The current occupancy of the villa is 10.
This consists of 5 bedrooms (each sleeping 2 people)
Children's beds & cots are also available on request free of charge.
The Master bedroom is located on the ground floor, with double french doors that lead straight out on to the patio. It also has its own ensuite wet room.
There are 2 more bedrooms on the ground floor and a shower room with a large shower, toilet & basin.
Upstairs there is another 2 bedrooms with their own shared bathroom, consisting of a large shower, separate bath, toilet & basin.
The villa has a large kitchen/diner fully equipped with plates, cups, cutlery, pots…everything you would expect in a kitchen. There is a washing machine that the guests are free to use. There is also a large dining room table.
The living area has two large sofas, a 40” plasma TV complete with Bulsatcom (Bulgarian Sky) complete with a channel guide, a dvd player as well as a cd player & nintendo wii with assorted games.
Upstairs also has its own communal living space, perfect for curling up with a book, or with a cup of tea in the morning!
Leading up to the villa is a large driveway, big enough for 5 cars.
Outside there is a large patio area with a large table, chairs & a parasol.
There is also an outdoor bbq.
There is a large pool and lots of garden space.
Sun loungers are included in the price.
The private pool is maintained to a high standard and will be kept maintained & clean throughout your stay.
There are safety gates on the patio to prevent small children going near the swimming pool if they are unsupervised.
Upstairs there is a large sun terrace, perfect for enjoying a glass of wine and watching the sun go down in the evenings.
Banya is a lovely village, on the eastern part of the Balkan Mountains.
It boasts 2 shops and a bar/restaurant who's owner speaks very good English.
It is a breath of fresh air coming to Banya, it is as though time has stood still, shepards still tend to their flocks in the out lying fields, whilst the local ladies make some beautiful honey, cheese & preservatives.
There are many grape vines surrounding the village, most of which go in to making the local Rakia, a whisky-like liquor that when you drink you have to say Nastravi!
There are 5 permanent English families living in the village all year round (us being one of them) and another 10 families who own holiday homes here, and who visit throughout the summer.
There are also some Australians, Germans, Dutch & Bulgarian people who own places here too.
Banya is a village to suit everybody's needs, there is even a play area for the children.
The locals are very friendly and always welcoming, they love to see a happy smile!
And of course if you should have any problems during your stay, we live round the corner so will always be here to help!

The Villa is beautiful and incredibly peaceful! We stayed with 3 teenagers and there was more than enough room for them all to have their own space.
A short walk up the road there is a local bar that is very friendly and super cheap. The food isn't anything to write home about but it's a busy little place with great atmosphere.
If you want a relaxing break doing nothing then this is the place for you. The nearest town is Obzor and is about a 15 min drive - this has lovely restaurants and beach. If you prefer to be closer to the action (the supermarket, water parks and nightlife) they're about 40 mins in the other direction so you might want somewhere closer to Sunnybeach or Nessebar.
Comfortable and spacious accommodation. Loved the pool and outside area. There were 9 of us so we'd hire a local mini-bus for very reasonable rates and also very obliging. The buses are small and often too full for 9 of us .We hired the bus to go to Nessebar which is well worth a visit and would also hire it to take us and pick us up when we went for our evening meal to the nearest town. The local bar does some nice food but the only potatoes on offer were chips and the only accompaniment was salad so you wouldn't want to be eating there every night .Lesley & Chris were very friendly and helpful and easy to contact with any queries. Local beach lovely with a cooling breeze on a very hot day. Ideal for large groups who want to get- away -from -it -all.
Just had a great two weeks in Banya. Lovely villa, needs updating soon as there are a few cracks stating to appear. It could do with a dishwasher and as we were there for two weeks it would have been nice to have the beds changed and the bathrooms cleaned, as it was, we had to do it ourselves. The pool also looked a bit green by the end. Saying that, we did have a fantastic time and these points are just pointers. Lots of room for 2 families to not get on top of one another, upstairs sitting area and balcony great extra spaces. People in the village were really friendly, go and see Evo at the tortoise rescue centre round the corner and there is a fruit stand 2 mins walk away. Beware of the drivers, they are bonkers! Beautiful Vaya beach only 5 mins away, both bars serve great food and cheap compared to UK - 9 of us had 3 courses and drinks for £100! Thanks Paul, Chris and Lesley.
There were 6 of us; my husband, myself our 20 and 19 year old and two of their friends. The villa was spacious enough so that we never felt on top of each other. Banya was a lovely little village and had a warm breeze which meant the sun didn't feel too hot. However it was a short ride to the nearest beach (or about an hour walk) and Obzol was not far away.
Lesley and Chris, who look after the villa, made us very welcome and helped out with any questions. I would recommend this villa for a quiet holiday where you can relax, swim and read lots of books. It was perhaps a little remote for some of the younger element but they did manage a night out in Sunny Beach!
Nine of us comfortably stayed at the villa for one week. We were met by Lesley the manager at the bar in the village with no problem. She was very helpful, gave us useful information about places to eat and shop, and made sure we could contact her at any time in case of problem.
The property is fully furnished and has everything we needed – including rubber rings, boat for the pool and a wii. The outside space is lovely with lots of room so we were never on top of each other. We had room to play badminton in the garden, whilst others were in the pool, and the rest sunbathing on the patio without disturbing each other. Beds are comfortable and showers hot. The wi-fi did drop in and out regularly but that seems to be a Bulgarian thing and not the villa.
The villa is located in a lovely, quiet village up in the mountains. The view looks across to a large forest with only a smattering of buildings even visible and feels really remote even though it’s not. The center of the village is only 2 minutes’ walk away with a small shop and bar/restaurant, meaning you don’t need to travel very far for essentials or a drink. The owners of the bar are very welcoming and the food incredibly cheap, but as you would expect, the menu is limited so you probably wouldn’t want to eat there every day. There isn’t much else in the village and whilst there are buses and taxi’s, transport would be advisable in order to visit the beach or a larger supermarket.
About a 5 minute drive away is the beautiful Vaya beach. We did also visit the restaurant above the beach which is well worth eating at, both for the view and the food. If you want watersports then Obzor is 12-15 minutes away. The beach there is also very nice, and the resort has a much larger choice of restaurants and bars.
Overall, we would recommend the villa as a great place for a holiday.
