'A little piece of Paradise'

If you love the sea and the beach, you'll love Villa Agnanti. Situated in the tiny village of Nea Dimmata between Agia Marina and Pomos, Villa Agnanti has three bedrooms, two bathrooms, its own private pool, numerous outdoor living areas and of course the Mediterranean sea virtually at the end of the garden.

Villa Agnanti sleeps six and has every comfort for a relaxing holiday. The well equipped kitchen makes even housework a breeze, and the outdoor terraces provide a variety of places to catch the sun, hide in the shade, eat or relax. There is even a downstairs games room to enjoy the surround sound TV, table tennis, darts and table football.

You can enjoy lazing on your pick of miles of beach between the villa and the pretty little town of Polis, every form of watersports you can imagine at nearby Latchi, amazing fish restaurants in nearby Pomos and exploring the cool heights of Paphos Forest or the wilderness that is the Akamas.

There are local supermarkets and bakeries in Nea Dimmata and Agia Marina with more extensive shops in Pomos and a large supermarket in Polis. The local villages and Pomos have a variety of interesting tavernas for snacks, lunches or dinners. If you like fish, you can eat it straight from the fishing boats at Pomos.

Local Area

Nea Dimmata and Ayia Marina

Two small coastal villages with local supermarkets and bakeries, tavernas and coffee shops. The area is exceptionally fertile with the local farms growing tomatoes, cucumbers and strawberries.


Villa Agnanti is a beach lovers paradise. The beach starts at the bottom of the garden and goes pretty much all the way to Polis 37 miles/60km away. The beach is dotted with cafes and restaurants offering a variety of facilities from simple drinks and snacks to full lunches and evening meals. Every taste is catered for, a great opportunity to enjoy the local Cyprus cuisine.


The Akamas is a wilderness nature reserve with stunning mountains, secluded bays and amazing beaches. With a suitable car you can right away from everything and everybody and lose yourself in the pine scented countryside, swim and snorkel in the bluest water imaginable and be at one with nature.

Paphos Forest

The mountains inland from the villa are known as Paphos Forest. You can explore interesting mountain roads and quaint traditional villages. You can head all the way up to the famous monastery at Kykkos – look out for the unique Cyprus moufflon as you go.


A relaxed and quaint small town with every facility you might need including a large supermarket and a hospital. Polis is built around a small square with many restaurants and bars to suit every taste. Fancy a more interesting vehicle to explore the Akamas? You can hire off road buggies and motorbikes. On the edge of Polis there is a go-kart track for a bit of friendly (or not) competition with friends.


A fantastic centre for watersports and beaches. If you want to do it in, on or under water, head out to Latchi. You can be the wild one, or you can take it easy on the day and half day cruises along the stunning Akamas coast. Don’t forget your bikini and your snorkel. Latchi also has some fantastic fish restaurants, a great opportunity to tell the endless stories of what nearly happened while you were living it up in the sea. In the summer, there are two nightclubs to dance the night away under the stars and on the beach.


A quiet and traditional large village with shops, coffee shops and tavernas. Pomos has a small harbour for local fishing boats and a number of noted fish restaurants. Fresh fish? It was caught this morning…

Please note that this property can be accessed at any time after 3pm on arrival day so dont worry if you have a late flight. There is a keysafe which we provide a code for. We can arrange taxi transfer by our own driver who knows where the property is and assist with car hire from the airport if desired. The property is professionally managed (you will always have a contact) and has linen changes and cleaning on a weekly basis (10-28 night stays). Air-Conditioning (to bedrooms) is included in the rental price as is a welcome pack of basic essentials for your arrival.

Owners Thoughts on Villa Agnanti

To start with I will quote something the recent guests 'Millers' wrote in the guest book.." ..what a little piece of paradise this villa is..." Which is the main conclusion I got from all of the families that have stayed in the villa up to now.

Keeping this in mind the villa should be promoted to families that look for a place which will get them away from commercialized tourism, where they can relax and enjoy the sun, the beach, and nature, with clean air, without having the whole hotel or all neighbors looking over them while sunbathing or having to use earplugs at 2:00 AM trying to sleep. So selling the area with the above in mind is in the right direction ... Again quoting from the Millers..."...everything was perfect - villa - location - food - views to die for...".

Now for those that may want to spend most of their time in the Villa itself there are also many good selling points like big plot of 1340 sq. meters, big isolated external pool and patios, 4 big verandas with furniture where they can relax with shade or sun any time during the day, recreation area in the basement, built in garage to keep their car cool and safe, wifi, and good living space.

I know there things that are negative and there is nothing that can be done, like walk to a shopping center, or a restaurant. There is no glamor, no big clubs, no fascinating blinking trailer lights at night, and I know we are loosing part of these kind of customers usually young couples or older ones with young kids of 15 to 20 years old.

