Ladera Cottage is a wonderful old stone house in the heart of the village of Ozankoy. It is new to the rental market having been completely renovated to a very high standard in summer 2014. You will find the property on TripAdvisor with 5 star reviews, and it has been featured in the local North Cyprus media.

Aside from all the modern conveniences you would expect to find in a quality rental, Ladera Cottage boasts a magnificent Cypriot antique 4 poster bed with luxury orthopedic mattress, and a unique plunge pool designed by me, that incorporates an inbuilt seating area with space for drinks, remotely controlled underwater RGB colour changing night lights, and probably the most spectacular feature is the Amphora pot waterfall. All this is set within a pretty and private cottage garden, scented with lemon, mandarin and jasmine, just a couple of minutes walk from the village centre.

There is a marble topped table with iron chairs set under the old vine in the garden for Al Fresco dining, surrounded by plants. A small barbecue is provided. Or if you would prefer, you can enjoy the easily accessible large roof terrace, where you will also find sunbeds/sun shade, a hammock, and another iron table and chair set. The views from the roof terrace are 360 degree panoramic. To the North you can see the sea and even Turkey in winter on a clear day, and to the South the Kyrenia Besparmak mountain range. The scenery is simply breathtaking. Providing the sun is shining, the roof terrace benefits from full on sun all day, even in winter.

Inside Ladera Cottage you will find a lovely old house steeped in history. The walls are 2 to 3 feet thick, and the floors are a mixture of wood and flagstone. The ceilings bamboo with beams on the upper level, and on the lower level you will find beams made of ancient tree trunks. It should be noted that anyone over 180cm (6 feet) tall will have to mind their heads on the lower level when passing through doorways. There are traditional shelves in every room displaying antiques and local handicrafts. Also some interesting pictures from bygone years and an old tapestry. The central point in the living room being a working log fire, that is a lovely feature in the winter. The house is furnished with many antiques.

The wooden kitchen was hand painted, and benefits from solid oak worktops and a Belfast sink. It is fully equipped with crockery and cutlery and thoughtful things like sealed containers that are very useful in the summertime. There is a fridge/freezer, cooker with gas hob, microwave, dishwasher, toaster, kettle, coffee maker, water cooler, and the washing machine will be found in the bathroom.

The cottage can accommodate up to 4 guests. The twin bedroom is on the upper level, and the master bedroom and bathroom on the lower level.

All rooms have air conditioning units, plus two mobile room fans are provided along with electric radiators, so no matter the time of year, you will find Ladera Cottage a comfortable house to stay in. The thick stone walls make it noticeably cooler in summer, just as it is noticeably warmer in winter.

The house also has mobile wi-fi, a TV with built in DVD player, a book shelf containing some interesting books, board games, and information about the local area and places to visit. The house also has safety equipment including a first aid kit, smoke detector, and a fire extinguisher for your peace of mind.

The water pressure is good as the tank is on the roof and the bathroom on the lower level. Hot water is provided via 2 south facing solar panels but as a back up, there is an immersion heater switch in the kitchen.

The linen provided at Ladera Cottage is of high quality; So I would ask that you bring your own beach towels for outdoor/beach use (please avoid suntan lotion containing P20 as it will stain linen/cushions and also harm your own clothes, and any such damage will be charged for). There are his and hers bathrobes, lightweight waterproof walking jackets and an umbrella at the property. Also torches and even an old wind up alarm clock in the master bedroom, plus a hairdryer.

Ladera Cottage is set in a idyllic location. It is peaceful and quiet (no barking dogs or early morning wake up calls from Mosques), and yet the nearest restaurant is less than 2 minutes walk away. Ozankoy Village is host to some of the best restaurants in the area including the Corner House, Erol's, Rafters and the Rose Garden. It is only a few minutes by car to Kyrenia Harbour where you will find many more restaurants/cafes, boat trips, and the tourist office. Just above Ozankoy is the village of Bellapais and in cooler months it is a 30 to 40 minute walk up hill to the historic Abbey. The local Dolmus mini bus passes by the cottage approximately every 20 minutes during the day to take you in to Kyrenia town, but to really explore you should HIRE A CAR.

The owner also lives locally and can arrange FREE Ercan Airport (North Cyprus) transfers, or for only £25 each way (normally £60) Larnaca Airport transfers, providing you hire a car for a minimum of 7 days (Cost FROM £13 per day inc. insurance in low season). All flights to North Cyprus touch down in Turkey for around 40 minutes before flying on to North Cyprus, but flights to Larnaca are usually direct. The total travel time is approximately the same as of course Larnaca Airport is further away by road. For flights to North Cyprus check out Pegasus Airlines, Atlas Jet and Turkish Airlines. The North uses the Turkish Lira as the main currency but Sterling & Euros are widely accepted. You will find it very cheap compared to the South of the island, that is in the Euro zone. The Metahan (Nicosia) border crossing is open 24/7 and is hassle free.

