space comprising a roof terrace and private pool terrace. All four floor levels have unrivalled panoramic views across the surrounding countryside to the Mediterranean Sea.
The villa is located in a no-through road which provides the only access to the four detached villas comprising Sunrise Dreams. The private terraces and garden of Villa Paros can only be accessed from within the villa itself. The pool is for the sole use of Villa Paros guests.
The main internal living accommodation comprises two levels with Air-Con units fitted throughout.
The main access to the property is gained at this level.
A spacious and airy open-plan living area comprises a large, modern, fully fitted kitchen, dining area and comfortable lounge area. The lounge area features leather chairs and sofa, TV, DVD, and Satellite (with UK TV Channels*). Washroom facilities are also available at this level. French doors at the rear of the property open to a balcony providing access to the roof terrace.
Lower Ground Floor
A marble staircase leads down from the main living area to the three spacious double bedrooms and main bathroom.
The master bedroom has French doors open to a sun terrace which over looks the pool terrace. The master bedroom also benefits from a double bed and en-suite shower facilities.
The two other bedrooms, similar in size to the master bedroom are both fitted with twin beds and fully fitted wardrobes. One of the bedrooms also benefits from French doors opening to the sun terrace.
The main bathroom dressed in marble tiles comprises WC, washbasin and bath with shower fitment.
The rear access to the property is gained at this level.
Access to the Roof Terrace is solely from the main living area balcony via an external staircase. This terrace provides the perfect opportunity to catch the last of the day’s sunshine before sunset as well as enjoy
alfresco dining and BBQs all day and evening.
Access to the pool terrace is solely from the lower ground level Sun Terrace of the villa. This terrace hosts the outdoor dining facilities comprising gas barbeque, table, chairs and sun umbrella. The pool terrace benefits from full sun through out the day and easily accommodates all
sun-loungers during this period.
The Sun Terrace which overlooks the Pool Terrace can be accessed from two of the three bedrooms and the main lower villa entrance. The Sun Terrace also offers access to the secure shed utilised for storing all the outdoor furniture cushions and pool sun loungers.
Regarding the elevated position of the villa, it is not recommended for persons who have any mobility issues and may find stairs difficult to negotiate. Young children are welcome but should be supervised at all times, with particular attention around the Pool and Roof Terraces.
Peyia and Paphos
The village of Peyia is one of the most picturesque and popular villages in the area. It is spread over a large area with the village centre (1km away/15 minute walk) having many good amenities including bars, restaurants, tavernas, shops and a bank (to name but a few). Only a 5 minute drive away is the famous Coral Bay resort with its Sandy beach for all the family as well as its more extensive selection of nightlife and daytime activities.
Paphos combines ancient history with a cosmopolitan, modern tourist resort. The area by the coast is known as Kato Paphos and boasts a pretty little harbour and plenty of open air cafes and bars. Further inland is the old town of Paphos, known by the locals as Ktima. With its narrow streets, hustle and bustle, covered market and typically Cypriot atmosphere, it is well worth a visit. As a consequence, Paphos is on UNESCOs World Cultural Heritage list.
**Please note that this property can be accessed at any time after 3pm on the day of arrival. There is a keysafe which we provide a code for. We can arrange taxi transfer by our own driver who knows where the property is. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis (10-28 night stays). A Honda CRV car which seats 5 is included at no extra cost. It is fully insured on a comprehensive basis for drivers over 25 and under 70. This is not a substitute for a new hire car as may be provided by Hertz/Avis etc, but a middle-aged 4WD which is ideal for trips to the beach, shopping as well as into Paphos and surrounding areas to see the many tourist attractions. There is no obligation to use the car or for the owner to replace at any time.

Villa Paros had lovely views and pool. Everything in good condition. Didnt feel overwhelmed with rules and regulations. Great to have use of 4x4. All in all felt like it was a stay at a friends house
Minor niggle that to eat by pool required the carting of food from kitchen down 2 flights of stairs. Also would have preferred to be a little closer to centre of village.

We had a good time at the Villa the views from the property were fantastic and the use of the car in with the price of the Villa was an added bonus.

"The property was fabulous, it had every single thing you would have in your own home, downstairs toilet got blocked after a few days - our fault and was fixed straight away by an english plumber, also air con in main room was not too happy which was fixed straight away also an english chap! The pool was an absolute god send in the heat brilliant for lying on lilos to keep cooler, just loved the whole place. Location was stunning, the local bakery lovely and open on a sunday, definatley wouldnt want to stay there without a car as in the heat and the hills it would be a struggle especially with any shopping. With the car we managed to get around easily and cooler! Higher a boat in Latchi and say the Magicians sent you and you will get a good discount, we hired a boat twice for 4 hrs should have been 130 euros but got it for 100. We went to the blue lagoon in the boat took a cool box - music on ( take your own cd) and lots of swimming and diving, brilliant. We went to the Adonis Water Falls, the track not for the faint hearted but once there was worth it, beautiful fresh water falls coming from Troodos mountains. You and the local managers have been very efficient and helpful. Many thanks again."