So ... We can not have it all. You can not have tranquility with clubs next to you at the same time. That is why we will settle for less. A car is a must. It must be pointed out very clearly to all potential customers for this villa that they have to hire a car. There is nothing for the moment near by to walk to and they will need it for sure to go to a supermarket, a restaurant or to a pub for a drink although these are not far and most can be reached in 10 minutes or less. So, these are my thoughts.

If you want a quiet, private holiday in the sun then you won't find anything better unless you pay 2 or 3 times the price. Lovely, clean villa with amazing sea and sunset views. The pictures don't do it justice. Great value for money. Would definitely stay again.

Outstanding! Very well equipped villa, nothing missing for us at all. One of the best we’ve stayed in. Location was Amazing – has spoilt us for all future holidays being that close to the beach. Liza’s Place was lovely, really friendly family run restaurant – great food and good value too. We would highly recommend your site. Yes – the owners were just lovely and bought us over some baklava and to check on us when the rain storms came in during the evening. The villa literally could not be improved upon – our first visit to Cyprus and will definitely not be our last, we fell in love with it and the people. To describe our holiday in one word, that would encompass everything from the villa to the people, it would be “generous”. Can’t wait to come back. ''

The views are stunning, you are only 50 meters from the sea and are far enough away from tourists areas to get a real flavour of uncommercialised Cyprus. The facilities at the villa fulfil all eventuality and the outside areas are very well presented and maintained. The pool is sunlit all day so remains warm and pleasant. The best villa I have visited in this area in the last 8 years. A must for those who like peace and quiet. The area is quiet and not full of boisterous tourists. We love Cyprus and its warm friendly locals. We will hopefully be revisiting Villa Agnanti next year as we were very impressed. It met all our needs. ''

The property was perfect for our purposes, tasteful decor, well kept everything we needed and more. Car is definitely needed but we wanted a peaceful out of resort quiet villa, so it was ideal. Santa Barbara beach bar and fly away bar in argaka, are worth a visit as is kanelli fish restaurant in pomos which has great views and great food. Very happy with your service, from booking to end of holiday, was very informative. Stella was great linen changed once a week a welcome pack of milk butter and some essentials were there when we arrived and some pastry treats left for us when the linen was changed for the 2nd week. Once again many thanks for everything, you helped make out holiday a fantastic experience. Warmest regards. Mark & Kate'

Liza's Place and Finnekers (think thats spelt right) in Polis. Latchi Watersports, hired a boat for a few hours, absolutely brilliant company and best day of holiday. Also i think its called Lara or Larva bay - need a 4x4 to get there but cracking beach... Your service was excellent from start to finish, thank you. The owner of the villa was brilliant too, and sorted out our safe key problem instantly. We had a brilliant time in a fantastic Villa in a superb location.''

Fantastic in that you dont have to worry about noise (from the kids or from others) as it is so secluded. Great that there is a beach so close. Good location to be between Polis and Pomos. Need a car if you want to visit other places. A trip up to Kato Pyrgos - lovely scenery and the best beaches in the area. Great service - emails correspondance very good and fast. Not really any need to communicate locally at the start as everything in place. Correspondance about leaving time clear and helpful. We found the guest book comments and a Lonely Planet guide left by a previous guest useful. ''

The villa was fantastic; we've been coming to Cyprus for the last 10 yrs & felt that this was one of the best we have stayed in. The location was great with perfect views over the bay & the constant cooling breeze was very welcome on hot days. For dining out, we would recommend Saint Barbara & Liza's Place in Argaka and Moustakallis in Polis (Greek night on a Tuesday is a good time to visit). The main supermarket we used was Papantonia in Polis. We were extremely satisfied with the service you provided; directions, information & offers. We did not have any need to call the local managers during our stay but had the relevant contact names numbers provided. The welcome pack was good and the pastries that was left after the mid holiday linen change was a nice touch.''

Lots of terraces and shady balconies to retire to when the temperature rose. Fabulous location - went to sleep and woke up to the sound of waves breaking on the shore. Excellent outlook across the bay and gorgeous view of the sun setting each evening from the balconies. Quiet and peaceful but only minutes away from restaurants/shops etc. Due to the excellent kitchen facilities we ate in a lot and enjoyed dining on the terrace and watching the sunset but we did venture into Polis and enjoyed a good meal at Finikas - attentive service. Very satisfied with you as agents - attentive, helpful and prompt - answered all our queries without delay. Very appreciative . Felt that we were treat as individuals rather than just a booking reference number. Personal service. Very satisfied with service locally also. Andreas had left us a welcome pack of basics and came to visit us bringing pastries etc. He was welcoming and answered all our questions''.

