Villa overview - owner's description

Villa which is definitely not a high end luxury villa, but has very strong personality for all who are adventurers at heart and who have chosen to take an absolute break from anything and everything.

Above the town of Hvar, at a location ideal for an observation post, lies the village of Brusje. Throughout the centuries, the village was famous for the cultivation of lavender and rosemary, and for the production of essential oils made of those plants. The residents of this picturesque and fragrant village located on a hill were owners of the area that stretched from their village and the village of Velo Grablje on the south to the bays located on the northern edge of the island.

The Villa was built in 1975 and renovated every year since 2006.

To reach the property you will have to take old road direction Stari Grad to Hvar. When you pass the village of Brusje municipal asphalt road turns into approx 2km of private concrete road followed by approx 500m of gravel road to reach the house.

When guests arrive in the bay they suddenly come out of the forest which surrounds the road into the open space of the bay. The parking area is located parallel with the house. It is approx. 4m from the first parking bay at the entrance gate. As guests walk though the entrance gate they come onto the morning patio under the fig tree. In front of them they have the entrance door to the house on the left and the stone staircase o the right which leads upstairs to the bedrooms as well as to the yoga deck, sky deck and the fruit trees in the many terraces of the gardens. Also located on the morning patio is the solar heated outdoor shower and the down stairs toilet.

If guests go left through the main entrance door they find themselves immediately in the open plan kitchen/dining room. In the left hand corner of this room there is also a small cupboard which the cleaner uses to store all necessary equipment. If they continue through the kitchen/diner they find themselves in the L-shape sitting room which has the sofas and TV on one side whilst on the other side is the reading room. All areas of the L-shaped sitting room have direct uninterrupted views over the bay and the surrounding pine forest. All of the French windows lead out on to the sea veranda which is the main outdoor dining area. The barbecue and pizza oven is also found here.

It is possible to access the upstairs of the house either via the morning patio or the sea veranda as both have stone staircases leading towards the entrance doors. The four double bedrooms are all located on the side of the house which has the long balcony. The first two double rooms closest to the sea have ensuites. The two smaller bedrooms containing bunk beds are located opposite the main bedrooms at each end of the corridor (one at the entrance from the sea veranda and the other at the entrance when coming from the morning patio). The two large family bathrooms are located in the middle of the upstairs section of the house.

All double bedrooms have bedside tables, lamps and wardrobes. The two bunk rooms have bedside tables and huge built in wardrobes. The balcony that opens out from the four double bedrooms has made to measure sun lounger cushions on top of wooden sun loungers.

There are a large number of terraces and balconies that can be used depending on the position of the sun and the view desired. The front terrace overlooking the sea benefits from a large stone built pizza oven and barbeque as well as full outdoor dining arrangements.

On the hillside there is a Yoga Deck made of local Dalmatian pine for those inclined to take advantage of the calm of an early morning or late evening for yoga practice overlooking the green woods. Alternatively for ultimate peace you can retreat to the Sky Deck at the very top of the property on the cliff edge where you get the first of the sun as it rises and also the last of its setting rays. And when you are ready, you can on relax the Yoga Deck’s deep outdoor sofas and their sumptuous cushions perfect for an early evening drink or the Sky Deck’s Balinese wooden deck chairs overlooking the entire bay and out to sea.

The Yoga Deck is on the same level as the bedrooms and bathrooms. If guests want to use the Sky Deck they have to walk up the terrace stair cases to the cliff top. The Sky Deck is the highest point of the property and has commanding views over the house and bay towards the island of Šolta. Terraces surround the house and on every side flowers, lavender, rosemary, fruit trees and Mediterranean flora is planted in the mature gardens. There are prolific lemon trees which produce all year round, olives are gathered from the olive tress and pressed for oil and the pomegranate and fig trees produce fruit in abundance.

Directly opposite the house on the other side of the V-shaped bay is a large piece of land belonging to the property which has a young orchard containing a wide variety of fruit trees including apple, pear, apricot, peach, cherry and pomegranate.

The beach is located approx. 30m from the sea veranda. The beach slopes gently into the sea so is perfect for children. Along the eastern side of the bay is a quay side which is used for mooring boats as well as for sun bathing.

Important remarks:
Villa is excellent place for children as the area is very safe and there are few cars.
There are sun loungers in the guest beach garage which can be placed on the quayside or on the beach.
There is also a new zodiac small dinghy with new Honda outboard engine, 2 kayaks and 4 bicycles available to hire at separate cost.
The villa comes with its own moorings and quayside for speed boats, sailing boats and jetskis.
There is private parking for an unlimited number of vehicles.

This villa is in a quiet area near the beach. It has a balcony, a barbecue, a garage, outside lighting and a patio heating. Car hire is necessary as the renter will need a car to get about for shopping, eating out and the beach; however parking is available if required.