The villa was fabulous and had everything you would need to enjoy a two week holiday. Having the car was an added bonus which we took full advantage of. The booking was easy and we were looked after well during our stay. We will definitely be going back. The villa is in a nice quiet part of the village so you hardly heard any noise. There is about a 20 min. walk in to the village but it isnt a difficult one, tarmac all the way!

The villa is in a fabulous location, with wonderful views from most rooms. The villa is well appointed and well equipped. The car is an added bonus but is only available till 11am on departure day so could make things difficult if you have a late flight home.(carrying luggage about!) We did have problems with the pool water and some fittings and there is only one stand up shower between the 6 guests. Also there were not enough lights to enjoy a barbeque properly outside. But Im sure these faults are easily rectified as we loved the villas location, the air conditioning and Pegeia and would return to this area again.

The owner has taken on board your comments and is adding a shower over the bath in the main bathroom. There is ample lighting however we will highlight where the switches are a bit better now. The checkout time is 11am and I am sure you understand that the car as well as the villa needs preparing for the next guests who, like yourseld could arrive from 3pm onwards. The only way round this is to book an extra night if you have a late flight. Many thanks again and we sincerely hope to see you again at Villa Paros in the not too distant future.

''Excellent - spacious, clean, well laid out and equipped. Fabulous views and easy walk to the village. The car was needed though...The Peyia Tavern restaurant was great and the little 'Tavern' opposite the Mill for the filled pittas is also recommended. Kids loved Coral Bay beach and Footgolf at Marios. Water park is expensive but can be worth it if you spend the whole day there. Very satisfied with your service and swift responses''.

Villa excellent, location excellent. We recommend Cousins, green hill and paliomonistetio to eat out amongst a lot of others. Philipos for shopping. Latchi beach, sea caves, polis, all lovely places and troudos mountains very picturesque but need a good car. Service provided excellent. Communication and service from local manager excellent

The property was excellent, clean and very well presented. All furniture (inside and out) and furnishing were of a good quality/standard and in working order. The private pool, roof terrace and inclusive car were an added bonus. The location was chosen due to the close proximity to family, 5 minutes away. It was ideal for us from that perspective, but also provided a very good base for us to explore Cyprus. It was a lovely quiet area with fantastic views. The local Philipos store supplied everything we needed and the bakery further down in the village supplied some very tasty treats. We also had some excellent meals including the The Farm Yard where the fish was superb. Excellent service. Always very prompt responses to questions and queries.

The property was absolutely perfect. We booked 2 villas next door to each other as it was for a family birthday. Both villas were lovely and were as per the pictures on the website which was a pleasant change as Ive booked villas before and the pictures have always been 4-5 years out of date so we could not fault it at all. The view from the rooms and the terrace were amazing.The location was great, away from everything during the day but very close to restaurants in the evening. On this trip we found a few new restaurants which we loved, we went to Oniros which is near the Ship wreck outside Coral Bay it was lovely simple fresh food and beautiful Cocktails. We also discovered another restaurant close by to this one which was Greek and the fish they served was absolutely lovely, The restaurant was called Yialos. The service was excellent and the people were very friendly. The Brewery Bar in Peyia was also very good and the entertainment in the evening at the weekend was quite fun. Would definitely recommend it. I would also recommend a visit to the restaurant at the Last Castle it is a very interesting experience through part of the Akamas Peninsula before heading up to the hills there. Definitely worth a visit. The service provided was very good and would most definitely recommend your company to others. Steven provided great service when I was arranging the holiday - I couldnt have asked for more.

"Thank you for nice following up before and after our visit to Peya. This was a special trip where we included our grandchildren and my wifes son. Therefore we had a need of more space than a hotel can offer. All five of us were very satisfied with the proberty and the total solution having a private swimming pool and a car. We visit the restaurants for the dinners and the food was also at a good quality. Andreas, Angela were really nice and service minded, so we left with just good memories. Thank you. Best regards. We stayed at Villa Paros, Sunrise Dreams, between 25 July and 1 August 2007. On arrival we stepped out onto the lounge balcony and were literally mesmerized by the amazing view. Being in an elevated position the villa has a fantastic outlook over Peyia, Coral Bay to the right, and Paphos in the distance. The lounge balcony itself was a particularly nice setting to eat meals or have a night-cap whilst taking in the fantastic scenery. The open plan lounge, dining area and kitchen were very nicely furnished and very well equipped (Satellite TV was a nice bonus). The sunny pool terrace is great for relaxing and for having a BBQ and privacy is ensured as no other properties directly overlook the villa. The roof terrace is also a great place for sunbathing. The lower ground floor provides 3 airy bedrooms, each of which have ample wardrobe space and the essential air-conditioning! A huge advantage in hiring this villa is that it includes the use of a smart Honda CRV, which awaits you at the villa on arrival. This means not having to spend valuable time arranging a vehicle independently. The village of Peyia is only a few minutes drive away and has several nice bars and restaurants and a choice of well-stocked supermarkets. Coral Bay is no more than a 10 minute drive away.