Location was just what we wanted, away from commercial tourism & short drive to shops etc. Great sunsets over the sea. We managed to find it with no problem with the directions given, in the middle of the night, it was great to see it all lit up when we arrived. I would reccomend the Fly Again Bar for good choice of pub style food & friendly staff, Moustakillas in Polis for more traditional food (meze etc ), they both box up what you cant eat to take away. I would also reccomend going to Pomos harbour early in the morning to buy fresh fish straight from the boat if you dont mind preparing it yourself, great on the BBQ. The fishermen are great characters and very friendly & give you loads extra. A drive up into the Troodos mountains is not for the faint hearted but great scenery & small twisty roads in places, ( its a long drive about 2 hours + to get to Troodos ) Mosaics at archeological site at Paphos are good but go early to avoid midday heat/sun. The service from yourself was excellent. Andreas the owner was very pleasant & helpful it was nice to meet him. The wine, bread, oranges etc left for our arrival was a nice touch ( very nice wine )

We loves the beautiful balconies with many opportunities to relax and watch the waves. The location was great: lonely beaches, beautiful sunsets and nice fruit-trees around. It was also very quiet. We often vistited the Saint Barbara Restaurant in Argaka – the fish meze are wonderful. In Latchi we can recommend Latchi Watersport: Hiring a motorboat or a kajak and visiting the bays of Akamas is great. We also hired quads and went over the mountains to Akamas – fantastic! We have booked a lot of holiday homes before, but we never had such a good service: quickly reply and good travel information: thank you very much! Andreas gave us a warm welcome and was very friendly. When we had a problem, he solved it immediatly. We loved the service of a cleaning in the middle of our stay..

It was a joy to arrive in such a great villa after a long time traveling! Beautifull view, it was quiet but we knew that. Nice restaurants in a short time drive. Cannellies fisch restaurant in Pomos. The restaurants in Polis and Latchi. Paphos is worth a visit. Hire a boat in Latchi to snorkel! It was a great adventure. Very nice people bij latchi watersports. They gave us for the same price a bigger boat and a captain for free because of our daughter who is mentally retarded and autistic. She was a little bit anxious. Yes, very good information and contact. Yes! We contacted the owner Andreas because our fridge didn’t work. He brought us some baklava to welcome us, very nice! And he arranged a new fridge from Paphos whitin 2 ours! Very good! And a very nice man.

It was well appointed with everything we needed. We arrived after dark but the villa was lit and the gates were open, making us feel welcomed after a long journey. The trip from Pafos airport was stright forward and the directions were accurate and easy to follow, even in the dark which we had a been a bit anxious about. We loved the remoteness of the villa: we wouldnt see anyone all day if we didnt go out! We also loved being able to lie in bed and hear the sea from our bedroom. We had day trips to Kykkos monastery (finding the road easy to pass but long), Pafos and the archeological sites, Pissouri beach and Aphrodites rock and Limassol. We also hired a speed boat: great fun and enjoyed the coastal road to Pomos and the beautiful harbour there. Our favourite restaurants were Porto Latchi and Saint Barbara. We found communication with the agent easy and prompt. During our stay we had need to contact the owner, Andreas, as the fridge and freezer broke. He came quickly and fixed the problem straight away. He was friendly but unobstrusive during our stay. This was our first trip to Cyprus and we would definitely like to return, though we do not have plans to do so. We found Cyprus a lovely place to be on holiday as everything was so easy for us: English is spoken almost universally, it is simple to find your way, driving is on the left, but above all we found everyone we met to be very friendly and helpful. The villa was very good and of a high standard. We felt it was very well equipped. The location we were familiar with in regard to the area and it was very pleasant. There are several tavernas/restaurants within a short drive and many more in the Polis area. All are excellent and friendly. We have been very happy with the service provided by yourself and we thank you again. The owner of the Villa was very friendly and helpful. On the odd occasion we contacted him with a small problem he reacted swiftly and positively and we felt he was only too pleased to assist. Everything was explained to us and we were made to feel very welcome.

Sie war sehr sauber und komfortabel. Die Eigentümer vor Ort waren sehr nett und Kleinigkeiten die fehlten wurden sofort gebracht und repariert. Man brachte uns sogar einen Fön den wir vergessen hatten. Wenn wir noch einmal Urlaub auf Zypern machen werden wir wieder dieses Haus mieten. Absolut empfehlenswert. Die Straße ist in unmittelbarer Nähe aber nicht viel befahren, hat uns nicht gestört. In vorderster Front befindet sich eine zum Verkauf stehende ganz neue moderne grosse Villa, die aber die Sicht zum Meer nicht behindert. Die Aussicht aufs Meer von der Villa Agnanti ist fantastisch!"