If you would like to book the cottage for a honeymoon or special romantic break then Champagne, flowers, a masseur, stretched limo collection from Ercan or anything like that can be arranged at extra cost, once you have confirmed your booking. It has even been suggested that the cottage could be used as a small party wedding venue, as there are also arches along the footpath from the front gate, covered in climbing Jasmine. Ladera Cottage has already seen one engagement announced in October 2014, and in 2015 was host to two honeymoons and several anniversaries. It really is very romantic, but it is also a lovely place to stay for those who appreciate history and want to stay somewhere more traditional that simply oozes Cyprus charm, but with a lot of quality and attention to detail too.

Finally, on arrival you will be personally welcomed by me (my name is Sue), given the keys and shown how everything works. If you arrive very late I can come back the next morning to run through a few things and answer any questions you may have. After that I will leave you to get on with your holiday, but in the summer season I do need to water the plants and check on the pool a couple of times per week. I try to drop in when you are out so as not to disturb you. Should there be any problems during your stay, I live in the village and am reachable at all times via phone or email.

Sorry no children under 10 years old or pets allowed at the property, but babies not yet crawling are accepted. Smoking is permitted but ONLY outside, and an ashtray is provided.

"A Place to Relax" We visited Ladera Cottage in both September and December. Sue the owner is very helpful and will do everything she can to make your stay enjoyable. Ladera Cottage is situated on the outskirts of the village with all amenities within an easy walk, the neighbours are local village people and very friendly. The garden is a lovely private place to relax (breakfast outside even in December) the plunge pool is a nice place to cool off in the summer heat with a book and a drink. There is a wonderful view from the roof terrace both up to the mountains and down to the sea. Kyrenia is about a 10 minute drive away. A Lovely place for a relaxing break.

We thoroughly enjoyed our stay a Ladera Cottage, thanks to thoughtful provision of everything we could have needed. It was lovely to "come home" each evening to a comfortable and traditional cottage rather than a modern apartment. North Cyprus has some stunning scenery. The historical sites are well worth visiting, even if they could be better cared for and explained to visitors. We shall certainly recommend Ladera.

"We loved the cottage" We had a fantastic time at some of the restaurants Sue recommended and traveled to various other tourist attractions. We made it to Famagusta and Salimis one day and went to the very tip of the pan handle another day to see the donkeys and golden beach, where I proposed to Clare so are now engaged. As a result we will always have fond memories of your cottage. Your cottage really is lovely. We will recommend to friends and family and possibly revisit ourselves in a few years.

“Character cottage in a lovely village” We stayed in this cottage for four nights and were delighted with our choice. It is in a small village with a number of good restaurants within easy walking distance. The cottage is full of character and quirkiness and is exactly as described and shown. The garden is a sun trap and the plunge pool perfect for cooling off in. The owner Sue was very helpful and accommodating and we thoroughly enjoyed our stay.

“Beautiful cottage - can't wait to go back!” The cottage is just lovely - so well decorated, it really feels like you are staying in a Cypriot home rather than another resort. The swimming pool is so nice, especially in the hot weather. The cottage met all of our needs and gave us the privacy we were after. Sue is a great host and has thought of everything you could want in the cottage. There is a lot to do in the area, with beautiful beaches and mountains nearby. Would definitely recommend to anyone wanting a luxurious and relaxing week in the sun!

This cottage is in the town but in a quiet area near the beach and mountains. It has a pool, a balcony, a barbecue, outside lighting and a garden. Car hire is recommended as the cottage is less than a 15 minute walk to at least a couple of shops, bars and restaurants; however parking is available if required.

Hello my name is Sue and I live in the village of Ozankoy close to Kyrenia alone with my two children who are now aged 12 and 13. When an old cottage (with a pre 74 British title) came up for sale in early 2014 I went to see it, and fell in love in an instant. I could visualise exactly how it could look, albeit the garden was totally overgrown, and the exterior of the house in particular, was in a dreadful state! But the fact that it had been under foreign ownership for many years, likely saved it from losing its original features, as is what often happens here, due to no listed building policy. So I set out to bring the place back to life and a lot more. The inspiration for Ladera Cottage, was based on the most romantic hotel I ever visited in St Lucia. OK so I could not transport the view of the Pitons, but I could transport a certain romantic ambiance, and in particular the private plunge pool with waterfall as the cottage garden very much lends itself to that. They say imitation is the sincerest form of flattery, but with some great improvements including the integrated seating where there is also an area for drinks, and of course the underwater night lights! Not a feature you could have in St Lucia anyway, due to volumes of huge flying insects attracted to any form of light! I used to run successful publishing and events business for many years, so in times gone by I have travelled all over the world and stayed in some marvelous places. Had Ladera Cottage existed then, and had I also known about North Cyprus (rather than just visiting the South as I did several times before discovering the North), then Ladera Cottage would certainly have been on my wish list. The renovation was completed at the end of July 2014. I love to spend time there when there are no guests. It gives me a lovely warm feeling, so pretty like a picture postcard, and I am so delighted with the result. I love to sit in or next to the pool in the garden, just as I also like to sit on the roof terrace and admire the breathtaking scenery. As for the 4 Poster, I have never slept in it, but I have had the odd lie down and it is extremely comfortable. I also like to collect old things for the cottage. One day, if the children return to the UK, I can see myself living there! I love that house, and I hope that all guests will love it as much as me too, and that you will look after it during your stay.
